The property was as advertised and even exceeded our expectations. Armando, the property owner, was very helpful and immediately took care of all our needs. I would highly recommend this property to anyone looking for a beach front location for a family reunion.

I've stayed in many vacation rentals and work in the hospitality industry, and this house is among the all-around best-kept and cleanest, most well-appointed that I've booked. The owner is communicative and attentive to even small details, and you can tell everyone involved in maintaining this property puts extreme care into it. We stayed with a large group and everyone had a great experience. Amazing outdoor patio with convenient outdoor shower, and only steps down to the beach. Can't recommend enough!

Plenty of space to spread out as well as space for togetherness! Responsive host and property manager. Would definitely recommend and would definitely rebook.

This is a beautiful property, very well equiped with everything you need for a weekend getaway to the beach. House was extremely clean and spacious. Plenty of room for us, our 3 sons, 2 daughter-in-laws. and new grandson. Easy drive in to St. Augustine and great to be able to walk outside to the beach. Armando made sure we had everything we needed. WIll stay again if we are in the area!

Amazing view!! It is a beautiful home and well appointed. It was a great set up for days on the beach, cocktails, wine and making dinners. Living room was perfect for watching sports and playing games. We had a great time and want to visit again.

Truly is a place for “Beach Therapy”!!!! There is everything you need for the beach already there at the house. The kitchen is well stocked. The beds were comfortable. Armondo and Kevin are great to deal with!!! Would definitely stay here again!!!!!

We had a wonderful stay at this stunning beachfront property! The home was beautifully decorated, spotless, and incredibly spacious—plenty of room for our entire family (2 grandparents, 4 parents, and 5 kiddos) to relax, make memories and enjoy the time together. Waking up to ocean views and having direct beach access with everything we could need made our vacation truly special. Everything was thoughtfully prepared for a comfortable and memorable stay. We couldn’t have asked for a better place for our family getaway! We can’t wait to return!

We had a great family vacation at Beach therapy!!!! We had multiple families and there was plenty of room for everyone!!! The main level was amazing and the perfect place to hangout and enjoy wonderful views of the ocean!!! Backyard is the beach!!! House was well stocked with towels, beach toys and kitchenware! Definitely hope to be back again next year!!!

Beach Therapy on South Ponte Vedra Beach was an exceptional experience for my group of friends. There was plenty of space for all of us and the access to the beach was terrific. It was a perfect choice!

The property was exactly as advertised and the owner and property manager could not have been more responsive. Property was very clean and exactly as advertised. Spectacular sunrises every morning, 24 hr white noise in the form of rolling waves right outside our windows, wildlife, a quick drive into Saint Augustine, etc. Just a great location right on the water (which is very important to us) and a great patio to enjoy the warmth of the sun and the beach. Perfect property for small to medium sized groups.

This is our third time staying at an Armando property and second time staying at Beach Therapy. It did not disappoint! The house was ready early and smelled clean and fresh! Some new amenities were added including more / larger beds, tvs in rooms, armchair in master, which rounded out the rooms. Great location to St Augustine, Vilano Beach, etc. We were a 3 generation family and had a wonderful, relaxing, fun time. We will surely be back!

House is wonderful and clean. The house has plenty of bedrooms and the views are great! The house had plenty of beach chairs and toys for the kids. Would stay again.

This house was just updated and everything is new. Home is very large with beautiful views of the beach. Windows were very clean to see the ocean. Kitchen was very well stocked with high end appliances and beautiful dishes and all small appliances you could ever want. Three different coffee pots and even an air fryer. Beds were very comfortable and high end sheets and pillows. We had a problem with one of the bathrooms and repair was done within 10 minutes of calling them. On the website, there is no floor plan. Bottom floor has a king bed with full bath on the other side of the house. Second floor is living room and kitchen and a full bathroom. 3rd floor has the master with king and en suite full bathroom. Also has 3 other bedrooms (1 king and 2 queen bedrooms) with 1 full bathroom in the hall. New propane grill and plenty of beach chairs and toys. Nice outdoor shower. Even though the website says there is a hot tub, there is not. Overall, a great rental!

We had a fabulous stay at Beach Therapy to celebrate my aunt's 80th birthday. The location was perfect - right on the beach, but very close to St. Augustine - and the house was a dream. It was very clean and outfitted with everything we needed for convenience. The owner was very responsive to any concerns we had. We would definitely stay here again.

Very updated property with private beach! Plenty of space for a large family with basically a private beach! Highly recommend it for easy access to St Augustine and Ponte Vedra while avoiding crowded beaches.
