. All guests must complete a Calusa Community Reservation Form & provide all supporting Documents (copies of Driver's License (18 yrs & over) & Vehicle Registrations & return minimum 48 hrs PRIOR to your Arrival! Even if providing late, all is still required! NO EXCEPTIONS!
. NO ACCESS will be given until all is provided!
. Late admin fees can be charged if providing after 48 hrs timeline.
. Renter's full responsibility to provide all required & NO Cancellation or Refund on Confirmed Booking will be given!

OCCUPANCY
- MAXIMUM 6 PERSONS - THIS IS ANY BREATHING PERSON!
NO EXCEPTIONS WILL BE ALLOWED!

ONLY PERSONS UNDER YOUR BOOKING ARE ALLOWED ON & TO STAY AT MY PROPERTY/UNIT! NO OTHER UNREGISTERED PERSONS/GUESTS OR VEHICLES!

ALL OTHERS ARE TRESPASSING!

ADDED OR EXTRA GUEST- DAY/NIGHT FEES
Only If approved - extra fees/per person of $50-$800 day/night + 12.5 % Tax & booking fees/costs.

If Guest is found to have extra or unapproved persons, Owner/Host has right to charge for Extra Fees &/or EVICT any/all persons for violating House Rules with NO refunds, partial refunds or compensation for any or all nights used or NOT used.

. MUST CHECK IN with Calusa Office - if closed, follow Late Check In!
. Damage Deposit, $250 paid by Owner to Calusa behalf of Guest

. Notify Host/Owner 48 HRS PRIOR to arrival
. Security will have Temp Pass
. MUST Check In with Calusa next day

DEPOSITS
. Resort Deposit paid on behalf of Guest, Owner can process claim for any & all Damages to Community Property.
. Unit Damage Deposit $5,000
. Guest/s are responsible for damage/loss/theft from any/all persons staying, visiting to both Unit & Calusa.
. If damage/loss, Owner/Resort has right to keep Deposits, take any & all legal actions for any & all damage/loss including OVER paid Damage Deposits, including Police & Legal (including all court costs/legal fees)

SMOKING
. NON Smoking Property - No Smoking Inside/Outside, No E Cigarette, No Vaping, No Drugs OR NO MARIJUANA.
. MINIMUM FINE of $5,000 & costs of Damage/Extra Cleaning or Loss including all & any legal actions.

VEHICLES/PARKING
. Maximum 2 Vehicles
. Register & copy of Vehicle/s Registration & obtain Vehicle Pass

. AIR CONDITIONER - IMPORTANT
- A/C IS SET TO COOL NO LOWER THAN 70s DEGREES!
- Door & Window Sensors Installed - No Tampering is allowed!
- DO NOT leave doors/windows open when A/C is running as we often have record high temps in high 9Os up to over 100 degrees real feel temperature & in heat advisory conditions.
- When a window or door is left open, A/C WILL AUTOMATICALLY PAUSE FOR 5 MINUTES! Once the door/ window is closed for at least 30 seconds, the A/C will turn back on & resume.
- In understanding how an A/C unit cools, designed to cool 20 degrees below outside temps. If put too low, it will cause significant damage with overheating pumps, freezing the A/C unit or damage to the condenser and/or needing repairs or even complete replacement of the A/C unit.
- Guest/s are responsible for any & all damages/repairs as result of abuse/misuse.
- A/C unit is maintained & is verified functioning & cooling, immediately prior to your check in.
- If A/C is damaged due to guest abuse/misuse & guest has to leave there will be no refunds or cancellations including no refund (whole or part) on any stay nor to any unused nights.

. No tampering, turning off or covering of security cameras. Guests will be asked to leave with no refund of nights or unused nights & no cancellation of their stay!

ANIMALS/INSECTS/BUGS
. Respect & leave Wildlife/Animals alone
. Florida has many bugs/insects & No seems
. Anchors Aweigh is on Pest Control Plan. If you do see a bug/insect, this is NOT an infestation nor is Unit unclean! NOTIFY me & I will have Pest Control Treat
. NO REFUNDS, COMPENSATION OR CANCELLATIONS to seeing bugs/insects

I FOLLOW MY NO CANCELLATION POLICY!

OWNER has right to access WITHOUT NOTICE as needed.

Guest/s are holding Anchors Aweigh & its Owners harmless & indemnify from any & all expenses, injury, death, theft, damages, loss, costs, suits, judgements, suits, fees & costs etc. (including without limitation Attorney's fees & costs through trial & any & all appeals) associated with any damage, loss cause by Guest, Guest's Family, Friends, Guests, Visitors or Invitees!

VIOLATIONS can result in immediate EVICTION of ANY/OR ALL OCCUPANTS! NO REFUNDS, PARTIAL REFUNDS, CANCELLATION, COMPENSATION TO NIGHT USED OR NOT USED!
