Insurance and Guest Verification: As part of our effort to help you relax and enjoy your stay, a mandatory insurance fee is included in your reservation cost. This insurance covers some incidents of bodily injury and some accidental damages. Please contact us if you`d like details on the coverage provided.
By moving forward and booking this reservation you give permission to the property manager to use a third-party service to verify your identity and check criminal databases to confirm your reservation.

For stays of 21 nights or more:
- There is a monthly cap of $350.00 on utility costs. The booking guest is responsible for utility costs incurred beyond this cap
- For stays of 28 nights or more, we require a one-time additional insurance fee and a refundable deposit
- Guest has the option to either have periodic cleans during the stay or a deep clean at the end of the stay. Guest is responsible for the cost of additional cleaning.

Cancellations: We highly recommend that you purchase travel insurance at booking, as we are not able to provide refunds for cancellations outside of our policy for reasons such as flight delays/cancellations, weather, injury, or illness. We encourage you to familiarize yourself with our cancellation window. Please use this time to research the location with the provided address and finalize your travel plans. Refunds will not be considered outside of this window for any reason.

House Rules
- The City of Scottsdale limits short-term rentals to a maximum occupancy of 6 adults and their dependent children,
- Guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.
- Parties and any disruptive events are strictly prohibited. Occupancy is limited to the maximum number of guests shown in the listing, and all guests must be included in your reservation. Violation of this policy may result in removal from the premises and/or removal from the booking platform. Refunds will not be considered in the event of a violation.
- If a lockbox is used, failure to return the key(s) to the lockbox will incur a re-keying fee.
- No RV parking.
- Pets: No pets allowed at this time.
- No tape or adhesive is allowed to be attached to the walls.
- Please be a courteous neighbor. Quiet hours are from 10 p.m. to 7 a.m.
- No smoking of any kind is permitted anywhere on the premises.
- No commercial photography or filming is permitted on the property. Tents or other structures may not be erected unless otherwise approved by the host prior to booking.
- Please treat the home as if it were your own, report any damages immediately, and leave things as you found them. Booking guest is liable for any damage to the property and agrees to accept charges to the card on file (if applicable) should damage occur during occupancy.
- If you happen to notice any kind of cleaning error or damage upon checking into the property, please make sure to notify us right away along with pictures so we can address it ASAP. Refunds will not be considered in the event of an unreported issue that we were not given the opportunity to address. By reserving our property you understand that while we do our best to ensure that the property is up to standard, please be aware that refunds will not be considered for ordinary wear and tear.

    A beautiful home. A great location. We were in town for the USTA National Championship and the home’s location was prefect for us. Close to major tourist sites, close to Old Town, but at the same time just far enough away from the hustle and bustle to be completely relaxing when needed. We throughly enjoyed our stay and would stay again when in the area if available. Thank you.

    The size, layout, and amenities of this house were just perfect for a girl's trip with four fabulous friends. The house was very clean, the furniture is nice and new, the beds relatively comfortable, and the backyard was perfect for our needs. Only a few minor suggestions for the owner - please provide hand towels and more than just two or three washclothes. We did not like having to use a bath or beach towel as a hand/face towel. Also, the casita is great; however, the other 3 of us ladies would lock the house doors at night, and the person staying in the separate casita could not get into the main house until someone else was up in the morning. A key for the backdoor was not provided. All in all, a fabulous house in a good location!

    Thoroughly enjoyed our stay here! Did a low-key girls relaxation weekend in Scottsdale and The Modern Retreat was a perfect place to stay! Everything was nicely thought through for the guest experience. We had everything we needed for a comfortable stay. The place was clean and nicely maintained. The pool was really lovely and ended up being a fun highlight to the trip. Having the indoor living room and outdoor patio space was such a treat. I would 100% stay here again.

    Great 4BR home in the heart of Scottsdale, close to Scottsdale Ballpark, Mastros and other main dining / shopping areas, short drive from Camelback mountain. Very clean, seems to be newly updated. Nice kitchen, could use a few more utensils / pans. Couple of other small nits that we didn't highlight till we left, that the owner is going to fix. Neat casita which is kind of like a separate apartment. Very attentive managers. We had a group of 4 guys out for a weekend and it had evertyhing we needed. Great backyard, nice TV's, good kitchen, great location. Would use again.

    This was a perfect home for proximity to the WMO. Having 5 adults, the need for multiple bedrooms and bathrooms was required and fulfilled. Everything was spotless and the lay out was so inviting. Thank you for all your help.
