The villa consists of four levels. The first level features a spacious living room and dining room, overlooking the terrace and the dazzling caldera. Furthermore, a large, modern and fully equipped kitchen is situated on the ground floor (ceramic cooking plates, oven, dishwasher and large refrigerator). The second level consists of two bathrooms and one bedroom with a king size bed facing the backyard, where there is a third bathroom, and a laundry room. On the third level, there are two bedrooms featuring king size beds and facing the upper terrace of the house, which shares magnificent views over the caldera. The fourth level of the house, is an open loft with a king size bed. The private terrace right at the seafront is perfect for lying back with a good book, sunbathing and enjoying home cooked meals. The beach in front the house is a volcanic pebble beach perfect for swimming and kayak excursions to the nearby small bays. We provide the kayaks! In addition, you could always, walk up to the village of Oia, and enjoy the local sites there, or rent a car and explore the rest of Santorini. This Villa and its location, are both very special, and are ideal for sea lovers and people who are looking to escape the pressures of fast paced living.
This tastefully renovated villa is located in a truly unique spot of the caldera, at the foot of the cliff where stands Oia. It is located in the small, and picturesque Armeni bay, which only numbers a few houses, a restaurant and a pier where private yachts dock. The villa is located only few steps away from the sparkling blue waters. What makes Armeni Bay special, is that is not accessible by car. The two options for accessing Armeni bay are the following: 1)There is a path of 300 steps, linking this small port with the centre of the village of Oia. It is a 15-20 minutes hike through steps. You would need to be reasonably fit and like exercising for these steps. 2) We have our own private boat, and captain, for transporting our guests, upon check in, check out and during their stay. We offer this service (included in the price of the house) in order to be able to accommodate guests that are not willing to use the steps. From Armeni bay, the boat will drop you off in Ammoudi bay. Ammoudi bay, is also a small bay with seafood restaurants. However it is also accessible by car, as there is a proper road. From Ammoudi bay you can either use your car/scooter/atv or take a taxi in order to explore the rest of the island. It is only a 2 minutes drive from the village of Oia. In the village of Oia, you will find a great variety of shops and restaurants.
The house offers housekeeping service every other day.
Upon a reservation’s confirmation the host is always available for any inquiries or pre-arrival arrangements regarding transportation, excursions, special occasions, etc.

PLEASE NOTE that in rare cases of bad weather conditions we cannot use the boat. During the touristic season that the house operates (mid April - mid October), bad weather conditions are rare, but can still occur. We always follow the instructions of the local port authorities and our guests' safety is our top priority. In such cases our guests can either use the steps to go to the village, or we offer alternative accommodation in the main town of Oia.

We had an amazing time staying at the Armeni villa! The house itself is breathtaking and the proximity to the bay meant that the ocean was at our doorstep. Having the private boat access was incredibly convenient for arrival/departure, as well as to get to Oia without having to take the nearby stairs. Alex was always on call and went out of her way to help us organise ATVs at short notice, which was much appreciated. The house was very clean, with lots of little touches that made our stay more comfortable and convenient. A massive thanks to Alex and family, as well as Themis the captain for making our stay so magical. We would highly recommend holidaying here and would love to return someday!
We are so happy we made the choice to stay in Armeni Bay at Nicoletta’s lovely house away from the hoardes of Santorini. The house is delightfully decorated and furnished, impeccably clean. Themis the boat man was fantastic at looking after us and Alexandra met us and showed us everything about the property and was very responsive. The housekeeper came every 2 days to change towels, clean up and remove rubbish. We managed the stairs a few times during our stay and enjoyed the most fabulous swimming directly in front, watched the super yachts come & go. Ate at the lovely & hilarious Armeni fish restaurant a few times as well as the amazing Vineyart in Oia town. My one tip is to do a good shop - especially water before you arrive at the house so you don’t have to buy and carry once there. We had a rental car that we left on the road at Ammoudi Bay and that was very handy. Thanks everyone we had a fantastic stay.
From the moment we arrived at the dock to board the boat to the house to the charming little enclave on the bay. The steps to the village above was a nice walk to wonderful restaurants,shops, & views of the calidron. Yachts came & went, the water was gr8 for swimming. The restaurant located on the beach was spectacular & welcoming. Would return again in a minute. The host, boat driver, & car were all great & went the extra mile always for us.
What a fantastic find. The villa was wonderful. A perfect location with amazing views. The sea literally outside was crystal clear and felt like silk! Captain Alex and his boat were definitely needed as I have recently had a knee op so couldn’t do the steps but nothing was too much trouble. We ate at the Armeni restaurant next door every other evening and the food/ staff were lovely. Thanks Nicoletta- your communication was excellent and you made everything including transfers very easy. We would love to return in the future.
I agree with every other review we read before we booked this wonderful Seaside Villa (read David P.’s review, he captured it almost perfectly, among all of the others!). Nicoletta and family treated us like royalty. The bedrooms were all a good size, the bathrooms all had good showers and space, the kitchen had everything we needed to cook any meal (we made many), and the terrace, where we spent most of our time, was paradise. We are a family of 4, 2 parents and 2 young adults, so it was a perfect size for us, but there was much more space I felt like we didn’t use and it could accommodate another 4 people. Nicoletta was very helpful while planning our time there, her recommendation for Sailing tour was our favorite activity and well worth the expense! The boat service back and forth to Amoudi bay made the transition from the busier Oia to the calm and peaceful Armeni Bay extremely easy (thank you, Alex!). In addition, we did enjoy the Armeni Restaurant and it was one of our highlights, as a ‘neighbor’ they treated us like family. The steps are strenuous but the views on the way up and down are unlike any you will find on the island. We also enjoyed watching the yachts come and go into Armeni Bay and using the paddle boards and kayaks available to relax and enjoy the bay. We highly recommend this to anyone wanting to visit and enjoy all of what Santorini has to offer.
Armeni is located seaside which in my opinion is perfect. You can climb the stairs and experience pretty (but crowded with tourists) Oia. Nicoletta is a terrific host and anticipates any and all questions you might have. We definitely will stay at the Villa again!
Property was ideal (good size rooms and lovely views) and in such a wonderful location. You could swim or kayak from the property. Very peaceful with an exceptional restaurant about 100 yards away or you could ask to be taken to the next bay by the very obliging helmsman. The steps to the town are not impossible and we managed them on most days.
We loved our stay at Armeni Seaside Villa. The amenities were perfect and boat service was great! We loved the quiet and tranquility of Armeni Bay. The Villa was very well kept and we had everything we needed in the Villa to make us feel at home. Being by the water was a plus and being able to get out and swim or kayak was relaxing. Having the boat service available was an added bonus for those days when we did not want to hike the stairs. If you are looking for a place to relax and enjoy the ocean, this is the place to be!
Nicoletta and her daughters, Alexandra and Christina, made the trip very straightforward. They arranged for a shuttle service to meet us at the airport and drive us to Ammoudi Bay where Alexandra and Christina were waiting to escort us to the boat and on to Armeni Bay about 5 minutes away. The villa was ideal for our family of 5, which included 3 teenage children. The 3 main bedrooms were air conditioned but not the bedroom located in the upper loft space, which was the only disadvantage. The house is literally only about 5 metres from the sea and although the water gets deep quickly, it is rocky to enter so we benefitted from having brought lightweight swim shoes. There is a stepped pathway from Armeni bay to Oia above, which was quite challenging but not too bad for us and so we tended to climb these steps about once a day. At other times, we simply sent the boat captain, Alex, a text message to arrange a pick-up and he took us to Ammoudi bay where you could make an easier climb to Oia by foot on the road side (or could park a rental car if you wanted). The good news was that the relative inaccessibility of Armeni Bay by foot made it much quieter for enjoying the water and gave it much more of a traditional feel than the busy tourist spots while still being very convenient. There seem to be few such spots on the Island. There are a few small supermarkets in Oia where we stocked up on provisions using backpacks and then generally took the steps back down. The kitchen was well equipped so it was easy for us to eat at home. There is a quality seafood restaurant in Armeni Bay, although we did not use it and chose to have dinner a couple of times in Oia instead. There is a good bus service from Oia to the capital, Fira, from where you could get buses to other parts of the Island. We found the buses comfortable and quite frequent, but not according to timetable! Alexandra and Christina recommended the cliff top walk from Fira back to Oia, which we completed in about 3 hours after a day in Fira. Also on their advice we took one of the several semi-private Catamaran tours on offer, and were glad we did. We would highly recommend this villa to anyone who enjoys swimming and spending time on the water (kayaks and snorkelling equipment were provided) and who feel able for at least taking the steps down.
