The Space:
As you enter the front door, you`ll find yourself transported into a world of calm and tranquility.

The fully-equipped kitchen is immediately to your left, featuring inlaid tile floors, a flat-top electric range, full-size refrigerator, and dishwasher. With an abundance of cabinet and counter space, the family chef will set to work in no time at all!

Beyond the kitchen, you`ll be greeted with gleaming hardwood floors in both the dining and living areas. This open-concept space features a modern industrial vibe, with its wood and metal dining table for 4.

With a leather wraparound sofa, it`s easy to sit and relax as you take in your favorite show or movie on the WiFi-enabled smart TV.

The sliding glass door lead to an open patio, perfect for exercising your dog, who is welcome to join in. Please let. us know if he/she will be accompanying you.

On the upper level are two well-equipped and and thoughtfully decorated bedrooms. The master suite offers a queen size bed, dual nightstands, and lamps, and an ensuite bath with tub/shower.

The guest bedroom feature a double bed, and uses the full hall bath, also with a tub/shower.

If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. If requested less than 24 hours in advance, a $25 surcharge fee is applied.

Important Things to Note:

This property is dog-friendly with an additional fee of $250, per pet, for stays less than 30 days. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).

Mail Policy for Stays Over 30 Days:
Guests staying over 30 days will be granted access to the mailbox. A $150 fine will apply if the mailbox key is lost.

For Stays Under 30 Days:
Guests may not receive mail at this location or our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for recovering lost mail or packages.

House Rules:

All guests must sign our rental agreement as mandated by Virginia Law.

If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.

The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours before arrival.
An accurate guest count must be provided
No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
Quiet time is from 10pm - 8am
Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
The property must be locked and secured when guests are not in it.

Mail:
Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:
This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:
Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:
Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay.

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.

Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:

The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Pool:
If the property has a private pool, please understand that we service all of our pools weekly. Due to our tropical surroundings and lush vegetation, it is not unexpected that debris will all into the pool. Though it may give the appearance otherwise, the pool is still clean.
Our technicians maintain the pools with the correct balance of chemicals on a weekly basis. We are unable to send them out to properties to sweep up daily debris. Pool skimmers are available at each property for guests' convenience.

If your private pool is exceptionally dirty or you find items other than vegetation in it, please contact us and we will remediate the situation.

If you are in a property with a shared pool, such as a condominium, please be advised that most condominium communities have their own pool cleaning schedules that we have no influence over. If you experience a problem other than normal daily debris, please let us know and we will make inquiries on your behalf.

Privacy:
This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.

Starter Supplies:

We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.

IMPORTANT NOTE: CountrySide is a family-oriented community that prizes courtesy and quiet. For this reason, we can only invite family groups to any of our CountrySide properties. Additionally, because of past conflicts, we have had to enact a ZERO TOLERANCE policy for any violation of the either our noise or quiet hours (10pm - 8am) policies. In order to be fair and impartial with this noise policy, we have installed NoiseAware in all of our CountrySide properties. This technology is similar to a smoke alarm, but instead detects noise over a pre-set decibel.

    Great location. Old neighborhood and old house but it was nice for a good deal, wouldn’t stay more than a week. They provided new pillows for us. Needs a new couch. Has everything you need for a small family. Great communication with property management.

    The property was very well kept, honestly it was the nicest managed property I have ever stayed in. House was as advertised and as expected but filled with everything you could think of needing (ie: cleaning items, dishware, utensils, first aid kit, fresh toothbrushes, etc, etc). Very nicely managed property. I would easily stay at the hosts properties in the future vs. other properties if I am in the area again.

    The home was convenient to the places we needed to see. I would probably look at other homes close to this neighborhood next time we have to go here. I was a bit disappointed in 4-5 different things concerning this home but not interested in sharing them.

    If you are planning to stay for a weekend, then this is your place! However, it is not meant for a long stay, and we stayed for 2 months. First couple things we noticed: the house was dirty when we got there (including animal hair and the floor turned our feet black while walking in the house), the beds were uncomfortable, and I can honestly say I've never seen water pressure that bad before. After a few weeks we had a big problem: the AC broke. Once I notified the company they sent someone to check it that day. That person informed them that it needed replaced. The company then decided not to fix it but instead to get a second opinion...that second opinion didn't come until 2 days later. IT WAS MISERABLE! It was over 90 degrees inside. We continued to call and ask to get moved or get it fixed day after day. Finally, once I threatened to bring in my lawyers, they became very co-operative. They remedied the situation within 7 days and finally got us out of the house to stay at a hotel. They refunded us for the hotel but they also promised to reimburse us 40% for the days we were in the house without AC, but we never got that money. After the AC was fixed we didn't have any further problems or interactions with the company. If the AC problem hadn't happened then we would have rated our experience higher, however that whole interaction with the company was a horrible experience. But, now that the AC is fixed, I don't think it would be a bad stay for a short trip.

    Myself, a 76 year old and an 8 year old dog enjoyed our stay. Well stocked, nice neighborhood with walking path, tiny yard for dog. Would stay again.
