Enjoy this cozy but spacious cottage just a short 3 block walk from the Whitewater Park & Greenbelt trail in a very quiet family neighborhood. Close by you can enjoy river surfing, paddle boarding, fishing, restaurants and wineries galore! This stylishly designed 2 bedroom rental is the perfect size for two couples or a young family. It is stocked with essential amenities, plus complimentery fast fiber wifi, and two cruiser bikes. Come and explore Boise, unwind in a little piece of paradise!!

Boise's Westside neighborhood offers a mix of suburban tranquility and urban access, making it a great place for those seeking a more relaxed environment with easy access to outdoor activities, family-friendly amenities, and quick access to downtown Boise.

The outdoor area is be designed for easy flow between indoors and outdoors: the front porch and French doors allow the living space to extend outside.
The neighborhood setting offers a quieter outdoor zone than a downtown high-rise; you’ll likely find the yard/porch to be peaceful and comfortable. With access to bikes and the greenbelt, the vibe is active yet relaxed—ideal for looks like morning coffee on the porch, evening strolls, or bike rides along the river.

Entry / Entryway

As you enter through the double French doors on the front porch, you step into an entryway room that sets the tone. There are local guidebooks, a chalkboard listing guest favorite spots, and paddle-board themed art as homage to the nearby river recreation.
From here you pass one more door into the main open living area.

Open Living / Kitchen / Dining Area

The living area flows directly into the dining/kitchen zone, giving it an open concept feel.

Kitchen & dining nook: There’s a large counter-island with two tall stools, making it a natural gathering spot. Nearby is a dining table seating four. The kitchen is well-equipped (induction burners, microwave, convection oven, toaster, blender, children's dinnerware) and has a dedicated coffee/tea bar.

Living room: Hardwood flooring, trendy rug, comfortable couch + plush armchair, a 50-inch flat screen TV with Netflix/Hulu. The design is cozy yet modern. The décor emphasizes natural light and a calm, stylish vibe with a mix of functionality and comfort.

Bathroom: There is one full bathroom. Features include: sink with mirror + magnifying mirror, a storage cupboard, a tub/shower combo, fluffy towels, and plants in the window to add a welcoming touch.

Primary Bedroom: The Primary bedroom is quiet and inviting, furnished with a king-size “Nectar” memory foam mattress, piled with pillows.
On each side of the bed: end tables; one with sound machine . Also full-length mirror, luggage rack, a jute chair. Storage: dresser + hangers in closet.

Window coverings: white wood blinds for effective light-blocking, plus decent privacy. The décor uses earthy tones and wood accents Temperature control: ductless heat/AC.
Bonus: pack’n’play stored in this room for little ones.
Loft / Upstairs Bedroom

Second Bedroom: another bedroom is located upstairs via “secret door” adjacent to the master. It's loft‐style, offering a queen “Nectar” memory foam bed. It has shelving for kids’ books and toys (so friendly for families), a closet with hangers/storage bins, wooden shades for darkness, heating/AC via ductless system, and cozy décor including a throw.
Laundry Room

Laundry: Off the back of the kitchen is a sizeable laundry room: stackable washer/dryer, basic cleaning supplies (broom, dustpan, mop, snow shovel if needed). Iron/ironing board in pantry. It also has an owner’s closet and cleaner’s closet (for the hosts) but access is basically tucked away so guests have a clean space to use if needed.


The local public transit agency, Valley Regional Transit (VRT), operates fixed-route bus services in the area.
One of the main lines serving this general region is Route 9 (State Street), which runs along West State Street and stops at/near “State & Whitewater Park Blvd”.

There is a bus stop listed at State & Whitewater Park Blvd, 3185 W State St near the whitewater park area.

Walking or biking may sometimes be more convenient than relying strictly on bus service and car rental is optimal for exploring the Boise areaThe city’s bike/pedestrian network includes the Boise River Greenbelt — a paved trail system that runs along the river and connects many parts of the city, including west side neighborhoods.
Scooter and e-bike sharing services (like the Lime scooters) are available, including discounts in certain “Equity Zone” neighborhoods on the west side.

We are approximately 5-6 miles from Boise Airport (BOI), so depending on traffic and route, you should allow about 10-15 minutes driving time.


The Villa is the name of the rear 3 bedroom 2 bath unit and can be joined together with our Boise Whitewater Cottage property for larger group rental for a total of 5 bedrooms 3 baths, sleeping 12 people. The Cottage is a 2 bedroom/1 bath property. That larger property is advertised on Airbnb as the Boise Whitewater Grande Villa and features some of the same pictures of the Villa, but with different pricing.

The driveway is reserved for the Villa. Cottage guests can use it to unpack their belongings on arrival if unoccupied but are then requested to immediately move their vehicles to the free and unrestricted street parking, located right in front of the property. Please do not park in front of the yellow house next door.

Cottage guests are advised to keep their pantry door closed on other side of the pass though door so noise doesn't carry through to the guests in the Villa.

We are a quiet neighborhood. Please keep outside noise to a minimum after 10pm. Any complaints from neighbors regarding noise are grounds for your reservation to be terminated without a refund.

We use smart home technology to improve your experience. NoiseAware is a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is 100% privacy compliant and is required on this property. No video recordings are taken. We have a ring doorbell on the front doors. If you have any questions, please ask. It is always on. No cameras are in the common areas.

Doggy bags are provided for your convenience. Please pick up after your pet.

    What an amazing place to stay. With hotel rooms running around the same price as a nights stay here, I am so glad I chose to stay at the Cottage. Located in a quiet neighborhood where you will see more people riding there bikes by than cars, this is the perfect place to stay if you are visiting with a family. The waterpark is literally a five to six minute wake down the street and is the perfect place to play if you are into water activities. My family made the cottage home for four days and it truly felt like home. When traveling with a little one, staying at hotels can make the trip stressful. But the cottage offers enough space to entertain both inside and out without the worry of bothering those around you. The owners make sure to communicate quickly with you if you have any concerns or questions. I would suggest this property to anyone visiting Boise but especially families, it will make a world of difference in your trip.

    We thoroughly enjoyed the cottage. Very homey setting with all the comforts of home. Personnel on-site took great care of us. Especially loved the location as we were able to walk/bike on Greenbelt close to the river. Abundant eating places close by, including coffee shops and fine dining. Thanks for a memorable 2 weeks!!

    Well updated place: laundry, clean, very convenient to downtown and the river. Main bed was very comfortable, neighborhood is quiet. I didn’t cook but it would be possible to make nice meals. I didn’t use the upstairs bedroom but it also looked comfy. Would stay there again.

    The cottage was very nice and very comfortable! Communication with the host was great! Just wasn’t crazy about the second attached property. They had a pool (that we didn’t get to use) that was right outside our bedroom window so it was a little noisy. But what was even more annoying was the parking situation. They had parties both nights we were there with 4 and 5 cars taking us all the parking in the driveway and in front of the house. We had to park a ways down the street. I’m sure this isn’t always the case but be aware that it can happen with 2 rentals on one property.

    This was a perfect place for our stay. Close enough to down town that we could get there easily and get back as well. The house is a stunning little property. You’re greeted at the entry way with a list of things to do and places to eat around the area. Would definitely choose this property again if we should come back to Boise.

    I stayed in the cottage for 3 weeks for a combo business and personal trip with my dog. I had the most relaxing, comfortable stay. It felt just like home!     We were in town for a 3 day softball tournament so the location in relation to Willow Lane Softball Complex was perfect. The kids loved that the upstairs bedroom was their own little space and the downstairs bedroom was big enough to comfortably set up the play pen for the toddler to sleep in. They had a cute setup with dog treats and leashes as well as a nice dog water dish in the cupboard & dog blankets, our guy was cozy in the living room dog bed.
