This newly upgraded Cape is the perfect place to relax. Located in the heart of Katama, on a quiet dead-end road off Road to the Plains, between South Beach and the town of Edgartown. This home offers good indoor and outdoor space, with many amenities including front and back decks, a Hot Tub, and outdoor shower.
The 1st floor has a large mudroom, excellent for cleaning off after a day at the beach. Just off the mudroom, there is a beautifully upgraded kitchen, with white cabinets, stainless steel new appliances, and a hightop kitchen table. Step through the kitchen and into the sitting/lounging room, there are 4 comfortable sitting chair and a bay window with a cushion overlooking the gorgeous front yard. Next to the sitting area is a dining room with a table that seats 6. Walk into the TV room, where there is a sectional couch perfect for lounging and watching the 55-inch 4k smart tv with cable as well as Netflix. Just off the hallway, there is a downstairs full bathroom, and next to it is a bedroom overlooking the backyard with two twin size beds and a large closet.
The second floor has two bedrooms and one bathroom. Walk up the stairs and to the left there is a large bedroom with two full sized beds. Walk up the stairs to the right and there is the same sized bedroom with a king sized bed and large closet. Between them, there is a large full bathroom with heated lights.
The Front porch is perfect for playing games, drinking morning coffee, eating breakfast, or just listening to the chirps of the birds. The back deck is an excellent place to eat meals or just enjoy nature(it has a grill). Off of the deck, there is a large outdoor shower and a Hot Tub big enough for 4-5 people.
The basement is fully renovated as a play area. It has two large rooms equipped with a smart TV and video games.
A new outside basketball has been built.
This house is ideal for one or two families no more than 4 adults.
Beautiful house, great location and gracious hosts! Rented with my husband, mother and 2 year old son. The yard, deck and outdoor shower were perfect, and the owners were accommodating and had great communication. Short bike ride into Edgartown and South beach. We will definitely be back!
We had another great week on the Vineyard at this house. It's easy, comfortable, and just the right size for our family of four. We love the location, near town and the beach, and the outdoor space.

My family and I loved our mid-week fall visit to the Vineyard! The house was very clean and well-equipped. We found everything we needed - beach towels were especially appreciated. Evenings in the hot tub under the stars were particularly relaxing. We vowed to come back again soon!
We enjoyed staying at this house. The owner is really nice. The house is really pretty, spotless, updated, roomy and well set up. The front porch is wonderful, the yard huge, the back deck and outdoor shower were great and the hot tub amazing! It was a perfect fit for our small family, my husband and I, my daughter and son in law and their 2 1/2 year old little girl. They walked to town, played in the hot pool, ran around the yard and rode her scooter on the basket ball court. Nice neighbors, woodsy and quiet. It was great having a few guests stop by and able to have a place to sit and enjoy outside that was so pretty and comfortable. Our only issue was one week is never enough for us to enjoy Edgartown.
We had a lovely stay here. Enjoyed the porch and easy bike ride to town.
This Katama house was exactly what we needed and wanted for our week long family vacation on the vineyard. We have two little girls, ages 5 and 2, and the set-up of bedrooms and common areas were perfect. The large, covered front porch was a perfect spot for morning breakfast and afternoon cool downs. The hot tub in the back made for great late afternoon hangs, along with grilling on the back deck. Our girls were obsessed with the outdoor shower, and this was a major plus! For my husband and me, we are always worried about what th bed will be like - and this king beauty rest matress was a HUGE bonus. We slept well each and every night. The kitchen had everything you could need, including a pizza cutter that came in handy. The outdoor hose by the mud room was well placed to clean up after the beach, after we used the house's beach umbrellas and beach chairs. We had bikes delivered from Edgartown Bicycles for the day we arrived, and biked the short ride (1.7 miles) to town for icecream and the 2 miles to South Beach multiple times. The house also has a new basketball court out front, and while our girls are not quite old enough to play, it provided another place to explore and we utilized it for scooter rides. Finally, Munzer was exceedingly accessible and communicative prior to our arrival, and available for the one question we had when we arrived. We have already discussed which week we want to rent for next year!! Don't miss this perfect place!
My family and I really enjoyed our stay in this house. The host, Munther, is terrific and was responsive to our needs and requests. The house was very clean and comfortable for our family, including my two teenage boys who enjoyed riding their bikes to the nearby downtown and beach. We took advantage of the unseasonably warm weather and spent a large portion of our stay outdoors and on the house's two large beautiful decks. Our family likes to cook and the kitchen was remarkably well equipped. Also, the furniture was modern and comfortable. We are looking forward to returning to this house in the spring and summer.
My family has rented on the Vineyard for 30 years to participate in the fall fishing derby. The last 15 have been in one home which changed to a yearly rental so we went on to another property. We liked the yard and front porch in this home and had high hopes. The location of Katama is good but the neighbor was starting his generator and boat engines at all hours with plenty of swearing . Their pit bull kept chasing skunks to out porch. We paid for the rental with a cleaning fee. On Oct 23 we left and on Oct 25, I received a midnight email that they were keeping our damage deposit because we trashed' the house. I thought it was a poor joke. We are in our 70's and do not trash anything. The next day I received 19 photos of evidence of our destruction. Such as: coffee grounds in coffee maker, mud in mud room, finger prints on plastic chair, dirty pan (which was ours and left by mistake). All this should be taken care of with the cleaning fee. We did not have heat for most of our stay because furnace and thermostats were defective. He blamed us for that as well. I filed a protest with my credit card company and submitted a 9 page report refuting charges. He filed no report to support his claim. Not one page. We agreed to pay a small amount for our POSSIBLE contribution to kitchen ceiling stain. There is a 5 burner gas stove with no hood Then I received an invoice for repainting the house interior and extra cleaning fee. After fighting this, the owner relented. It was another disturbing charge to deal with. They provided no broom, mop or vacuum cleaner. We bought broom and cleaning supplies. If he wanted to freshen up interior after a busy rental season that should come from his rental income. Not the last tenant in. It was truly the worst experience in 30 years. The owner is probably a nice hard working person. We had several pleasant emails before all this. I liked him. But to receive this treatment is inexcusable and hurtful Now, 7 weeks after vacation, 70+ emails (all civil ) three 45 minute conversation with credit card company and great stress, it is still not resolved. Clearly, there was only one thing trashed and that was my vacation. Cynthia H
