This completely updated Kingwoods Townhome is the ideal base for all your Tahoe Adventures. The open plan great room features upscale leather sofa and love seat, high ceilings, a wood burning fireplace, and beautiful hardwood floors. The great room also opens onto a deck that overlooks the pool area. The nicely equipped kitchen has stainless steel appliances, a gas stove - ideal for entertaining the family! This unit is three levels, the mid level has the great room, kitchen, an full bath with separate vanity area and tub shower combo. There is also a office alcove if you have to get some work done. Upstairs, above the great room is the loft. The first floor has the large Master with a king bed and opens on to a second deck. There is a guest bedroom with a queen bed. There is a second full bath with a separate vanity area with a tub/shower combo. The complex boasts resort-like amenities which includes a lovely pool for summer use, a workout room, basketball hoop and tennis/pickleball courts, and even bocce ball. Kingswood Village has an ideal location, just 10 minutes to NorthStar, one mile to Brockway golf course and one of Tahoe best beaches at Kings Beach State Park. Add it all up, and you've found the perfect home for all your Tahoe getaway!

PLEASE NOTE: This home may be equipped with outdoor surveillance cameras and electric bear fencing that are utilized for security and bear activity in the area. These cameras in no way infringe upon guests' privacy, and monitor exterior portions of the home exclusively. Decks and BBQ grills may NOT be available during winter months, exterior areas may be icy. This home is not equipped with AC. Per Placer County Short term rental laws, quiet hours are from 9pm to 8am, and no street parking is permitted at any time, including boats and trailers. We recommend purchasing 3rd party trip insurance if you have concerns about canceling your reservation.

Cancellation Policy / Cancellation fee: If cancellation is made more than 60 days of arrival, a cancellation fee of $100 plus the 4% booking fee will be applied.
If the cancellation is made within 60 (or less) days of arrival, the entire rent will be retained unless Wells and Bennett Realtors is able to re-rent the specified property.
If the property is re-rented, a cancellation fee of $100 plus the 4% booking fee will still apply, but the remainder of rent will be refunded after the replacement guests have checked out.

Holiday Booking Policy
CHRISTMAS - Check-In must be by December 20th, 21st, or 22nd. There is a 5 to 7 night minimum stay required. (Must check out by December 28th at latest, to allow 7 days for a New Years Reservation.) **No Check-Ins or Check-Outs on December 24th, 25th
NEW YEARS - Check-In must be on December 27, 28, or 29. There is a 7 night minimum stay required. **No Check-Ins or Check-Outs on December 31st or January 1st

    We spotted a couple of cobwebs in the lithts, but overall, it was clean and nice. A couple of spots in the carpet, but to be expected with wear and tear. Kitchen well stocked, lots of supplies like bags, soap, paper towels, dishwasher soap, detergent, spices. We recommend supplying more dath wash cloths, they only had about 5, which we had to do a load of whites to wash them every day, but again, it wasnt a problem because there was plenty of detergent.

    Check in was very easy. Location of the property was great and very quiet. Property managers were very responsive and easy to communicate with while we were there. The cleanliness could’ve been better. It felt like the condo had been closed up for quite some time as it smelled stale and stuffy and we kept getting whiffs of old cigarette smoke (I communicated this to the management.) There were lots of cobwebs in windows and on light fixtures. Unfortunately, the pool was not useable for the majority of our stay (I’m not sure why but it was closed and we only got to use it one day.) This condo is badly in need of an update. Carpet in the bathrooms (and near the toilets) is just unsanitary. I accidentally left my AirPods behind when checking out and messaged property management as soon as I realized it. I remembered where I left them (and checked on my find my app) and I was told the cleaners had found them and put them in a drawer (but that they didn’t come forward with finding them until asked by management.) I was also told a new guest was there so they wouldn’t be able to retrieve them at the moment. I’m not sure why they were left there when a new guest checked in but that was the first red flag. I hadn’t heard anything in a few days and asked about them again and now I’m being told they can’t find them. So, I’m now assuming they were stolen because what else is there? It’s obviously my mistake for leaving them behind but this outcome is incredibly disappointing.

    We had a great time. The townhouse had everything we could need. When we were unsure in an internet outage was a regional or property specific issue we e mailed the property manager (on a Sunday) and they confirmed within an hour that the issue was regional. The Internet was back up a few hours later. The office shape was wonderful. I took a zoom meeting there and received compliments on the decor (boat on the wall). Everything about the property itself and the property management company was great. We will certainly check availability on future trips to the area

    We really liked the place. The only complaint we have is about the top sleeping area - it was getting really hot in there and we couldn't really cool it down (even with the nearest window fully open and two fans going). But other than that we really loved the stay, the property had everything we needed, the location was great, we used both the pool as well as the nearby basketball court. Highly recommended.

    Great location in King’s Beach. The place was just what we needed for a week stay in Tahoe. The beds were comfortable. The place was clean. There was more than enough plates, utensils, and pots and pans. The pool was a good size even with quite a number of guests using it. Maybe, if anything, the the lighting in the living/dining room could be a touch brighter. (Maybe using cool white bulbs vs the warm white bulbs?). However, we would definitely look to pick this place again if we were to stay in King’s Beach.

    At first we thought it was strange that the kitchen, living room, one bathroom and office were on the second floor, but realized that it was the best way to keep bears from being lured to kitchen smells and there are bears.

    We had lots of fun at the Bearadise. Description was very accurate and the accommodations were spacious. The location was very close to King's Beach which was a great plus. My only complaint is that there needs to be a new trashcan in the kitchen and maybe clean out the old spice containers.

    Checked all the boxes for me and my family, which was comfortable, clean and close to NorthStar. It has the age of your typical Tahoe place, but has a since of a place that is special and loved by it's owners.

    Overall a very clean, quiet spot located close to Kings Beach and Northstar. Good beds, couches, kitchen. Technology (TVs) are a bit outdated at this point with no streaming/casting ability, but overall a good spot!
