Guest Count & Pricing Policy

Our rates are based on the total number of guests reserved, not justthe number of nights stayed. Once a reservation is confirmed, the calendar is blocked for that specific group size and prevents us from accepting other bookings that may require higher occupancy.

No refunds are provided for no-shows, late arrivals, early departures, or reductions in guest count after booking, including for holiday or peak-demand dates.

Any disturbance to anyone in the house or broken house rule(s) will result in cancelled reservation and removal from the premises with no refunds. Applicable fees will apply. Thankfully, we have never had to enforce this rule. :-)
