Point B Exclusive - This architect-designed home is tucked away back in the Bayes Hill enclave, surrounded by conservation land and walking trails.
Designed by Hutker Architects, the house features nice detail and styling throughout with an inspirational nod to the Craftsman style of design. The first floor has a large light-filled Living Room with vaulted and beamed ceilings. There is sectional sofa seating, built-in cabinetry and bookshelves with gas fireplace, and large screen TV. Sliding doors open out to the large wraparound deck. The Living Room and adjacent Dining Room are separated by a half wall of custom-built shelving and cabinetry. Like the Living Room, it has vaulted and beamed ceilings, and a door that opens to the deck.
The Gourmet Kitchen has custom maple cabinetry, new stainless steel appliances, and granite counters. There is also a first-floor Primary Bedroom with private en suite bath. The other two Bedrooms are upstairs and share a full Bath.
The large back deck has umbrellas and outdoor Dining Area for six. It overlooks professionally designed and maintained grounds. The Bayes Hill neighborhood and association include open space as well as conservation land, and many miles of trails. The Association also has tennis and pickleball courts. There is also nearby public access to Lagoon Pond for those looking for kayaking or standup paddle boarding.

My family and I thoroughly enjoyed our stay at this great property on a quiet street in OB. The house's location just off of Barnes was ideal as it was a short bike ride from Farm Neck Golf Club and it was very close to a home that our close friends own. We were able to ride our bikes to everywhere we wanted to go in OB, Vineyard Haven and Edgartown. Be prepared as you'll have to ride on the street on Barnes for a mile or so in either direction before you get to a dedicated bike path. No problem though as drivers are observant and courteous. The house is extremely well appointed and as described. We had dinner at the long dining room table and outside on the back patio. We loved how close it was to everything yet also so quiet. We had a wonderful stay on Bayes Hill. Good location, great little neighborhood and a very comfortable house for the family.
We had a lovely stay in this house, which is spacious, super well located and all around really lovely. The listing does not mention (or if it did, we over looked) that you have to bring own bedsheets and towels. We boarded our flight with a separate suitcase just for these items. For what you are charged, it is silly that this is not provided, especially since beach towels are. Property manager was not responsive whatsoever, coupled with an early check out time of 10am (they send you multiple texts to remind you of this) makes it feel like this lovely property could be managed way better.
We loved our stay at this property. Private community, beautifully landscaped, architectural splendor throughout the home - highly recommend!
Our family really enjoyed this property - it was very clean, comfortable and had a luxurious feeling. The back yard and deck were beautiful for gathering for dinner and we loved relaxing on the large sectional sofa in the evenings. I would definitely rent this property again in the future.
