At Bird’s Eye Retreat, you can enjoy a guilt-free vacation in our NET ZERO home, which is completely sustainable and solar-powered. Our home generates all of its electricity and water on-site and can operate entirely off-grid if needed. For your convenience, we even provide an EV charging station.



Bird’s Eye Retreat is a 3-bedroom, 2-bathroom home located directly on the shoreline of Beaver Lake. With sweeping views of the lake, a luxury hot tub and sauna, room for ten guests, and ample lounge space, our lakeside escape is perfect for groups looking to get away from it all.



Upon entering our home, you’ll be greeted by an open-concept living room and kitchen, featuring gorgeous floor-to-ceiling windows overlooking the lake. Our large, fully equipped kitchen has all the essentials you need to create your favorite dishes, plus dining space for six. When you’re not out on the water, relax in our living room and enjoy your favorite shows and movies on our 55-inch Smart TV with Roku.



When it’s time to settle in for the evening, choose from any of our three bedrooms, each complete with luxurious linens, towels, and amenities:

(1) The Master bedroom features a King-size bed, plenty of storage, direct access to the porch, and an en suite bathroom.

(2) The second bedroom offers a plush King-size bed, a Queen-size pullout Sofa bed, deck access, and a 55-inch Smart TV with Roku.

(3) The third bedroom includes a Full-size bed, a Full-size trundle, a desk, deck access, and a 43-inch Smart TV with Roku.

The second and third bedrooms both have access to a nearby hallway bath.



Our outdoor living space is the true star of Bird’s Eye Retreat! Sit back and enjoy the panoramic views of the lake or fire up our propane grill for a meal in the great outdoors.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.



Other Things to Note:

★ Not pet-friendly.

★ Enter the lake at your own risk.

★ There are 2 kayaks available for guest use. They can be found at 'Fossil Cove', the west lake access area attached to a log with a carabiner near the shoreline. After use, please secure them back to the log.

★ The house uses well water, which is regularly treated though a slight sulfur odor is to be expected.

★ Please be aware that the hot tub may require servicing during your stay. While we make every effort to schedule maintenance before check‑in, circumstances may occasionally require a vendor to perform service while guests are present.

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.

★ Water levels are subject to change at any time due to environmental factors outside of the host’s control which may impact the accessibility and appearance of the lake. Cancelations due to water levels will not be honored outside of the cancelation policy. Guests are solely responsible for preparing for their stays accordingly by checking water levels ahead of their stays.

★ Guests at Beaver Lake properties are not allowed dock access. This restriction is enforced by the U.S. Army Corps of Engineers, which prohibits private docks from being used for commercial purposes, including short‑term rentals.



House Rules Strictly Enforced:

- Check-in is any time after 3:00 PM.

- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000.

- This property is not pet-friendly. Pets discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.

    Beautiful! It was perfect for the weekend we had planned with family. We took the grandkids fishing, kayaking, made s’mores at the fire pit, relaxed in the hot tub, sat on the deck, and drank coffee under the covered porch while it was raining. We took the kids to a cave nearby and let them swim in a swimming hole. It was a great trip for everybody. The only downside was the hike to the water. It’s not for the faint of heart! The house is very clean and beds are comfortable and I am in love with the sauna! The gate lock was a brainteaser but we got it figured out- be sure you READ the directions for it in the check in instructions. I tried to figure it out the hard way. We will hopefully be able to stay there again!

    The view was amazing. We killed 2 spiders in one of the bedrooms. There wasn't salt or pepper anywhere in the kitchen. The couch on the patio deck was broken. Beautiful view and with some better maintenance and simple things could have really been a better experience.

    Bad points:When we arrived we noticed muddy footprints from the front door to the back and from the master bedroom to the two bedrooms on the other side of the house. One of the sliding glass doors was unlocked. Crumbs were all over the rug in the living room and long blonde hairs were on the couch. I had asked multiple times about the EV charger. I was told that it was a CCS1 and that it was inside the garage. We ordered a CCS1 adapted fromTesla. It was 217 and we got it 2 days before our trip. Two things to know: 1)there is no garage. 2)the charger they have is a J1772. Not a CCS1Thirty minutes after we checked in, a realtor came with a couple to show the house. They all came in and went from room to room. We were frantically trying to get someone to help us. Customer Service or the property management company finally called me. They did have someone come to clean pretty quick. The next morning we had no hot water but were told flip the breaker and that did work. The outside could have been tidied up a littlebit Good points:They did refund us 250 as a goodwill gesture The bed was comfortable and the view was beautiful.

    We had a fantastic five night stay with four adults at the Retreat in Rogers Arkansas. The house is absolutely beautiful, the view is breathtaking, and all of the accommodations and amenities included were wonderful to have. We spent many nights in the hot tub overlooking the lake and it was so relaxing. And we also got some great exercising walking down to the lake front and back up ...136 wooden steps each way so it's a good workout !We had a few small issues with the house while we were there but every request was immediately acknowledged and taken care of, so no complaints at all. There was a TV in every room hooked up with Roku and that was very nice, the beds slept very comfortably, and you rarely find two rooms with king size beds and both rooms had access to the deck. Spent some relaxing mornings on the deck also. You'll find pretty much everything you need for cooking in the beautiful kitchen and it's also nice having an open floor plan so the cooks can always be part of the conversation and tv. Will definitely keep this in mind for future stays. And the people you communicate with are very kind, accommodating, and are on your needs very quickly. One of our best stays ever!! Highly recommend.A shout out to Tanner and John for being prompt and thorough with our maintenance needs while we were there.

    Our stay was incredible. The view that you have especially in early Nov is breathtaking with all fall colors. The house was beautiful, very clean and comfortable. It is truly a very relaxing place that allows you to enjoy nature at its best. Also the fishing was great on kayak cove which was a great unexpected bonus.

    Quiet and felt remote and far from the world. Stay began on Mon and ended on Fri. Once we had arrived, we did not leave the property till time to return home. Packed in all the food required and had access to all the tools for cooking our meals. A perfect place to be lost for a time!!!

    We booked here because it looked like the escape we needed and it was. Secluded, comfy, and killer views. The only down side was the smell of the shower water. It smelled like egg but a quick google search reassured us that despite the stink it was common and safe. The beds were the best. Made us sad to come back to our own. Running out for food was no quick trip but we wanted a space away so we knew what we signed up for. Overall great stay!
