Guest Access:

The home is accessed via smart lock entry. Trash valet service included for your convenience. 2-car garage and laundry room onsite.

The single-car garage, two linen closets, and backyard shed are host storage only.

No street parking or parking in front of neighbors' homes—please use the 2-car garage and driveway only.

Set on a gated four-home street, it's just 5–10 minutes from Old Town and Downtown Albuquerque. Hop on the highway for convenient day trips to Taos, the Sandia mountains, and Santa Fe, or stay home and stroll to the Paseo del Bosque Trail and Rio Grande Nature Center State Park for morning hikes, bike rides, or sunset walks.



Getting Around:

A personal vehicle is suggested. Albuquerque does have an extensive public transportations system that may be viewed on the City website. Uber and Lyft also operate throughout the city.



Other Things to Note:

Booking Eligibility & Verification

To protect our neighbors and keep this home family‑friendly and well cared for, we have a few simple booking requirements.

- Primary booking guest must be 25+ years old.

- No local bookings from guests residing within 25 miles of the home.

- Within 24 hours of booking (or immediately for same‑day arrivals), guests must: complete a short guest verification, agree to Irvie Homes Terms & Conditions, and upload a valid photo ID.

- Reservations that do not complete verification may be canceled and are not eligible for refund.



Core House Rules

These rules help us maintain a clean, quiet, and safe space for families, business travelers, and extended‑stay guests.

- Quiet hours: 10:00 PM – 7:00 AM to respect neighbors.

- No pets, no smoking, and no vaping anywhere on the property (indoors or outdoors).

- No parties or events and no illegal substances on site.

- Please do not move furniture or appliances.

- Occupancy must comply with city regulations: maximum 14 guests age 12+

- Parking is allowed only in the two‑car garage and driveway. No parking on Ornella Lane or in front of neighboring homes.

- Always lock all doors and windows when leaving the property.

- Report any maintenance, safety, or cleanliness concerns to the Host promptly so we can address them during your stay.

Safety & Smart Home Features

- Exterior security cameras only (no interior cameras).

- NoiseAware monitors indoor and outdoor noise levels only (decibels, not conversations) to help prevent parties and protect neighbors.

- Ecobee smart sensors help monitor temperature and environment for a comfortable, energy‑efficient stay.



Accidental Damage Protection

Every reservation includes up to $3,000 in accidental damage protection, giving guests peace of mind while helping us keep the home in excellent condition.

- Accidental damage to furniture, fixtures, and appliances within policy limits.

Not covered:

- Smoking‑related or intentional damage.

- Pet damage.

- Landscaping and yard damage.

- Damages resulting from violations of house rules or totaling more than $3,000.

    The Bosque Retreat was perfect for our family reunion! It's a spacious home with a large kitchen and living room, comfortable beds and a nice outdoor area. We loved the quiet neighborhood and the closeness to trails along the Rio Grande.

    The house is exactly as advertised... plenty of space for everyone and a very responsive host. We rented it for the Balloon Fiesta, and we were able to see a handful of balloons from the back patio each morning... our favorite place to hang out. The location is excellent. A trail and bike paths along the Rio Grande are only a couple of blocks away. Old Town and major expressways are minutes away. The host also provides great tips for things to do in Albuquerque.

    We had 8 people stay for my son’s graduation! We normally stay in the Northeast area but wanted to be closer to UNM and fit everyone in one place. It has also has a larger than average number of king beds which we prefer! We loved the area—you can walk along the Rio Grande as you are close to a bike path. The kitchen area is well equipped and spacious. The beds are comfortable! The area is gated with other nice homes. The only suggestion all 8 of us have is to replace the 2 couches. The large one felt broken on one side—you slide down when you sit on it. The one chesterfield chair is great! We all thought a U sectional would be great in there to give more seating! Overall it was a great experience and everyone loved the house!

    Our group included my husband and I along with our son, daughter-in-law and their 7 children. Ages ranged from 77 to 2. Bosque on the Rio Grande was wonderful for our needs. The house is spacious and laid out well. Grandparents had a terrific main suite (bedroom that was pretty much isolated from the other bedrooms. The kitchen was a pleasure to cook in with high end appliances. The location of the house was convenient and quiet. All in all, our trip to Albuquerque was a great one. Our host, Danielle, deserves a big thank you for responding quickly to every request we made. You're the best, Danielle! Can't wait to come again.

    Very nice home with enough beds for our large family. Poorly stocked with kitchen essentials like cooking oils, salts & pepper, no cast iron in the pantry.....parking is a real problem because you can't have guests over very easily, yes I know its not a party house, but with a large family, people like to gather with out of town cousins.

    Our group of 10 really enjoyed our stay in this home. There was plenty of room for everyone to spread out and relax. The kitchen was very well equipped with everything we needed. The only complaint we had was the internet service. I believe it was due to the internet provider as the WIFI signal was strong throughout the house. The service was good in the morning and evening but very spotty to nonexistent throughout the day. This is something to keep in mind if you intend to do any remote work during your stay. All in all, we would be happy to stay here again.

    My extended family needed to meet up in Albuquerque for a family event, we were looking for a home with large common spaces where we could all be together but also bedrooms that didn't feel on top of each other. This home was the perfect combo. The open kitchen / dining area / family room was perfect along with the patio area where we could see balloons in the morning while we drank americanos. The bedrooms were all a good size, most with an ensuite or jack and jill. The primary bedroom felt like a retreat. We will definitely stay here again when we're back in ABQ.

    The house was fabulous. Not only was it gorgeous, but there was many little details that were really appreciated. Things like full length mirrors, nightlights, magnifying make up mirrors, plush towels, etc. there was no detail that wasn’t thought of. I would recommend this property highly -the host was fantastic. Anytime I needed something. I was answered within a minute or two. The communication was excellent. I would recommend this property and I would stay there again, it really enhanced our vacation. Thank you so much for allowing us to stay such a wonderful property.
