⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late

Hot Tub: We frequently drain and refill our hot tub so that it is clean and sanitary for all of our guests! Our water comes from the Rocky Mountains at crazy cold temperatures in the winter—sometimes as low as 48°. Our hot tub heats at about 6° per hour, which means it will reach 102° later in the evening if it has been drained and refilled earlier in the day. You may see the temperature in the 60s or 70s when you arrive, but rest assured it is heating as fast as possible and will be ready for enjoyment later in the evening.

    This fully renovated home in a quaint neighborhood was perfect for a long weekend in Old Colorado city and Manitou Springs with extended family. A great location and well appointed kitchen (and a bonus hot tub!)

    Location great. Walking distance to playground and very walkable neighborhood. Close to a lot of places we needed to be, restaurants, shopping etc. Comfortable accommodations. Felt like it’s more suited for a weekend stay not a week. Furniture not overly comfortable. A/C was good but would freeze out the lower level to make it comfortable upstairs so covered the majority of vents on main floor. Furnishings adequate nothing special. Carpets were very dirty and vacuum needed replaced. Not perfectly spotless but good. Worst thing overall was the absolute worst water pressure I’ve ever seen. Took 20 minutes to get 5” of water in the tub. Don’t take a shower and flush, run water/washer etc. Needs check out instructions and WiFi info posted. Wished for some outdoor toys for little kids. If you don’t bring it there is nothing on the premises to occupy children. Maybe not something management companies provide. We prefer owner managed properties for just this reason but this house was decent. Only reason we’d rent it again though would be location.

    Our group of two couples found this home to be very comfortable and accommodating. The location was great for the things we wanted to experience and had the weather been a bit cooler, we would definitely have been in the hot tub! We love to cook and found the kitchen very well appointed. Happy to have cooking oils and spices available. Having place mats and trivets for the table would be a great addition, as well as, a dish drainer. But we improvised and all was well.

    Great house and the perfect location. Enjoyed the proximity to Old Colorado City, downtown, and the short drive to Manitou Springs (great little town for shopping and eating), Garden of the Gods, and the train up to Pikes Peak. The house itself was very clean, kitchen was excellent, and beds were comfy.

    Overall the home was large and could accommodate the family with enough seating and areas to eat. Having a washer dryer was a great feature that with kids is always a welcome feature. Interior seems to be renovated not too long ago. However what looks nice also had its flaws. The hot water throughout the house was a dribble at best. We texted the property management and they had someone check. They stated this was the max flow. If you can bathe better from a gas station sink it should tell you how good the flow was to the faucets. We used one shower at a time and it still was weak. The a/c thermostat resets itself to what may be a preprogrammed temperature and so even if we decreased the temperature as the upstairs ran hot it would return back to its setting of 71 degrees. Very dirty carpet and rug made us feel dirty. Couches we slouchy and can tell the cheapest was installed to carry out the rental. Bathroom downstairs has mold in the grout. Probably just had poor workmanship but could use a clean up.

    I know this is going to be a bit long, but I hope the home owners see this, take it to heart, & make some changes.GOOD cute & clean had the essentials (towels, bedding, toilet paper, trash can liners, laundry soap, dish washer pods, shampoo, conditioner, shower gel, hand soap, cleaning spray) beds were decent w/extra pillows black makeup washcloths use of hot tub labeled light switches spice rack (although many common spices were low/empty)BAD- property manager didn’t respond to questions on check-in day… the day they should be most responsive- incorrect WiFi info (we finally got a response from the property manager after midnight, but it didn’t work well anyway (very slow, pages wouldn’t load, etc.)- water pressure was too low for 2 showers (or the dish washer/washing machine/toilet flushing) simultaneously (no pressure/hot water in the upstairs shower)- hot tub smelled like chemicals & no test strips to check levels- no salt & pepper (we left a set)- not enough dishes for multiple meals if sleeping at capacity (6 people)- snack/welcome basket was a nice gesture, but only had 3 items in it & looked quite sad- no games/activities for rainy days (we did find a deck of cards in the back of a kitchen drawer on our last morning)- only 1 option for k cups (dark roast)… consider a variety- consider providing a guestbook & printing out info from your website with all of the local info (we never were able to get the provided QR code to load)

    This house was great and a comfortable stay during a work trip to CO Springs. Location was very convenient to everything. Home was very clean and welcoming. Hot tub was great on chilly nights. Host was on it with communication and helped me figure out anything I needed. Highly recommended!

    Very nice house in a quiet area, the property manager was a great lady who helped from the start of our rental. Had dome minor issues that was solved really quickly. We enjoyed our time

    The house was great! Rooms were clean. Beds were comfortable. Tasteful decor and so many thoughtful extras. Coffee pods, a snack basket, necessities, and treats. Hot tub is a nice amenity. All in all, a great experience. Neighborhood isn’t the greatest, but very close to so many great places, so I still give it 5 stars.

    Great property overall. However, we couldn't sign in to the wifi. Also, they wouldn't let us have control of the thermostat, so it was extremely hot upstairs! We contacted the management and they would only communicate via text, so annoying! They finally dropped the temp by 2 degrees, but it didn't help. The wifi problem was never resolved. On a positive note, the property itself was great!

    I am a host myself and very aware how important reviews are, yet this one I feel I need to be honest in my review. We checked in at the 4PM time and immediately noticed the floors had not been cleaned. The rug was matted with crumbs, hair, etc. The hard floors were covered in dirt, crushed chips, etc. The bathroom counters and sinks had hair on them. I instantly reached out to the host. She asked for pictures which I promptly sent and just asked for the situation to be remedied (hoping someone could come finish cleaning before we settled in for the week). She didn’t respond. So we found a broom and I sent her a picture of the pile of dirt we were sweeping up in the living room. No response. We had just gotten off a 15 hour travel day with a crawling infant who I couldn’t let on the floor. It was never remedied and we never got a response. Another day we woke up and realized that the hot tub cover was open and the grill cover was missing. We were concerned that someone had been there while we were sleeping. I reached out and asked if a maintenance person had come by. She said she’d look into it, then I never got another response. The house also has very low hot water pressure and the half bath sink does not drain. The house is cute, just needs some attention. Other than that, we had a great stay in COS. The beds were comfortable and kitchen was very nice. I wish the host would’ve been more engaged and we could’ve had a 5 star experience.

    This fully renovated, immaculate house was a perfect home base for our visit to Garden of the Gods and visiting family in Monument. Easy check in/check out process. Would definitely stay again.
