Proximity: Situated just 0.3 miles (5-min walk) from the nearest MyFreeRide bus stop and only 3 miles from downtown Breckenridge, this home offers the perfect blend of convenience and seclusion.

Living Room: The main living room is the heart of the home, featuring a stone fireplace, comfy L shaped sofa, lounge chair, and a large flatscreen TV. Expansive windows frame breathtaking views of the Ten Mile Range, while two balconies offer direct access to the fresh alpine air.

Kitchen: The chef's kitchen is fully equipped with stainless steel appliances, granite countertops, and custom cabinetry. A breakfast bar with seating for 3 overlooks the space, making it ideal for both casual mornings and festive dinners.

Dining Room: The dining area features seating for 10, complemented by a cozy breakfast nook for 4. Surrounded by expansive windows showcasing mountain views, it provides an inviting setting for family meals or special celebrations.

Sleeping Arrangements: 4 Bed, 4 Bath -
• Primary Bedroom: King bed, flatscreen TV with Roku, gas fireplace, desk workspace, walk-in closet, and ensuite bath with his and her sinks, soaking tub, and walk-in shower.
• Second Bedroom: King bed, flatscreen TV with Roku, dresser, closet, and ensuite bath with single vanity and shower/tub combo.
• Third Bedroom (Bunk Room): 3 twin-over-twin bunk beds, two dressers, closet, and shared bath with the fourth bedroom including dual vanity and shower/tub combo.
• Fourth Bedroom: King bed, flatscreen TV with Roku, dresser, closet, and shared bath with the third bedroom including dual vanity and shower/tub combo.

Family Room: On the lower level, the family room features a foosball table, flatscreen TV with Roku, sofa, wet bar, and mini fridge. This space opens to the patio, where the private hot tub is located.

Patio/Hot Tub: Step outside to soak in the private hot tub while taking in mountain views. Twp balcony and the hot tub patio provide additional outdoor seating and fresh mountain air.

Laundry: Full-size washer and dryer located near the guest bedrooms downstairs.

Garage: Heated 2-car garage with an EV charger and room for ski gear storage.

Alpine Edge provides supplies for a typical weekend stay, including paper towels, salt/pepper, dish soap, a new sponge, dishwasher pods, laundry detergent for a few loads, hotel-style bottles of shampoo and soap, plus extra rolls of toilet paper per bathroom. Fresh pressed linens, including all bed sheets and towels, are also included.

4WD/AWD/Traction Devices are highly recommended during the winter months. We recommend referring to the Colorado Department of Transportation Traction Laws before arriving in Summit County. We are located in a high alpine environment where variable conditions may exist. Tire traction devices are also highly recommended as heavy snowfall is expected from November to May.

Please be aware that there are security cameras placed in the access and parking areas. Any video footage is not shared and is only in place for liability protection, and in no way infringes upon our guests' expectations of privacy in the property.

The beautiful home was close to several lifts and sights close to the Breckenridge, CO. The house was well equipped with amenities to accommodate our big group. Hospitality of the hosts made for an excellent stay.

Beautiful property with amazing view of the mountains! Perfect size for our family group of 10, house fully stocked with all amenities needed & a hot tub!Property management team was great to work with through the entire process. Great location to many hiking & biking trails, restaurants, shopping, etc. We highly recommend this place!
