Wilmington, New York
Brook View House is an ideal location to gather families or friends who want to visit the Adirondacks and Lake Placid region, take in the sights, experience nature at its best and then come home to a beautiful and comfortable house. It is spacious, with cathedral ceilings and large windows surrounding the open-plan living area, and yet incredibly cozy, especially with the heated floors and a roaring fire on a wintry night. With five main bedrooms and a sixth bonus room, the house can accommodate 12+ guests.
Brook View House is located in the town of Wilmington, just six miles from Whiteface Mountain Ski Area. It sits on the back corner of a wooded five-acre property that backs up on 60,000 acres of public New York State Wild Forest lands. New Bridge Brook runs by the house year round and offers beautiful views as well as the pleasant sounds of flowing water. There is plenty to explore in the woods behind the house, including a hiking/biking/skiing trail that you can access from the property and take for many miles to a pond and lean-to. Along with the wonderful wooded areas, there are also open grassy spaces for outdoor play, trails that wander around the property, an unheated garage and a fire pit with seating for large groups. Smooth roads with light traffic beckon cyclists, extensive trails nearby serve mountain bikers and trail runners, and local swimming options abound.
** FOR WINTER GUESTS: We highly recommend an all-wheel drive vehicle to come up the driveway!! We keep it plowed, but the winding uphill slope can be difficult in snowy conditions.**
The main entry takes you into the open living/dining area, with soaring cathedral ceiling, large windows, couches and a flagstone wood-burning fireplace. It includes two rectangular tables and twelve chairs that can be arranged in a variety of ways to accommodate your group. The dining area opens onto a deck with a gas grill, Adirondack chairs, a picnic tables for outdoor meals, and a view of the brook. The kitchen is large and well stocked with everything needed to prepare meals for a group. It has an island with a counter and four stools and a large pantry with plenty of space for all your food items, coolers, etc.
Down the hall on the main floor, you’ll find the bunkroom with two twin-sized bunkbeds, great for kids and adults alike, as well as another bedroom with a queen bed. There is a full bathroom, with shower and bathtub, and a separate laundry room with washer and drier for your use.
From the entryway, you can head upstairs to the library loft, which has couches and books, magazines, puzzles, and games to entertain your group after a long day of outdoor adventures or if the weather turns bad. This loft overlooks the living/dining room below, adding to the open feel of the main living area. Through the library loft, you enter the master suite, with high ceilings, large windows, a sitting area and a king-sized bed with memory-foam mattress. Grab a book or a cup of coffee, put your feet up and take in the sights and sounds of the brook below. The spacious master bath and its Jacuzzi tub look out at the Jay Mountain Wilderness beyond. Above the master bedroom is a lofted space that has been converted into a bouldering loft, where kids and adults can practice their climbing skills. Attached to the master suite is a small extra bedroom (the sixth) with a full bed, which works especially well for families with young children.
From the main floor kitchen, you can go downstairs to the ground level daylight basement, where you will find the movie room, with comfortable couches and a collection of VHS and DVD movies for family movie nights or just a quiet afternoon. There are also more games and a piano (not in perfect tune, but still quite functional.) Adjoining the movie room is the play room, which has a ping-pong table as well as a collection of toys for younger children. Just past the movie room, there are two bedrooms: one with a queen bed and one with a twin bunkbed. There is a bathroom with shower between the two. The ground level has its own outside entrance, as well as a mudroom area with closets to hold your skis and boots, hiking gear, or whatever other equipment you will bring for your trip.
The house has a geothermal heating and air-conditioning system for comfort in all seasons. There is fiberoptic Wi-Fi internet at the house and a TV with a DVD player and VCR, a large collection of classic films to enjoy, and an HDMI cable to hook up a laptop for streaming purposes. There is no cable service.
If you have young children in your group, please let us know, as we have a variety of items (high chair, booster seat, gates, pack and play, etc.) that we are happy to provide for your use. The many toys, games, puzzles and books that you will find around the house will also help make younger guests feel at home.

I don't think there's a single thing this host has forgotten! From detailed instructions and labeled cabinets to extra items you may have forgotten on your trip. The house and property are great and exactly as described. I will say that a few of us did not find the beds very comfortable. If you like a more sturdy bed, you'll be good, but if you like a little extra cushion, consider bringing a topper. Overall great stay.
Hannah’s home was perfect, five bedrooms and very spacious. It was well stocked and super clean. We loved the fact that there was a ping pong table! The property was beautiful and close to Wilmington and hikes but not near other houses. I would definitely there again.
Absolutely fantastic place and location. Very clean, excellent beds, nice rooms, large well equipped kitchen. Surroundings are super, great creek and trail behind the house. Hannah is a fantastic host, hope to be able to return soon.
This was the third time that we have stayed here. Hannah is a fantastic host and incredibly easy to get in touch with when needed. The house is amazing and has plenty for everyone to do. The location is great to get to both lake placid and hikes. we love this house and will certainly be back.
Wonderful property for a group of friends with teenagers, we enjoyed the location, house and beautiful grounds for the weekend.
We really enjoyed our stay in February. Close to all main attractions in Lake Placid. The house has many play areas for the kids. The host very pleasant and easy to communicate. I definitely recommend to stay they there.
We had a great time together as a family! So many hours were spent playing ping pong. Adults and kids alike were entertained and happy the entire stay. Many very thoughtful touches and details that made our stay perfect. Kitchen is very well stocked (above and beyond), cabinets are all labeled, plenty of towels were available, huge collections of vhs/dvds, books and puzzles gave us all many opportunities for fun as well. Gorgeous mountain views were an added treat. We have been at many different places in the Adirondacks as a family but we all agree this has become our favorite by far! We look forward to many more stays in the future.
perfect basecamp for adventure, learning, and reflecting
We greatly enjoyed our stay at this property. Hannah was a terrific host and answered any questions we had promtly. The kitchen was well appointed and the rooms were spacious. Three separate bathrooms were a real plus. We were there to winter hike a number of peaks in the area. Because it was winter, the driveway was tricky to navigate for one of our cars but this possibility was made clear in the listing. I would definitely rent again and hope to stay in the summer where the outdoors (woods and stream on property) could be enjoyed more. Highly recommend.
Everything you could possibly imagine needing or wanting for a stay up in the Adirondacks is here waiting for you. The house is just beautiful and stocked and labeled with everything, and I mean pretty much everything, except your food and clothes. The property is beautiful and private and peaceful with a gorgeous brook and hiking trails. Perfect vacation getaway for any season you choose. Ten minutes from White Face Mountain and around 20 from the town of Lake Placid. Your hosts, Hannah and Will are fabulous and respond to any questions within minutes. You’ll also be provided with a host of info about the surrounding area for restaurants, shopping and recreation. We can’t wait to return.
House was great for our week away hiking and exploring local region. Kids enjoyed all the toys and games available, as well as playing outside on the large property and taking walks along the brook. Bonus we didn't expect was the deck has a ramp in addition to stairs. This was good for our older dog to easily go in and out and nice for us all.
We have never chosen to stay at the same house a second time, as we like to explore new areas. However, our whole family had such an amazing first stay that we couldn’t wait to come back. The house is amazing and the property is awesome. We spent a lot of time playing by the creak and trail running on the trail right out of the back yard. The ~20 minute drive to lake placid activities or hiking in Keene Valley is east and beautiful. I love the privacy of the house and property and Hannah is a great host who is readily and easily available if needed. Our kids are already asking when we can come back!
