Please note that this unit is the back unit on the property, offering a private entrance, dedicated parking, and exclusive front yard access for a peaceful stay. While the garage is not accessible, you'll enjoy a range of thoughtful amenities:

Important: To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



HOUSE RULES:

- Max occupancy is 8 guests.

- 2 pets are allowed for an additional $100 fee per pet. Please clean up after your pets.

- Smoking is not allowed inside the home or on premises.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Fireworks are not allowed.

- Parties or events are not allowed.

- Quiet hours are from 10 PM - 7 AM.

- Primary guest must be at least 21 years old and present for the entirety of the stay.

- Please note this property has an unsupervised water feature. There is no lifeguard on duty. Swim at your own risk. Monitor children at all times.

- Please no glass in the pool area. Please place the covers back on the Cowboy Pool after each use.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.

- There are animals raised by locals near the property.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Additional fees may be incurred if personal items are left behind.

- For safety reasons, lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property.



HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



We wanted to let you know as well that our landscaping team will be on-site every other Friday, to keep the grounds looking their best and the pool tech will be there every other Wednesday. You might notice them during your stay, but they’ll be mindful not to disturb you.



As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.

    Lovely well proportioned property. 2 bedrooms upstrairs with bathroom in between with a large master suite on the gound floor. Walk in dressing room in huge. Good location near central Austin as well as access to nearby highways and freeways. Well aportioned kitchen and public rooms.Easy drive from the airport to the house. Drive way entrance is bit narrow being accessed from a lane.Overall great stay in a quiet neighbourhood. Would recommend

    We were in Austin for a work trip that required us to be at the UT Baseball stadium. This property was a great location! So close (walking distance) to a few local restaurants that were tasty! The property was incredibly clean and the cowboy pool was in great condition-a fun addition to a city stay. The house faces a secluded (but safe) alley and it feels so tucked away and secure. There are even some cute pugs at the school next door that you can see every once in a while when they’re looking for food. Communication with the host was clear and efficient. We also LOVED that the checkout list was so simple- no requests for doing laundry or running the dishwasher like many other places. Would definitely stay here again!
