Austin, Texas
THE BEST HOUSE DOWNTOWN *No Cleaning Fee* A rare Austin gem - perfect for groups and families. This is SEIDERS EAST HISTORIC HOUSE (look us up!) Built in 1907, this boutique historic home is one of the largest notable houses that remains in Austin's super hip East Side. Right downtown, walkable to all of the fun things: Rainey Street, the new E 6th trendy district, coffee shops, restaurants, hiking/jogging trails, and Ladybird Lake, this carefully restored house is a quiet oasis with space to spread out. Perfect for groups. 100 year old wood floors, sprawling porches, original shiplap walls, vintage details... it's unique and so fun.
5 bedrooms, 3 baths, plenty of dining space and seating, and covered porches both front and back of the house. Towering pecan trees shade the yards, and a custom modern fence maintains privacy around the entire property. Backyard has corn hole, ladder ball, and a custom mural for photos.

BEDROOMS
This is my home, and it is designed for comfort. You won't find bunk beds or cheap furniture here. Lots of reviews mention our comfy beds, and lots of guests have asked where I get the soft sheets.
Total: 7 beds + 2 pullouts
BR 1 - King bed
BR 2 - King bed
BR 3 - Two Queen beds
BR 4 - Queen bed
BR 5 (upstairs) - Two Queen beds + 1 twin pullout sofa, plus extra floor mattress (best for a couple of kids). I recommend putting one of the extra twin mattresses on top of the pullout = very comfy pullout sofa.
Common area downstairs (not pictured): Bonus futon sofa that turns into a twin bed, with comfy 3" memory foam topper
I keep 3 extra IKEA twin mattresses can be used anywhere on the floor. There is space in each of the king bedrooms or the light blue/green upstairs queen bedroom to place an extra mattress on the floor.
KITCHEN
It's well stocked with pots, pans, cooking gear, etc. I don't stock pantry items, but do have ketchup, mustard, mayo, pancake syrup, and spices on hand. Because I live here, my kitchen is better equipped with dishes than in most rentals.
DINING
Most houses that can sleep 8+ guests don't offer enough dining space or sitting areas for everyone. That's because they often cram in bunk beds, and yet provide a dining table for only 6 people. You won't find that here. We have:
- 1 indoor dining table that seats up to 12
- 5 counter stools in the kitchen/dining area
- 1 indoor pub table that seats 4
- 1 outdoor dining table (on the covered porch) that seats up to 12
- another outdoor patio table that seats 5-6
HOT WATER
A tankless water heater means you'll never run out of hot water. Hooray!
BATHROOMS (2 downstairs, 1 upstairs)
3 full bathrooms and plenty of towels. Shampoo, conditioner, and soap are provided (not the cheap stuff) plus nice toilet paper. Bonus! 3 hairdryers.
FOR GROUPS
4 full-length mirrors, plus several regular mirrors
3 hair dryers
Iron + steamer
OUTDOORS
Ah, everyone's favorite feature of our house. Outfitted with outdoor sofas, tables, a fire pit, and yard games; including corn hole and ladder toss. Shaded porches allow a group to spread out and enjoy the beautiful weather.
CHECKOUT
No surprises here! And no big chore list. Here's what we ask upon checkout:
- Put the dishes in the dishwasher
- Take excess trash out to the bins
- Put away the yard games if you got them out, so they don't get rained on.
That's it! Don't worry about stripping beds, towels, etc.
No parties. This is my primary home (not just a rental house), so please take care of it. Everyone must obey the city rules, including the 10pm noise curfew.
Bachelorette and girls' groups are welcome as long as our neighborhood and home are respected. Please no bachelor weekends or guys groups. We have hosted lots of bachelorette groups with great success, and we can provide recommendations for a memorable weekend to make the most of Austin.
Bachelorette rules and requests:
- No glitter or confetti
- Use painters’ tape to hang decorations
- Don’t climb on furniture or move furniture
- Avoid piñatas or clean them up thoroughly
- If you want to hang decorations, please take them down before you leave
- We offer decorating services (ask me for details) - save yourself the hassle
I share custody of a cat, and she spends about 25% of her time here. MY CAT IS NEVER LEFT WITH GUESTS. Don't worry, no one has ever (NOT EVEN ONCE) complained of allergies triggered, even folks with severe cat allergies. That's because we deep clean weekly, have mostly hard surfaces and wood floors that don't collect dander, and she doesn't spend very much time here. She is not allowed upstairs because it's carpeted, so that's an extra safe area, just in case (1 bedroom + bathroom upstairs). Honestly, most people would never guess there's ever been a cat here, so please don't worry.
We love our neighbors, and we love our neighborhood. We want to keep it that way. Please keep the noise indoors.
I stayed here to celebrate my 30th birthday with friends. The owner was so understanding and accommodating to allow us to host a dinner to celebrate. The home was lovely and within walking distance to Rainey
We are 3 friends who went to college together and then moved to different parts of the country. We reunited with our families for a few days during the thanksgiving break. The house was spacious, comfortable and clean. Lots of room for groups to hang out in lots of spaces. We especially loved hanging around the fire pit! Highly recommend!
Overall we had a great stay. Positives: Bachelorette drawer with extra supplies!! Lots of space and seating. Comfortable beds. Excellent communication from the host. Really fun outdoor space - though admittedly we did not take advantage because it was so hot. Negatives: There were not parking permits so we had to find street parking which was hit or miss. There were a lot of homeless people in the area so it wasn't as walkable as we were hoping.
Had a great time! plenty of room for 12 of us. clean and kitchen was stocked full. we only wish it was closer to town. Did have to uber everywhere which they did come in a few min every time so wasn't a big deal. Had lots of great memories!
We visited Austin for a wedding and since we had mix of ages with our guest we wanted to stay closer to downtown for restaurants and things to do, and this property was perfect for that! We loved that it was a historical style home but updated and functional. We traveled with little ones ranging from 9 months to 3 years old and there was plenty of space and the home felt safe for our group. The back deck was so nice to hang out and eat as a group. We loved this rental so much, if we go back to Austin we will definitely be returning!
My team stayed here for a team offsite. It was wonderful to have this big space for meetings, breakfast, and sunset drinks. The space is beautiful also and Shannon was incredibly responsive and helpful! Hope to be back next year!
Our group had a nice stay at Shannon’s place. Check in was smooth, she was very responsive to any questions, and the back yard was great for hanging out and entertaining.
I stayed here with a group of 10 women (all in our 40s) for our annual girls trip. The house is fantastic, plenty of room for all of us, and just a very unique, historic home. The location is also great, super close to downtown if you don’t mind walking or a short karaoke-cab ride away. Yes they have karaoke-cabs here! Shannon was very responsive the few times we had a question and the house is well-stocked with anything you need. Would definitely stay again!
I cannot say enough good things about this home. Firstly, Shannon is amazing. So communicative and kind. Second, the house was exactly like the listing and even better in person. There’s a “pay it forward” mentality with the home where previous bachelorettes left behind decor and favors to use and we were so excited to be able to do the same. Truly, this house is so perfect. The beds are the most comfortable beds, the house is decorated beautifully, and it was exactly what we were hoping for. I cannot recommend this home enough!!!!
Great communication with property manager! House had plenty of room and was very cozy. A couple of minor issues (garbage not being picked up and no where for us to toss garbage, and a leak in the bathroom), but we managed and Shannon was great in helping to accommodate us!
Pros: location, great history of the home and neighborhood, character, owner was helpful in recommending Austin music venues, very accommodating for large groups (we had 9 people) Cons: had to wait 15 min in 101 degree before owner knew we arrived, upstairs shower was lukewarm, grounds could have been more clean (dead plants in planters, leaves and needles could have been blown or cleaned up) One thing that would have been helpful was to have info on some good food/music in the House Rules Book
Overall decent experience but not exactly what we were expecting- owner was there upon arrival still preparing the home for 45 minutes (check-in was 4pm, we arrived about 4:05pm), not impeccably clean, lots of items broken throughout the home (upstairs shower curtain, bathroom door handle, one of the beds). However the mattresses were very comfy, the ac felt great, the outdoor seating in the back was nice. Overall, nice home for big groups.
Shannon's large, clean home was the perfect spot for a bachelorette weekend. Comfortable beds, large spaces for the group to hang, and character and charm to boot. Walkable to Rainey Street, Black Swan Yoga, and more.
We really enjoyed our stay. Location and size of the home were perfect. Shannon was a great host!
Incredible house, from location and space, to decor. Fit 12 comfortably. Backyard was incredibly spacious. Entire property is gated, which adds a layer of safety for our all female group. Location is great for going out at night, eating during the day, and just about anything else you’d want to experience in Austin. Host was easily reachable via the messaging feature. Had zero issues with the features of the home. Would absolutely stay here again!
