To sit in the lanai and watch the sun go down, without anyone else around, is a special experience - your own private sunset! And at night, the only thing you'll hear is the sound of the waves! The peace, quiet and seclusion are unsurpassed. Because there are no overlooking neighbors, you’ll have total privacy on the beach side!

2. Unlike the northern part of the island, there are no houses ON the beach to ruin your view. You won’t see these houses (some of which are actually IN the water) on the other listings - because their beach view photos are cleverly angled away from them. But when you get there, these houses will be very much in-view when you’re looking at the beach. Your view will be 100% natural from CocoHut! Just sea oats, sand dunes, sun, sky and water to infinity. It’s a completely different experience!

3. Erosion from the north of the island is accreting sand in front of CocoHut. Because of this, the north end has just a narrow strip of sand. In contrast, you’ll have a wonderfully wide beach to play, or just spread out, on - the widest anywhere on the island.

With >2,100 sq ft of living space, CocoHut simply has more room than other beachfront homes. The open-plan layout, combined with high ceilings, make it feel even more spacious - so you won't feel like you're on top of one another.

ABOUT THE ISLAND:
You can only get to the island by boat. The water taxi takes
With that short ride across the bay, you'll leave behind the crowds and you'll swap the noise of trucks and cars for the sound of waves lapping the beach. Yes, it's truly that special! The beach is never crowded and there are no commercial hotels/resorts/businesses.

Because the houses on the south end of LGI are properly set back off the beach, you can stroll along it and enjoy the dunes and sea oats as your backdrop. Bring down a lounger and, with so few people, you'll feel like you're on your own private stretch of beach. (We provide multiple loungers, Adirondack chairs, beach umbrellas and a deck parasol.)

Sea turtles nest on the beach right in front of the house (May-Aug) so you may well see them, or their hatchlings, as they head out into the Gulf (Jul-Oct). Pretty much every day you'll see dolphins feeding/playing/cruising and rare birds along the beach. We have 2 kayaks so you can get out on the water and you'll likely come across manatees and manta rays and you could have a close encounter with the dolphins.

Fishing all around the island is unsurpassed (flats/inshore, nearshore and offshore) - snook, snapper, mackerel, grouper, redfish, trout, tarpon... If you don't have a boat, fishing guides will pick you up from the island.

TYPICAL (YET UNIQUE) GUEST EXPERIENCES:

So for the highlight of our trip - we got to watch a tiny baby Loggerhead turtle come out of his nest and make his trek down to the sea right in our backyard!! It was an experience we will all remember for a lifetime!

The views, the sunsets, the night time / early morning beach walks, and swimming with dolphins was all unbeatable.

SLEEPING CONFIGURATION:

CocoHut has 4 bedrooms: 3 master suites - 2 of which have king-sized beds and 2 of them have Gulf views. All beds have cooling gel, memory foam mattresses. The 1st master suite has a Gulf view, a king-sized bed and en-suite shower with walk-through toilet/bidet. The 2nd master suite also has a king-sized bed and en-suite shower/bathroom. The top floor master suite has a breathtaking view over the Gulf, an en-suite, a queen-sized bed and a dedicated a/c unit. The 4th bedroom has 2 twin beds and an amazing floor-to-ceiling view of the Gulf. There is a baby bed and a pack-n-play.

So the house sleeps a total of 8 people comfortably. Price is set for 6 and we charge $49 per night for additional souls (regardless of age) up to a total of 9*.
*We can accommodate 9 (at an additional fee) if you have at least one baby/infant/toddler - since we do have a baby bed and pack-n-play.

BEACHSIDE:
The entire beach side of the house has no overlooking neighbors!

The lower level deck is large enough for you to play around the ping pong table and still have plenty of deck space for sun bathing and grilling.

There are loungers, Adirondack chairs and a beach umbrella provided for you to take down to the beach. Once back from the beach, you can rinse off with the hot water, outside shower on the deck - and enjoy its unobstructed beach view!

LOGISTICS:
There is an island grocery delivery service. They can even get everything into the house before your arrival. At the house there is a regular fridge/freezer, plus 2 small fridges and a small freezer so, you can bring/order, everything you need in one load.

In addition to a fully-stocked kitchen, CocoHut has 2 grilling options - charcoal and gas grills. We provide propane.

It's a 5 min walk (~400 yards) from the dock to the house - so you'll need our sherpa to help get everything to the house, or a golf cart - which you can rent on the island.

With a golf cart you can explore the sandy paths and ride up to the state park in the middle of the island (or walk up along the beach). The island is about 7 miles long, the state park is
There are no commercial properties or businesses on the island (no hotels/resorts/restaurants, grocery stores/shops) - and thus none of the associated crowds/traffic/noise/light pollution. The only ‘exceptions’ are the few private individuals who a) rent golf carts, b) deliver groceries, c) are dock-to-house sherpas, or d) offer household trash removal.

For your safety, there is 24/7, 365/yr, professional paramedic/EMS stationed on the island. They can get you to a mainland hospital if necessary.

OTHER STUFF:
CocoHut has Starlink WiFi. Download speed is ~100 mbps and often higher; upload speed is typically 20+ mbps. Reliability is excellent. There is no wired cable/fiber optic service to the island; so this is as good as it gets.

The main living area has DirecTV. There are smart/Roku TVs in the master suites.

Please note that all children/ toddlers/ infants/ babies count towards your total number of guests - there are no age-based exemptions. For the little ones we have a baby bed and a pack-n-play, (both provided with linens), a baby booster seat and a toddler booster seat, and a spiral stair guard railing.

The furniture in, and around, the house has a maximum tolerance of 245 lbs.

We do not accept pets/animals of any description/ designation/ classification.

Given that some guests have set a ridiculously low temperature that has caused the AC unit to ice up, the thermostat cannot be set below:
Day time (9am – 7pm): 75
Night time (7pm – 9am): 71
There are fans in every bedroom that take down the sentient temperature by several degrees, depending on speed setting - so the effective night time temperatures can be in the mid 60s.
If doors/windows are left open, to prevent damage to the AC, it will switch off.

The above is intended to discourage bookings from the kinds of people who enter a residence and crank down the A/C as low as it will go and then leave it there. The settings will have no detrimental impact on comfort for everyone else.

    We had an amazing week at Cocohut! It was me, my wife, our three kids (10, 7, 5), and my father-in-law (62). The house was nearly perfect on the inside. The beds were all very comfortable and everything was incredibly clean. The kitchen was very well stocked with cooking gear, and we enjoyed cooking all our meals at the house. The internet worked well and the smart TV in the living room was great. When it wasn't too muggy, we enjoyed a few meals on the screened in porch, which was lovely. Ray, the homeowner, sent us the most detailed welcome packet that we've ever received from a VRBO host, and his guidance was so helpful in knowing what was provided with the house and what we needed to bring. The location of the house was amazing. Initially, we were concerned about the walk from the house down to the beach, but it was not a problem and in fact, we ended up liking the separation. The house came with plenty of beach chairs and umbrellas, and the kids found lots of sand toys to play with. The beach was the least crowded we've ever been to in Florida, and there were plenty of times when we had the whole beach to ourselves. The water was generally calm, but on the days with bigger waves, we walked down to the south end of the island where there was a more protected beach on the bay side. Maybe the best part of the beach were the shark's teeth. Our crew collected over 1000 during our stay! We did encounter some sargassum, but not enough to ruin our time on the beach.

    The property is awesome! If you are looking for something private, breathtaking, and relaxing, this is the place to go! The house is very comfortable. Everything worked exactly as described. The beach was great with very few people and TONS of seashells. We did rent a boat for a few of the days we were there and it was very convenient coming and going with it from the available docks. We saw lots of dolphins, manatees, birds, etc. The only real downfall to the trip was the amount of bugs, but we were expecting those to be bad. It was just a shame we couldn't sit on the patio more to enjoy the gorgeous sunset views. This place definitely requires a little planning, especially if you don't have a boat, because the water taxi is the only other way on and off and it is not always available. But other than that I would come back here in a heartbeat!

    Ray and his wife have a gorgeous house, both inside and out! Very excellent people!! Never had to call with any issues. Evan delivered our groceries before we arrived, Bret picked us up and dropped us off at the dock, per Ray's recommendation. We went fishing with Captain Jeff Watkins, Anchor's Away Charters, caught over 100 fish including many keepers, great boat, outboard engines and Captain. Fished 20-25 miles offshore. Captain Jeff has one of less than 15 Coast Guard Licenses where you can go out past 9 miles. We rented a boat from Abe's Marina, they dropped off at the dock. Myself, and four young adults 19-23 had a great time. I have been renting beach houses from VRBO for a long time. The Cocoa Hut was excellent Mike

    Cocohut was exactly what we were looking for in a family Florida vacation. We were thrilled with the privacy, beauty and wild, natural feel to the island. Cocohut is a perfect beach home. The 3 separate bedroom suites have large comfortable beds and updated bathrooms. The kitchen is stocked with everything a chef needs and we loved the fresh filtered water from the fridge, also, extra refrigerators and freezers let us stock up to minimize grocery runs. We really appreciated the fantastic view of the ocean sunsets and having leisurely breakfasts on the screened porch. We purchased fresh seafood from the mainland and the guys grilled out while the girls made sides while having cocktails. We ordered the island pizza one night (loved it), and ordered two key lime pies from the pie lady. (a nice treat) Also, loved cruising the island in our 6 person golf cart we rented and exploring the ICW in our rented boat. We had a school of about 12 dolphins put on quite a show around us and we did some fishing on the beach and caught some interesting fish. Ray is an awesome host! You can tell a lot of thought went into making sure every amenity is there for his guests. All in all, it was a wonderful memorable vacation for all 3 generations and we all agreed we would come back to Cocohut. That being said, you are on an island and you need to be up for the limitations.

    The opportunity to stay on Little Gasparilla Island is truly a unique opportunity. We were so close to so many commercial enterprises, but were able to enjoy the peace & tranquility of a relatively remote Property. We LOVED the boat only access & golf cart transportation. I realize this may not be everyone’s idea of a relaxing get away, as it is sort of a “working vacation” (meal prep, supply hauling & self reliance), but we found it to be very relaxing & peaceful. 6 friends who love to cook, live for sunsets & wanted to catch up could have not asked for a better location!

    We have been coming to LGI for a few years. This house is exceptional. We had two families - 9 people in total and it fit us perfectly. The 2 master bedroom beds and upstairs beds are VERY comfortable. The downstairs kids bedroom is a converted enclosed porch which worked great for us but if 100% privacy is necessary then this would not work. The beds in that bedroom are just OK- we had a couple of whiny teenagers complain about those beds- but they were grateful to be at the beach, so it was fine. One of the bedrooms (with full bathroom) is located upstairs at the top of a spiral lighthouse type staircase. We had two college girls up there and it was awesome! This could be a possible issue for older/less mobile people (like me!). Everything is in great condition in the house and it was very clean. It had all updated appliances and washer and dryer. No need to bring laundry or dishwashing soap. We all brought stainless steel travel mugs and used the refrigerator filtered water so we didn’t have to buy bottled water this time! Game changer! Screened in porch was a perfect place to watch the sunset and eat dinners. We rented a boat and had a great time watching dolphins. BE SURE to rent a golf cart!! It is a long way to the dock. Also be sure to organize with Brett, who comes with a pickup truck style gator vehicle, to help you the very first day to get all of your stuff to the house. VERY HELPFUL! We loved using the two kayaks that were included and we also rented a paddle board. For the coffee lovers there is a Keurig coffee maker - bring your own coffee pods. There was also an old style coffee maker that could use replacing. The house came with plenty of bedding and towels for the family including beach towels. We loved the Adirondack plastic chairs we could take to the beach. This was an excellent Thanksgiving vacation I would highly recommend Cocohut! We will be back!

    We were looking for a place to relax and find peace during fall break and we found it! The location and beach were fantastic! Ray (property owner) was very kind and hospitable. We arrived early and he brought a lawn chair, 2 umbrellas and sunscreen down to the beach for my son and I while we waited for my husband and daughter to deliver the boat we rented for the week. We rented the boat from John and Kellys and it was easy and prompt. I ordered groceries, the bulkier, heavier items from island grocery delivery and they stocked the house prior to our arrival. We stopped at Publix and picked up more food and brought that over on the water taxi with our luggage. I used the Sherpa to drive us, our luggage and groceries to the home. We ventured to several different dock up to restaurants and while we were on Boca Grande we found another grocery store where we could gather the last couple dinners we needed for the rest of our stay. The kids loved bringing the groceries into the house from the beach off the anchored boat. We experienced the shell excursion and found beautiful shells to bring back home to decorate by our pool. Our family used the kayaks and we brought our own snorkeling gear to use. There were many kid sand toys to play with which kept an 8 and 5 year old happy for the week. The last several days we rented a golf cart from LGI carts and ventured around the island and used the golf cart to take our luggage to the dock upon departure to meet the water taxi. In summary, I would 100% recommend staying in Ray's home and experience the time with no hotel lights, no sounds of any vehicles and a sky full of stars with breathtaking sunsets!! Way to go Ray ;-)
