Treat yourself to a one-of-a-kind overnight experience in our elegant and beautiful river front cottage. Pearl is a 1 bedroom, nestled along the Truckee River. This upscale cottage is furnished with luxury linens, stylish furnishings and offers an open floor plan with a queen bed, large closet, and oversized bathroom with an accessible shower. The living area is equipped with large picture windows, microwave, refrigerator, stove, coffee maker, smart TV, and has a large attached deck with a fireplace that looks onto unobstructed views of the Truckee River. This elegant and luxurious cottage is perfect for your next escape!

*We don’t allow photoshoots inside our cottages or private event/parties. No more than 2 visitors per cottages.*

Please review the following terms, rules, and policies for your stay. Your booking confirms your agreement with these terms.

General Information
Check-in: After 3:00 PM at River West Resort Office, 1300 W 2nd St., Reno, NV 89503.
Check-out: By 11:00 AM. All guests and visitors must depart the property by this time.
Payment Details: The charge will appear as “G-4CE North/South Cottages.”
Terms of Agreement
By booking this reservation, you acknowledge and agree to the following:

This is a non-smoking, no-pet property (excluding service animals in compliance with law).
Maximum Occupancy: 2 persons per bed (excluding children under 2). No more than 2 non-registered visitors are allowed per cottage, and they must leave by 9:00 PM.
Parking: Parking passes must be displayed in your vehicle. Unauthorized vehicles after 9:00 PM will be towed.
Check-out: Upon departure, all keys must be returned to the office. Failure to return keys will result in a $75 re-key fee per door. Late check-out incurs a $50/hour fee.
Damages/Incidentals: A thorough inspection will be conducted after your stay. Damages or additional cleaning fees (e.g., evidence of smoking or pets) will result in charges to the card on file.
Rates & Fees
Nightly Rate: Rates are subject to a 13% transient lodging tax and a $2 Hotel Association fee.
Incidentals: A charge will apply for any damages, missing items, or unreturned keys.
Smoking/Pet Fees: A $250 fee will be charged if evidence of smoking or pets is found.
Late Check-out Fees: $50/hour for late check-out.
Cleaning Fees: Applied as needed.


Renter Use Rules & Policies
Historic Property Courtesy: The Elm Estate is a historic venue. Please be respectful of ongoing private events and stay in designated areas.

Prohibited Items: No open-flame candles, fireworks, BBQ grills, adhesives, or glitter. Decorations must be tied, not affixed with tape or nails.

No Alterations: Do not alter any part of the cottage or rearrange furniture.

Quiet Hours: Quiet hours are from 10:00 PM to 8:00 AM.

Plumbing: Only flush toilet paper.

Security Cameras: Security cameras operate around the property.

No Events/Parties: Private events/parties are not allowed inside or outside the cottages.

Smoking Areas: Smoking is only permitted outside the brown exterior gates near your parked vehicle.

Service Animals: Service animals are permitted as per applicable law.

Construction Disclaimer
River West Resort and The Elm Estate are constantly improving our property. Construction may occur during business hours, but all public areas will remain accessible.

    Very tiny however extremely clean and easy to locate. There was a decided lack of plates, cups etc. however by only staying 1 evening it was not an issue.

    We stayed for one of the weekends for Hot August Nights. It is an amazing cottage right on the river. It’s beautiful and has a deck with a fire pit. Highly recommend!!

    Beautiful tiny house in RV resort. This is a must place to stay! Deck facing the Truckee River is the high point of this property. Don’t expect much from the kitchen, bare minimum. Think of it as more of a hotel. But we looked for past that because we just wanted to relax. Beautiful!!!

    Cutest tiny home on the Truckee River. We stayed for hot August nights and let me tell you it had everything you could need for all the little touches of a homie feel. Perfect seclusion just far enough off of the strip and secure enough with outdoor cameras and gates with a beautiful porch. Every amenity a home could offer. This was such a perfect getaway and couldn't have been happier with the decision we made to stay at this Pearl. Would stay again.

    Pearl is a cute “tiny house” with an outstanding view of the Truckee river from a large picture window. The home boasts a large deck, kitchen, living room and bedroom. The mattress from very comfortable and the appointments tasteful. Wi-Fi was a little spotty and TV was through free TV or your Netflix, Amazon, etc accounts. You are located in a trailer park where it seems people actually live there but they seemed to be decent people who don’t bother anyone, for example didn’t hear any dogs barking or people yelling. Unit has private parking and is closest to 2nd Street and you could faintly hear traffic but it wasn’t overwhelming. The location is only a 5 minute drive to downtown and a few more minutes to University of Nevada, Reno. Would stay here again if in the area.

    We absolutely loved our stay. The cute home was perfect for a night in Reno: close to the airport, comfortable bed and sparkling clean. I especially appreciate the warm bedding so we didn’t need to turn the heater on overnight. The water in the shower took a bit to warm up but my husband and I were able to each take a hot shower no problem. We’d come back again, though for longer stays we’d want the curtains in the bedroom to be switched to something like the drapes in the living room - when I got up to use the toilet at 2:30 am, I thought it was daytime because of the lights outside the home!

    It was our first experience in a tiny home. It was a pleasant surprise. The Pearl was very nice and super clean. We loved all the windows. We had a huge deck overlooking the river and mountains. The RV camp was pleasantly surprising too. It was nice and clean, well-maintained and secure. We were a bit hesitant, because we had never stayed in this type of lodging before. We quickly realized that we had been missing out though. We will definitely do it again!

    Rented for my brother and his new wife. They loved it! The river is so pretty right outside the cabin and the decor inside is beautiful!!
