There are never more than 12 people allowed on Property. The hoa rules do not allow for music or voices to be so loud they are heard off property. Please be good neighbors and comply. No events, weddings , wedding related gatherings, parties or celebrations of any kind . This is only for vacations.. Beach House Rental Contract and House Rules 1. Check in is 4 P.M. and checkout is 10 A.M. 2. This is a NON SMOKING property . 3. The city is now very strict with vacation rentals and regulates how they may be used. This is a vacation destination and not a party or an event location. Parties, noise and wedding related events of any size are not allowed. No visitors or extra overnights guests where you have invited more people than you indicated on your reservation request form. 4. Nothing illegal is permitted and grounds for immediate eviction and loss of rents. 5. This is an enforceable contract between Guest and Owner, and is supported by Owner`s agreement to allow transient/short term use and enjoyment of the property for vacation purposes in return for the payment agreed upon. This is a short term rental only and explicitly for only the dates specified and for number of people specified. Tenant agrees to vacate property at the end of the short term rental period. 6. Outside quiet time is 9pm. Please understand this is a quiet residential neighborhood. Parties and events are not allowed. Music and voices should never be so loud that it can be heard at neighboring properties. 7. Guest shall be responsible for any and all damages arising during their visit, including all damages sustained by their guests or invitees, and tenant shall pay for all repairs and/or replacement required as a result of the damages. These costs may be more than your security deposit so you are encouraged to self-insure. 8. Guest acknowledges that the house, furnishings, and property are with faults. Accordingly, Guest agrees to take the house and property in an `as is,` `whereas, and with all faults` condition, and assumes all risk associated with the house, furnishings, and property. Owner makes no assurances regarding any air conditioning, internet, cable, beach, access to public beach, noise from neighbors or construction projects. There are issues that may occur during your stay and we have no control over. 9. To the fullest extent permitted by law, Guest agrees to indemnify and hold harmless Owner, its representatives, agents, and others working on its behalf (`Representatives`) against any claims, demands, suits, losses, damages, including all costs connected, which are or may be asserted or recovered against Owner and Representatives by reason of personal/bodily injury, death, or property damages, including loss of use which arises out of or is in any way connected with this contract. If there were an unexpected situation, emergency or disaster, we have the right to void this contract. If that were to happen, we would offer you a selection of other potential available properties. 10. You will provide your clothing, food, spices, condiments, cooking oils personal hygiene products, disposable goods, paper/plastic goods. If there is a fire ring or BBQ then you will need charcoal and fire wood. There are nearby stores to purchase all of these items. We do not promise and ice maker so bring a bag of ice just in case. 11. You are only allowed to have the number of people on property as stated in your email request form. For example, if you declared 8 people on your reservation request ,then only 8 people can be on property at any time. This rule includes visitors not spending the night. 12. Prior to your 10 am departure on day of check out, please do your dishes and take out the trash 13. This is a no pets , no animals property14. Terms and conditions: The terms of this rental agreement are: no refunds. There are no refunds, for any reason. Renter further agrees once a payment to retain the home has been made, the terms of this contract specify no refunds. Once Renter arrives at rental property, Renter agrees they must inform Oceanside Beach Rental in writing of any condition that needs repair or does not meet with their expectations. Renter agrees Oceanside Beach Rental has 24 hrs to evaluate complaint and rectify or repair said situation. If repairs and or replacement can -not be made within 24 hrs, renter agrees to a maximum reimbursement and compensation of up to $45 per stay. That amount will be decided by the booking agent. Renter guest further agrees the beach and ocean are an ever changing environment.

    Our family found this property perfect for 10 people. The “back yard” facing the ocean is everything we hoped for. We had so much family fun both inside an outside. Will definitely consider returning again in late summer. We did not have one issue during our stay that required reaching out to property manager. A very nice property on an amazing location.

    We had 6 adults and 4 young kids, and this house was perfect! The two-tiered sand area was great for the kids. There is really no beach to speak of, but the sand area more than makes up for it. House was clean and nice. Everything worked well and beds were comfy.

    We enjoyed our short stay at this beautful beach home. The bedrooms are large with very comfortable beds. The layout was perfect for our family of 10. The private beach area was great. We hope to be back sometime! 7

    Location, amenities and property manager were all superb, however this older home had a couple of issues that we unfortunately had to deal with that put a damper on our stay. The oven wouldn't properly heat, but property manager found a repairman to fix the next day; the upstairs bathroom had slow draining sink and sewage smell that came up the shower when used that was mostly resolved with a plumber visit after 3 days; and the WiFi signal is very weak in the downstairs 2 bedrooms. To be sure, we pleased with responsiveness and communication from property manager, but were disappointed that we had to deal with these issues in an oceanfront rental at this price level.

    This was a very nice property with a great view of the ocean. You could open some of the bedroom windows and fall asleep to the sound of waves. Lots of toys for kids. No beach towels. No beach access. Very nice house

    Beautiful home, owners were great to work with. Only disappointment was description in listing stated easy beach access. That was not the case, only way to the beach was to scale a rock wall during low tide, difficult to do with a 2 year old and elderly parents.

    Ocean front barely speaks to the truth of this property. Our access to the beach was limited by the season and its high tides, but a 7 minute walk/drive either direction gets you sandy and wide open beach to swim and sun. The beauty and splendor outside are enjoyed equally as well while comfortably seated inside. Each room was comfortably appointed. The bathrooms were well stocked and showers spacious for adults/children. The 4 big(ger) grands enjoyed the sand toys (the outdoor shower was fully tested!). As SoCal natives dwelling in the SoNev desert for 30+ years we raised daughters who love the ocean—and beaches. We are grateful to enjoy watching them raise their children to do the same! This house provided the perfect setting.

    Great home with great views! Everything was as described, clean, awesome location. No direct beach access due to high tide and the rocks leading down to the water (I think beach access is permitted during other times of the year via a path next to the property). But there is a great sandy back area facing the ocean to sit and enjoy! Very close drive to restaurants and local beaches. Will stay again and recommend!

    Spacious home, worked well for our extended family of 12. Loved the private yard/sand area & quiet neighborhood. Easy to book & check in. Kitchen was clean, well stocked & easy to prepare meals in. Appreciated 2 refrigerators for all the food & drinks. Lots of seating, inside & outside. Sand toys are available outside but no toys or amenities (pack & play, high chair, etc) for children inside. Parking for 2 cars in garage & additional free street parking if needed. Definitely recommend & would book again!
