FLOOR-BY-FLOOR DESCRIPTION

Main Level: Designed for effortless living, the first floor features a bright, open-concept living and dining area alongside a fully equipped kitchen. This level also hosts the first of two Primary Suites (King) for easy accessibility, as well as a laundry room with a full-size washer and dryer. Step outside to the brand-new deck, ideal for enjoying the coastal breeze and morning coffee.

Second Floor: The upper level provides ample space for the whole group, featuring a second Primary Suite (King) with a private bath. You will also find two additional guest bedrooms (one King and one with two Twin beds), a third full bathroom, and a large, cozy loft area—perfect for lounging or a quiet retreat.

During your vacation you'll have access to a Jack Nicklaus Signature golf course (extra fees apply), Signatures restaurant, beach shuttle, outdoor pools with a kid's splash zone, snack bar, a heated 5-lane indoor pool, hot tub, fitness center, saunas, tennis courts, basketball courts, sand volleyball courts, pier fishing and crabbing, stocked-pond fishing, kayaking & standup paddleboarding, and nature trails. And that's not even all of it!

The Bayside Community is also a proud neighbor of the award-winning Freeman Arts Pavilion, an outdoor entertainment venue known 'round the coast for its premier concerts and family events. Just down the road you'll enjoy some of the Eastern Shore'ss most famous dining establishments, whether you're looking for a crab bloody from the Crabcake Factory, Harpoon Hannahs popular happy hour, or to enjoy the fine dining at Catch 54.

Located only 5 miles from the Fenwick Island Beach and less than 10 miles from the Bethany Beach Boardwalk - and with Ocean City, MD right around the corner - Bayside provides a level of luxury, peace, convenience, and comfort that cannot be found anywhere else.

Amenity passes are available for an additional charge that is the prevailing rate per person for 7 consecutive days, or per person for 3 consecutive days (May 16 thru Sep 22); off-season rates a per person for 7 consecutive days, or 3 consecutive days are available as well (Sep 23 thru May 15). THERE ARE NO DAILY PASSES. If passes are purchased or modified 14 days or less prior to arrival, there is an additional fee of $5 per pass. Children 4 and under who are accompanied by an adult with a valid pass will be admitted to amenities at no charge. Amenity Fees are charged by the Bayside Community HOA; 1st Choice Properties does not set or control prices and therefore they are non-negotiable. 1st Choice Properties collects the fees on behalf of the HOA but is not involved in the operation of, or responsible for, the Bayside Amenities. There will be no refunds issued for unused, lost, or stolen passes. Resort passes can be picked up from the Health & Aquatic Club during business hours (7AM to 7PM).

Golf privileges are available at an additional cost. Contact Bayside directly to reserve tee times. Per Bayside HOA Rules, renters are only permitted to use golf carts on the golf course; use throughout the residential roads and sidewalks of the community is not permitted.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

MISCELLANEOUS
-The maximum occupancy is 8 people.

-There is parking for 2 vehicle.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.


DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025.     Check in was smooth. Property was very clean and a cozy environment. Huge plus on there being two master suites. Linen package purchased definitely came in handy. Amenity passes were a plus. Even though we never got a chance to utilize them because of the weather (rained a lot) and the length of our stay which was 4 days & 3 nights. Time really went super fast. I’d definitely recommend staying here and at the very minimum 5 days to experience the amenities, beaches, and other local attractions.

    When my family and I arrived at the property the entry code that was assigned to me did not work. After several attempts, I contacted the rental office and spoke with Susan. She had us enter the code that was assigned, and again we could not get access. She stated that she would come out to the property. After I hung up with her she called me back with a another access code.We were able to enter the house with no problems. She also advised the sounds that you would hear when you enter and lock the home which was very helpful The toilet in the bathroom upstairs above the master bedroom had a missing screw on the toilet seat. You might want to replace that. I have no other complaints. The home is beautiful and specious for me and my family. The kitchen was the reason I rented the home since I'm a foodie and like to entertain my family.I would definitely rent this property again.
