This property was awesome, with so much to do. The listing is as advertised, very well stocked. This may sound crazy but having a dumpster was great as 28 adults and kids produce a lot of garbage. Highly recommended this house and would stay there again.

The house was absolutely fantastic for our long weekend reunion with friends. The views of the Texas Hill Country from the deck were incredible, and the large pool and hot tub were perfect for relaxing and spending time together. The home had great common spaces that made it easy for everyone in the large group to gather comfortably, and the kitchen was spacious, well-equipped, and great for cooking meals as a group. The house was very clean and the check in/out process was easy. Overall, it was an excellent stay and the perfect setting for reconnecting with old friends. We would absolutely come back again.

I think the only thing we were missing which I message about was larger skillets. That was all! Everything was GREAT!!! Perfectiong!

Amazing house amazing hosts!! The place is beautiful and is super spacious. I highly recommend. The area has plenty around it and it’s not a bad drive to downtown Austin (45 mins). 0 bad things to say about the house, hosts, or experience. Easy 5 stars!!

We were an extended family of 30 individuals ranging in ages from 1 year to 80 years who stayed at this beautiful and spacious home for 7 nights over Christmas. There was nothing we didn’t like about this place!! The views from the home, the spaciousness, well equipped kitchen, proximity to downtown Austin and the hill country outdoor attractions were some of the highlights. What we all loved the most was the simple and practical furnishings that made having young kids from ages of 1-7 years stress free and very enjoyable. The super spacious deck gave the parents a beautiful and safe outdoor space for the young ones. The rooms were very comfortable and unlike listings that overpromise and under deliver, this listing did not disappoint at all. Having done this family reunion every other year for the last many years, this is the one place that had an unanimous thumbs up from all. This has therefore become the gold standard for future reunions!! The hot tub, pickle ball court, chess board and ping pong table got lots of use and our hosts were very welcoming and responsive.

We all had an amazing time. The house was very spacious and very well laid out, it is much bigger than the pictures show! The kitchen was beyond stocked with every utensil you would need. We had our family Christmas celebration with five families. We are already talking about returning:) Thank you to the Grand Villa team for having such a great house.

What an amazing trip! We really enjoyed spending time at this well equipped property. Only thing missing is a pool heater, would have paid to have it on.

Review of Grand Villa - 2025Our family of 19 (2 grandparents, 3 children and their spouses, and 11 grandchildren) stayed at the Grand Villa in Dripping Springs this past July.The house is enormous and wonderfully laid out. Everyone had enough space to spread out or be together. The house and surrounding areas were perfectly clean. The back deck with a fire pit, picnic tables, couches and many chairs was a great place to gaze at the stars and visit with each other in the evenings and watch deer during the day. There is a large dining table that seats 20. A beautiful, large pool with a spa hot tub. There was a bocce ball court and pickle ball court. Many extras were included and were appreciated. The commercial ice machine was great (we have NEVER had enough ice) and the 3 refrigerators held all our food with room left over. Thad, Annette and the Grand Villa team were great to work with. Any problems were addressed immediately. Thanks for a great vacation for our 18th Annual Family Vacation. We will definitely consider this property for future vacations.

Our family of 25 adults LOVED, LOVED, LOVED this property!!!1. It’s huge - with enough beds for everyone2. It’s huge - with enough ‘living spaces’ for everyone3. It’s huge - with a kitchen that has nearly anything you could dream of … 3 refrigerators, commercial ice machine, Wolfe oven/cooktop, 2 dishwashers … and everything else you can imagine!4. The pickleball/basketball court was AMAZING, the outdoor deck was ridiculously huge, the pool/hot tub were the center of our week.5. The yoga mats, free weights, poker table, ping pong table, bar were used all the time.This place is stunning … 45 min from Austin (Rainey Street is a must!), Dripping Springs Main Street doesn’t have much but Homespun Kitchen and Bar was THE BEST place to take 25 people - live music and fantastic service.We hope others will enjoy this vacation home as much as we did - the host and team were amazing!

Our large family reunion group enjoyed the spacious well stocked kitchen, the expansive deck and view off the back of the house, and the pickleball court.

We had such a great stay, the pool was excellent, everything worked perfectly. The kitchen is HUGE! Absolutely nailed it for our large group. Can’t wait to return, THANK YOU!

We had four families with a bunch of teenagers and had an absolute blast. Great house. Loved playing pickleball and then cooling off in the pool. The deck and view is amazing.

Very fun place for a college reunion. Tons for the kids and parents to do.

Our stay here was amazing! Everything was just as described with plenty of space! The host was very responsive and accommodating; able to give us both early check-in and late check out which was ideal for our very large group!

Such a fantastic property, and stay. The hosts were possibly the best communicators of any property we’ve ever rented. The beds are very comfortable, kitchen is well appointed and the ice maker came in clutch! Five stars all around, we will definitely be back!

Perfect Place!This house was perfect for our group. It fit everyone’s needs. There were places for all ages to hang out. There was so much to do. The house was so spacious. We had the best time.

We had 29 people at the Grandvilla for a week of celebrating Christmas. We ranged in age from 2 years old to 83 years old.There was plenty of space for everyone. The kitchen was spacious and we all loved cooking on the commercial size stove and oven. We cooked the evening meal together and all at very comfortable at the table and chairs supplied. The ice machine was a brilliant idea. The pickle ball/basketball court was a hit with all ages. Our seating was comfortable for putting puzzles together, playing cards and doing crafts. There were lots of places in this area to visit but the most popular were the wineries and distilleries. This location was very clean and spacious for lots of cars to be parked. Communication with the owner was very easy. Our stay was excellent and magical!

A great space for keeping entertained, with beautiful views and plenty of space for cooking, chilling and gaming it up. The space was modern, clean and spacious, with plenty of beds, bathrooms and fun things to do. I highly recommend this for large groups who want to enjoy some quality bonding
