Guest/Host to exchange phone numbers for any unforeseen emergency or issue with the property that needs to be fixed or addressed. By accepting a stay at this listing all guests release the owners from any and all liability including the use of the pool and/or spa. Any undisclosed guests could possibly lead to the reservation being canceled and/or the deposit being forfeited.

If you have a complaint about any aspect of the property upon addressing this complaint with VRBO or us you are authorizing us to come into the property and solve the problem, fix whatever is broken, or repair the home or make the home clean up to the standards you require. We do not need permission to access the property if there is something you deem unsuitable that needs remedied.

There are numerous outside security cameras for our guest's safety. Covering up or disabling any outside security camera is a violation of the House Rules and will result in your reservation being canceled and the security deposit forfeited.

If you are traveling with pets we DO require a $200 non refundable pet deposit per pet for EACH pet. Pets are allowed on a case by case basis. Each time a guest brings an allowed dog we thoroughly clean the house for the next guests. We shampoo all carpets, steam clean the tile, shampoo/steam all furniture...

We will send additional fee charge for each pet approved. We do reserve the right to collect more for any additional Cleanup caused by pet such as feces removal from yard or hair on furniture and bedding. We do NOT allow pets on any beds or furniture. If this is allowed we consider this damage made by human error.

We are on tiered pricing for this home, so please make sure now that your guest count is correct when booking to avoid additional fees. Anybody inside the house or outside by the pool must be counted in the reservation. The base nightly amount is for 6 guests. Each guest after 6 people is $35 per night/day per person. If after booking you end up needing to add more guests, we can do this through the app.

We have security cameras on all points of entry or exit on the home to insure our guests safety. If additional Guests are noted on security cameras upon check in that have not been disclosed, we reserve the right to cancel the reservation without opportunity to receive a refund and charge an amount up to $750 for time spent resolving issues. We appreciate guests who book correctly and allow us every opportunity to provide a 5 Star experience in our homes.

This house is perfect for a large family/friend gathering. We offer 7 bedrooms (with many different options to sleep), 5 1/2 bathrooms, 2 living areas, formal dinning room. Also Enjoy the game room, theater room, Hot tub and pool. There are a total of 11 TV's in the house. There are TV's in all 7 bedrooms, the 2 living areas, the game room and the theater. The Hot tub is inside the game room. We do NOT allow parties. This is absolutely NOT a party house. This is a quiet neighborhood and we plan to keep it that way. We respect the privacy of our neighbors and expect our guests offer the same respect to the neighbors. If you plan to rent this house and sneak in extra guests for a pool or house party do not waste your time. We have had a couple bad experiences with loud parties all hours of the night that disturbed the neighbors (the police were called and all guests were escorted out with zero refund). We do not want to host this type of guest. We have security cameras at every entrance of the house. The number of people on your reservation is the number of people that should be entering the house or outside by the pool. It does not matter if the extra people enter through the front door, the garage or the backyard. We have hosted many large adult groups and adult plus children groups that have experienced great memories and had an awesome time without disturbing the neighbors. This is the type of group we are looking to host.
