GROUND LEVEL (main living area + half ba + patio)
Enter this beach vacay home from the attached garage or main front door and be greeted by a bright and spacious open main living area floorplan. There are dual sliding glass doors that look out to beautiful white sandy beach and blue water bay views, and lead to your exclusive waterfront patio complete with multiple seating areas and fire pit.

The living area includes designer touches with pops of color throughout, modern furniture including an easy pullout sofa bed, accent chair, SMART TV, wood flooring, & adjacent dining with bay views. Off this area is a kitchen fully equipped with all your cooking needs, granite counters, stainless steel appliances & for coffee lovers a Keurig + drip coffee maker. Rounding off this area is a half bath.

SECOND LEVEL (all bedrooms! + 2ba's)
All bedrooms are located on this level and have their own individual water view deck and plush carpet. The master suite is our featured bedroom, the perfect place to enjoy sunrises in bed! This bedroom is ideally situated on the bay with direct water views and includes a comfy King bed, wrap around floor to ceiling windows to capture beautiful views, expansive bayfront deck with seating, work station & ensuite with separate soaking jetted tub and surround shower.

On the opposite end of the hallway is br#2, a spacious area with yet another King size bed, SMART TV, and separate water view deck. Br #3 houses 2 twin beds & SMART TV, with a full bath (tub/shower combo) rounding out this level.

POLICIES & GOOD NEIGHBOR GUIDELINES

• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multigenerational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (i.e. includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

    The neighborhood was quite mixed, new houses and old bungalows, but once we walked into the house we saw the view and loved it. The walk along the bay was long and a great place to exercise. The patio was a wonderful place for eating and just relaxing. The garage was a bit of an ordeal. The rental car was a mini van and it fit into the garage well. However, there were a lot of cars parked right across what I would call an alley and they made maneuvering the car into the garage a bit of a challenge.

    This is our 2nd time at Jamaica Sands. The location cannot be beat! You're walking distance to Belmont Park, restaurants, markets, coffee, water activity, and have the beautiful bay to look out at each morning with a cup of coffee. Our kiddos could cross the boardwalk and play in the grass and beach sand. We absolutely love this property and look forward to another family vacation next year!

    Perfect spot for a three generation family stay. Right on the bay, close to everything and the house is fantastic. Nightly gatherings around the fire pit. Walks along the bay and only a block and a half to the ocean. And a garage that will take a car or two. Already making plans for next time.

    Good location and easy to get to Lego Land and Seaworld. Ocean beach is only a block away with many places to stop and eat within walking distance. The patio faces south so the morning sun was nice while having coffee!

    Great location, within walking distance to Bay, beach, Belmont park. You can see SeaWorld firworks from the house. The management company was very responsive. Minor fixes are needed. For example some of the automatic shades and fireplace broken. But we were told that before check in.

    We spent the week here to celebrate graduation for my granddaughter. It was an all girls vacation. My daughter, daughter-in-law and myself enjoyed the peaceful bay area while my granddaughter and friends enjoyed the beach, the Bay and Belmont Park. We could walk to everything. Restaurants, beach, resort and park. Definitely a do again. The house was very clean and comfortable.

    Our stay was absolutely perfect for our family of four. We have two young kids and the beach was steps away. The Mission Bay side was so beautiful day and night and the views were breathtaking on all levels. The townhome was very clean and comfortable. The location was perfect (central and close to everything). Great running path along the water. This was the nicest rental we've ever stayed in and will definitely rent again in the future!
