BEACHBALL PROPERTIES VACATION RENTAL POLICIES:
• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.
• NO SMOKING: All properties are non-smoking.
• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.
• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.
• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.
• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.
• PARKING PASSES: 3 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.
• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.
• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

This house is located in a wonderful neighborhood that is very clean and quite. Everywhere we wanted to go was close by including wonderful restaurants. We enjoyed Cotton Bayou Beach access just a short drive from the home. We had plenty of room for our family of 5. We would like to mention the only thing we found aggravating was after 11:30 pm our air conditioning setting would change somehow to 75 and every single one of us woke up hot… every night of our stay. There must be some kind of pre-set temperature control by the property owners. If that one thing changed, it would have been perfect.

Lots of things to see and do,in the area. Good sea food, shopping. Pool located close to house for easy walking. I will return for another visit next year. If family has children lots of beds to accommodate those little ones. Two nice bedrooms down stairs, bunk beds upper level, and single bed in crows nest. Each bedroom has private bath. Outdoor shower is a nice addition, I will return.
The house it’s self overall nice. Not the easiest walk to beach with children. Pool in community nice but people left garbage and garbage can full. Did not like small house next store kinda out of place. Needs someone to actually move furniture and check bunk room for old food laying around.
Beautiful house, we loved the 3rd floor 'lookout'! My only disappointment was we couldn't find the neighborhood's beach access point. But we went to the public beaches in the area and had a great time.
This was the perfect place for our grandkids. Close to the beach, and the park. We rode bikes, walked to the beach, watched the turtles and had a enjoyable fall break. The house was beautifully redone and my granddaughter loved sleeping in the very top! The beds were comfy and kitchen well stocked. Quiet neighborhood. Great for family.
This property is more beautiful than what the pictures show. It’s stunning and a super fun place to stay with kids. The property owners thought of your kids and have installed gates at all the stairs to keep little ones safe. My husband and I took one 4 kids (ages 12,10,8,6) and they loved the fun bunk beds and 3rd floor tower bed. The back deck is fun to look at the wildlife and we saw tons of turtles and a little gator. The neighbors were friendly and the entire community was very quiet. The crosswalk to the beach is a breeze. It helps if you have one of those collapsible wagons to lug all your beach chairs over. My only suggestion, if you rent this property, is to take a few extra supplies with you. A few kitchen trash bags, seasonings and cooking spray (if you plan to cook), and an extra roll of paper towels. The house sets you up with enough supplies for the first day, but you will need a little extra if you have a big family like mine. I did have a question for the property owner and the management company texted me back super fast. That’s pretty nice. All in all, a great property and I would recommend it to anyone.
The property was great for our family vacation. Nice house with plenty of room. The kids really enjoyed watching the turtles in the lagoon.
Baby Blue was well describe/pictured. Kitchen well furnished. Property clean. Providing insight for others that may not be captured. These are observations, not complaints. The first loft sleeping area is very open and overlooks the kitchen/living area. There is WiFi available, frequent connection issues appeared to be towards front of house. WiFi did not connect in loft areas. If working a hot spot may be needed. There is grill/patio dining, but renters should know it is not covered area and therefore may be difficult to use with rain. Rain was frequent for our visit. It is a small community therefore parking is tight and limited. Access to the state park is available however possibly more suited for bikes if you are able to bring them. Beach access is a bit of a walk across a busy highway and driving, especially with children, may be preferred. Restaurants and shopping are a short drive.
