OTHER THINGS TO NOTE:

• 📝 A digitally signed Vacation Rental Agreement is required to finalize every reservation once the booking is accepted.

• 🏠 Studio guest house sleeping space is an optional add-on with its own nightly + cleaning fee.

• 🎮 Game room/workout area is always included, regardless of booking the studio.

• 🚗 Property is accessed via a well-maintained seasonal dirt road; conditions may be dusty in summer or muddy with snowmelt.

• ❄️ 4WD/AWD recommended during winter months or heavy weather.

• 🕒 Early check-in / late check-out:

– Only available in the off-season (not available mid-June to mid-August).

– May be possible depending on cleaning schedule and same-day turnovers.

– Up to 2 hours early/late → $100

– 3–4 hours early/late → $200

– Must be approved in advance (ideally 48 hours).

• 🛠️ Guest-caused damage: Guests are responsible for repair or replacement costs for any damage during their stay. For high-value amenities (wall-mounted TVs, and fixtures), professional repair or installation may be required.

• 📹 Exterior security cameras monitor only entry doors and parking areas (no interior views).

• 🚭 No smoking, no candles, no pets, no events.

• 🧾 Must be 25+ to book; photo ID may be required.

• 📘 Full house rules provided in the rental agreement.

•🦟 Northern Michigan Tip: We regularly treat the property to help reduce mosquitoes and other seasonal insects. Like most wooded and lakeside areas throughout Northern Michigan, mosquito activity is naturally highest around dusk, especially during warm summer months. While treatments significantly reduce activity, we recommend bringing your favorite insect repellent if you plan to enjoy the backyard during the evening mosquito hour.
