With 5 bedrooms, plus a den with a door for privacy to allow for extra sleeping room, this property is a great spot to get the whole family together! There are 2 king bedrooms, 1 queen bedroom, and 2 twin-over-double bunk bedrooms. The queen and both bunk bedrooms are on the first floor, and the 2 king bedrooms are on the second floor, along with the main living area. One of the second floor king bedrooms also features an en suite bathroom.



Make memorable meals in the newly updated kitchen with stainless appliances, Corian counters, hard wood floors, and Jenn Air Indoor Grill. The expansive living room feels even more spacious thanks to cathedral ceilings, large picture windows, and features a beautiful fireplace. The fireside dining room seats 12, so you can gather everyone around the table for a celebratory feast, or a group breakfast before you start your day.

• Pets: Pets are permitted with prior approval and payment of the pet fee(s). Please inform us promptly upon booking about the type, age, and name(s) of pet(s). Pet fee is $50 per pet per night. For Airbnb bookings, please note that the pet fee is not included in the total amount paid at booking; it will be collected separately after the reservation is confirmed.



• There is a $25 fee for any lost or unreturned keys.



• The house has a Tesla battery backup generator to provide electricity in the event of an outage.



• Coffee: We have both Keurig and drip coffee makers.



• Smoking: all Lexvest properties are smoke-free. To respect the homeowner and other guests, smoking is strictly prohibited inside all buildings and within 50 yards of buildings and/or outdoor amenities. If you smoke, we reserve the right to charge a $1,000 smoke remediation fee.



• Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property. We cannot accommodate weddings, or any events with outdoor music, catering, excessive alcohol, etc. Any party or gathering is grounds for immediate termination of your stay and removal from the property with no refund.



• Drones and fireworks are prohibited on property.



• Cleaning: the property is professionally cleaned prior to your arrival. For longer stays, we require professional cleaning by our housekeepers every 2 weeks; guests can arrange and pay for this cleaning with the manager. Regardless of the length of stay, we reserve the right to assess fines for excessive cleaning, trash removal, and property damage.



• Rental Agreement: to ensure a safe and comfortable stay, the owners of this property require that all guests sign a Rental Agreement that clearly sets forth the terms and conditions of your stay. We send the Rental Agreement with your booking confirmation and we require your signature within 24 hours; we reserve the right to cancel your booking with a 15% cancellation fee if we do not receive a signed agreement.



• Guest Count: please reserve the property for the actual number of guests in your party; no additional guests are permitted without host approval. Guests may not sublet the property.



• No refunds: while we make every effort to ensure that the property and all amenities are available to guests during their stay, we make no guarantees and we do not refund guests for unavailable amenities; utility outages; weather, etc. We advise guests to exercise caution in inclement weather. Guests bear all responsibility for their safety and ability to access the property.



• Damage Waiver: to protect the property and its contents, we require guests to purchase an accidental damage waiver with $59 of coverage. Please report any damage immediately to us to avoid charges or responsibility for damage. Guests are responsible for any intentional damage, removal of items from the property, and any damage not covered by the Damage Waiver.



• Early Check-in / Late Check-out: during the busy summer season, it can be difficult to accommodate early check-in or late check-out. If you are interested in arriving early or departing late, please contact us in advice. If we are able to assist, we reserve the right to charge a small fee, which helps us recoup the cost of rescheduling cleaners.

We urge guests to pay close attention when enjoying nature, weather can change quickly and wild animals can be surprising. Because temperatures in the mountains can fluctuate widely, even in the height of summer, we recommend packing sweaters and light, cold-weather gear just in case. Depending on the activities you plan, we recommend packing hiking, running, swimming, horseback riding, and/or running gear. We also recommend that guests consider spraying clothes with Permethrin when walking outside, to help avoid ticks. In winter we recommend guests pack several layers of warm clothing and ensure that their vehicles are ready for potential snowfall. For other clothing, most all venues around are very casual.

    Our group stayed at Stratton over MLK weekend. The house is great. Enough space for everyone. Kitchen had all the amenities and things you would need. The sauna and hot tub were a hit! It’s so close to the mountain and the shuttle is very convenient. The shuttle drops you off either at the base or there’s a side trail off lower wanderer right by the house. The two rooms with bunk beds are on the smaller side but we didn’t mind, there were so many other spaces to hang out in and the convenience of the mountain being right there, can’t beat it. The owner is very very responsive to messages which I really appreciated. The house sits higher up, so the driveway is a little uphill, we had 4-wheel drive (keep in mind for heavy snow), but we didn’t have a problem and the driveway/road was cleaned with no issues. We definitely would stay here again!

    Great hot tub, beautiful dry sauna that we never got to. Great outside grill. 5 real bedrooms, great electronics, fabulously comfortable. We were climbing the 29029 Everesting event and used the house for two couples and as a clubhouse for our climbing team.

    We had such a lovely stay here! My family and our significant others (6 adults) plus one baby fit extremely well and we were very comfortable. We each had a master bedroom and did not even use the bunk room! The property is a perfect location just 2 min drive from Stratton village. The house is in great condition - the hot tub and sauna were fun additions. The host was extremely responsive throughout the entire booking process - thank you for a lovely stay and for making our VT fall trip so easy!

    We were very happy with this stay. The house is clean, comfortable, and spacious, as advertised. The hot tub was clean and worked perfectly. The property owner is a very responsive. I would definitely stay here again.

    We did a last minute pre-Christmas trip with our family and loved this place. It is spacious and has a great fireplace in the main living room with comfortable couches and chairs to hang out in. The hot tub on the back deck was awesome as was the sauna. Eric was great with communication quickly replying to our emails if we had questions. The shuttle comes by on weekends pretty regularly although our kids flags trouble figuring out which shuttle to take coming back from the mountain so we had to pick them up which was fine because it was a very short ride. The driveway is similar to many nearby home with a steep incline so be sure your vehicle can handle the snow. It was not a problem for us and it seemed the driveway was plowed every day we were there. The road leading to the house is also plowed pretty regularly but again you need four wheel or all wheel drive in the snow. We would definitely rent this place again if we return to Stratton.

    Just got back from our stay for a long weekend. The house was everything and more.! it was extremely clean. There was plenty of room. We use the sauna and hot tub and they were also immaculate. We had a glitch with the hot water when we first arrived and called the number in the book and they had someone out there within a few hours and it was taken care right away! Everyone we dealt with was extremely friendly and Erik couldn’t have been nicer. I would recommend this for families gatherings definitely skiing in the winter, but it was absolutely breathtaking in the summer as well.
