Sleeps 15, primary king with ensuite includes Jacuzzi tub and 60 flat TV, bdrm 2 & 3 each have a queen bed, bdrm 4 has a pull-out sofa (full size), bedroom 5 has daybed w/trundle (twin over twin) has 60 flat TV, bdrm 6 has 2 sets built-in bunk beds with a pull-out trundle 5 twin size beds. Our home has state of the art kitchen including a gas stove, convection micro, separate wine refrigerator with beautiful marble countertops and lots of custom modern finishes! Accommodating extended wood dining table seating 9 and open kitchen marble bar-style counter seats 4. After dinner cozy up on the sofa in the open floor plan living rm w/60 flat TV, or head out to watch the sunset from any of the large decks with views of the Gulf of Mexico!


BEACHSIDE VILLAGE

Beachside Village is one of Galveston's most popular and newer upscale neighborhoods, with picturesque, idyllic, colorful, coastal homes, all on stilts and all built with strict Victorian-style architecture. Beachside Village is close to town and all that Galveston has to offer - only a short ride to Schlitterbahn, Moody Gardens, The Historic Pleasure Pier, Historic Strand and Postoffice Districts.

Events, parties, or guests attending prom are prohibited at this home, as well as any type of large gathering with guests not listed on the reservation's Guest Registration or exceeding the maximum occupancy. These provisions are strictly enforced by Ryson Vacation Rentals, City Police and GARM (Galveston Association of Rental Managers) security. If any questions, please contact Ryson.

This vacation home should accommodate up to 4 vehicles to be parked at the property. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.

Beachside Village Community is a quiet residential neighborhood, and quiet hours are enforced between 10 pm and 8 am.

Weddings, prom or large gatherings of any kind are not permitted in Beachside Village.

Most houses allow up to four vehicles to be parked at the property, but some properties may not be able to accommodate this maximum. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Overnight parking is not allowed at HOA Sales Office, and overflow parking is only permitted along the North side of Sea Butterfly, West of Grand Avenue. Beachside Village HOA does not allow parking for trailers, RVs, boats, etc.

These provisions are strictly enforced by Ryson Vacation Rentals, and Beachside Village HOA charges fees for non-compliance

Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs.

All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 25 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.


EXTENDED STAYS

Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.

    Unfortunately our stay here wasn’t as pleasant as we’d hope. From the first day of check-in we encountered issues, such as the Wi-Fi and TV access in one of the downstairs rooms and roaches/gnats! I contacted the management team everyday to update them and ask for assistance. They were responsive but assuming due to the holiday we didn’t get the above seen until day 3. Needed prior check.The property manager came out once to bring spray/zevo for bugs, which didn't help, and a very slow router that didn’t allow us to stream other apps besides YouTube, which eventually weren’t able to connect at all but to regular TV.We brought games to entertain us and went to the beach/strand but with family of all ages Wi-Fi is a crucial amenity.The furniture- patio chairs broken, cushions worn/unwashed. Dining room chairs dingy with stains, tables sticky, couches dusty. Out of 6 rooms, 2 rooms had comfortable beds. The sofa bed mattresses were thin, too thin for 1 adult let alone 2 to sleep on. Another room the bed frame was unstable. Overall the furniture needs replacing.The kitchen- no seasonings, we brought our own thank goodness. Had pots/pans/etc. but one of the burners were out. It was a holiday for cooking so was an inconvenience. Strong smell of mildew below the sink with old sponges. No paper towels. Bathrooms- only 3 for 15 ppl so it was a wait always, just a note. But only 1 roll per bathroom. Also, no detergent, linen stains. Seems like the property is neglected

    Excellent stay! House was clean, easy 1-2 min to the beach with direct access over the dunes using a bridge. Plenty of space for 2 families total of 11 people. Kids loved the green space in the backyard for volleyball/football. 5 Stars!

    Thank you for hosting us . There seems to be some need of maintenance around the house ex . Hallway lights , downstairs bathroom lights. Tv remotes needing batteries

    The house was nice and close enough to the beach to walk there. The neighborhood is beautiful and there are wonderful views of the ocean from both balconies. There was one room with no dresser or night stand and the closet was locked so I had a family member upset by that and there were some cosmetic things that could use fixing but overall the house was what we needed and made our trip great!

    We had a nice time for a quick weekend trip. The AC was great, we needed it blew so cold :). Our hostess was awesome, we left a dress- she found and sent it to us right away. The house is located minutes walk from the beach. We can’t wait to be back!!
