Hoop & Griffin is located on the edge of the Conservation area with stunning views over the English Channel. It is a three-storey townhouse dating back nearly 200 years and was originally the residential/sleeping quarters of an old Coaching Inn known as the Hoop & Griffin which occupied a large plot on the corner. In later years it was used as a Seamans Rest house but has now been converted into a fabulous home which would suit a family or a group of friends.
This house is very well located for all the local amenities such as shops, pubs and restaurants as well as being literally a stone's throw from the beach.

The accommodation is very versatile. On the ground floor you enter the house going straight into the dining room which comfortably seats 8 with double doors out to a small courtyard. Through a stable door on the left is the kitchen which is well equipped with everything you require and on the other side is the main sitting room with a gas effect fire, large TV and DVD player and again views out to sea. 1 double bedroom on the top floor overlooking the sea with an inter-connecting shower room to a twin room. In the twin room, both beds have a pull out guest bed underneath and this room could comfortably sleep 3 people. Extra bedding is available for these beds if required. On the first floor there is the main bathroom with a bath and shower attachment and a second sitting room, with views over the Channel leading, through to another good sized bedroom/reception room. This room has 2 beds, which can either be made up as 2 singles or a double bed. It also has access to the outside roof terrace with loungers which is a real sun trap in the afternoons.



Deal's High Street is a short walk away and a recent winner of the The Telegraph's High Street of the Year award http://www.telegraph.co.uk/lifestyle/reinvent-the-high-street/10547216/Reinventing-the-high-street-Deal-wins-high-street-award.html. The Evening Standard also voted Deal this summer as a trendy seaside holiday destination.

    The cottage is well situated and well appointed. It is clean and offers excellent facilities. There are lots of glasses and plates in the kitchen. Strangely enough we could not find a vegetable peeler: it would be good to check the basics are covered. However we are delighted with our stay and would recommend the cottage to family and friends.

    We had a family event in Deal, so people were coming and going and once we had figured out that the key must remain in the key safe, the house worked perfectly for this. The weather around the event (for early May) was glorious so the outside spaces were a plus, not to mention that the beach was actually across the road. Although the property is a little way from the hustle and bustle (at the weekend) of Deal, the walk along Middle Street was always a joy with something unique to look at with every step.

    Cozy house with enough space and sleeping places. The location by the sea is very good. Centrally located for excursions to sights in the area. The sanitary system could use some maintenance. Especially flushing the toilet on the 1st floor sometimes caused problems. The kitchen was not very clean: cutlery, plates, pans, ...

    We love Deal and have stayed at least five times there and appreciate the quirky old properties. Positives: - Amazing location and front-row view of the beach, sea and pier from top two floors. - Large rooms, good layout and huge downstairs TV. - Comfortable beds and pillows. - Kitchen was well stocked, dishwasher effective, lots of plates/bowls. - Only three normal size wine glasses. Lots of mugs and other glassware. - A few childrens toys under the stairs and two camping chairs for the beach. - Not overly impacted by noise from people talking when walking by as most windows are tastefully double glazed. - Not creaky when walking about for an old property. - Shower pressure was good, water takes a while to heat up but gets very hot so take care. Negatives: - Sun loungers on roof terrace were broken/tried and unusable (one has no legs so you'd be sitting on the floor). - Gusto coffee machine unusable due to missing part (no draw for the pods). - Window blind in first floor bathroom was in an awful state and needs replacing. - Dead plants in outside pots. - Downstairs terrace is barren and could be made much nicer to sit out with some more decor e.g. mirror, trellace. - Kitchen cupboard with the mugs opens vertically and scrapes against the wall. - The property was not particularly clean on arrival and could have done with a deeper clean and hoover (hairs on the floor, some stains, dining table had not been wiped properly). Beds were clean however. - Top bathroom has paint pealing off the ceiling and had moldy wall tiles. - In strong wind the top bathroom extractor fan was very rattly during the night. - No mention of the history of the property anywhere, we had to do own research. Welcome book was tired with untidy handwritten pages. - Some dining room chairs were very wobbly and felt like they could collapse. - No attempt to offer recycling (no boxes, instructions, directions etc). A food waste caddy bag was provided by no caddy. May I suggest that the outside storage shed is cleared so it can be used for the recycling boxes. We enjoyed our stay but there was room for improvement. I would recommend this property if they address the issues. As ever Deal was lovely.

    This is the second occasion that we have stayed at the Hoop & Griffin, and have always enjoyed the comfort and convenience of the accommodation.

    Hoop and Griffin is in an excellent location and had facilities for 2 married couples. Upon arrival the rundown state and the long term grime of the cottage was unsettling. Also, there was only one fire alarm and it didn’t work. An email to Keepers Cottage brought in an electrician to install 9 fire alarms, and a cleaner who did her best to make the cottage livable. However, she was not a magician. The cottage needs a deep, deep clean, carpets replaced on the stairs, windows fixed and black mold removed from bathrooms, windows and outside sitting areas. The photos of the cottage currently online must have been taken a long time ago. This property has such potential; such a shame it has been neglected.
