Family friendly.

Mini golf was a hit- and the bar was great. Kitchen had everything we needed and easily accessible. Room was out dated and dusty, hair left in showers and no fitted sheet on king bed we had to pull top sheet out of closet to sleep.

The condos themselves were fine--clean, spacious, well-furnished.We were on the 3rd floor; however, and no elevator to be found. 3 flights of stairs is difficult for anyone carrying luggage, but especially my mobility impaired son.The beds did not have blankets on them, so we had to call the front desk to have some delivered.After check in, we arrived to our third floor condo to find that none of our keys worked. We called the front desk and they sent someone (about 15 minutes later) to let us into the rooms. We were told to stop by the front desk the next day (it was late) to get the keys re-cut. When we did this the next day, we had to wait close to 20 minutes.The pool, arcade, mini-golf, kid activities (Easter weekend) were definitely enjoyed an are the highlight of this facility.

Very clean and relaxing resort with lots of activities for kids and teens. The game room and indoor/outdoor pools were a hit for the boys.

Our accommodations were just as advertised. Everything was clean and the kitchen well equipped. We didn't use any of the facilities as we were there in January during a period of cold weather. We also had family events to attend. It looked like a great place to return in warmer months.

Great location, very comfortable and clean!

Very comfortable! We were a group of 2 families so the kickoff worked out great. Location was convenient to Williamsburg attractions but was very quiet. The kitchens had everything we needed. Beds were super comfortable.Only complaint was check-in process— the room wasn’t ready til an hour past check-in and the staff at the front desk tried to pressure me into a timeshare pitch (thankfully I had messaged w the owner about this and she assured me it was optional).

It was wonderful having 3 king beds (very comfortable) and 3 baths. It was very clean!

Host was welcoming and helpful. The property was very nice, clean, and well supplied. The complex includedgrest recreational options.

The room was really good and the property was nice. The kids loved the arcade and mini golf. The problem was that we were sold on participating in a timeshare talk that was supposed to be no longer than 90 minutes that ended up taking over 2.5 hours and the sales people didn't want to let us go, even though we said multiple times that we weren't interested. The room had a phone that wasn't connected to the front desk, even though it had a button that said concierge. We kept getting bags of new linens even though we didn't ask for them.

The location was perfect. Everything was clean and stocked with basic supplies. The only thing is that the kitchen sink was more of a prep-sink and not the standard kitchen sink. This made doing dishes challenging, but we made it work. Really no complaints. Parking was very close and I really liked having the indoor front entry area with access to the unit. Would definitely recommend staying here.

All of my questions were answered quickly! Check in was smooth and the condo was very clean. We hope to rent this unit again.

Clean and great location

The apartments were clean and close to Colonial Williamsburg, so very conveniently located. We had fun in the game room and indoor pool, so if we visit the area again, we will stay there again.

The suite lacked some amenities and needs some TLC.The mobility bathroom needs a small shelf or table fortoiletries.The dishwasher in the main section had a bottom rack which did not fit properly.Not up to the usual Wyndham standard.

The place was comfortable and clean. Easy access to Colonial Williamsburg.

Stayed here about a dozen times and it never disappoints. Great homebase for families or groups exploring Williamsburg. Only annoying thing is the timeshare pitch when you check in.

Kingsgate is our absolute favorite place to stay in Williamsburg! All of the Wyndham resorts are great, but this one is the top.The owners this trip were very accommodating and helpful when we needed to adjust our trip dates.Already have our next trip booked!

It was so wonderful

Great stay! Loved the proximity to the pool. Check-in was a pain. Room wasn’t ready. Had to wait for 40 minutes to get the key. Not ideal with 6 kids after a long drive.

Spacious accommodations, quiet neighborhood, close to all attractions, lots of activities - all included in the price of the lodging.

Property was updated, plenty of activities and close to so much.

Wonderful stay. Beautiful place very clean. We had lots of room and a great time. Close to all attraction. We would book again. All questions and correspondence were answered promptly .

Beautiful property!

We travelled to Williamsburg as a family (grandparents and grandchildren). There was something for everyone to do. The grandparents loved the air conditioned unit and swimming pools. The grandkids loved the pool, arcade, organized activities and games. Definitely a family friendly atmosphere with plenty of activities to do! Would highly recommend (other than being asked to attend a timeshare meeting at check in).

Beware it’s a time share property and they try to sell to you while there. It was a waste of time for us and I wish they wouldn’t have bothered us so much about it. Otherwise good place to stay.

Took a few days to chill

Super convenient, lots to do, great for family. Would stay again. Pools are fun. Mini golf and arcade were fun too. Relaxing.Only little negative, they will try to schedule you for a timeshare sales pitch when you check in at the front desk and are a little pushy so be ready for that.

This is not the first time we have stayed here, but the first time in this unit. The unit was clean, modern, every TV worked, had enough dishes, etc. The check-in process went smoothly. We arrived early but they had our room ready. I would go there again.

Wonderful stay

It’s a nice place to stay. Everything was fine except for the smell; the floors had a stuffy carpet odor. That doesn’t cancel out that the resort was nice! It had a lot of extracurricular activities right at the resort!!!

The property was great. The high pressure sales tactics during check-in was not.

In general, this was a neat, clean, and properly appointed 3-star property that was just perfect for our family of seven. Based on other reviews, I knew that the exact room/suite was not necessarily what I saw in the pictures offered by the third-party (owner) via VRBO. These suites are assigned at check-in. Due to the needs our disabled 14-year old daughter, we did call the property directly a week ahead of time to request a first-floor unit with a ramp. This unit was ready at check-in - no problem! (Please note that ADA units are available, also, but must be requested directly with the property. Otherwise, some units are as high as the third floor, with no elevator - stairs only.)Furthermore, our unit had been nicely updated/renovated. New kitchen cabinets and sinks as well as complete renovations of the bathrooms were noted. When I was chatting with a guest services rep, he told me that they had “renovated buildings 1-15 at this point [June 2025], even down to the baseboards!”This is in contrast to one reviewer claiming that the updates were merely the equivalent of “putting lipstick on a pig.” Guest services readily and quickly restocked any supplies we required. Lastly, we had a great time using the pools and rec rooms during our rainy days. These amenities were mostly empty during the day, with it becoming very busy on Friday night as many new guests had just arrived. Overall, our family had a fantastic stay at a great value! Thank you!

The property was as described. The room was nicely decorated, kitchen stocked of essential items, bedrooms large and plenty of bathrooms. We loved the balcony overlooking the pond. This unit is within walking distance to the pool and amenity center. I would stay here again!

This resort was just a 5 minute drive to historic Williamsburg. It was conveniently located to many restaurants. The front desk staff was very friendly and was happy accommodate our request for a ground floor unit.

Relaxing and plenty of room

3 BR condo was perfect for my family weekend trip. Staff was wonderful. Room was clean.

We came with 4 adults aged 22 to 90. At check in, the agent changed our suites to ground floor to accommodate us. The connection rooms were great! The rooms were very clean and comfortable. We did have a bad light bulb that was replaced immediately. There was a lot to do and my husband enjoyed the pinball machines, and pools. The karaoke was fun as well. My family requested that we stay with them again.

Our stay was for 5 nights, 6 people,we didn’t get a chance to use any of the amenities, the unit had recently been updated. Check in was easy and the ladies at the desk were helpful and friendly.Our unit was clean, spacious and comfortable. We had a 3 bedroom, which is a 2 bedroom unit with a full kitchen and 2 baths, and a one bedroom unit with a full bath. and kitchen, there’s a door that connects the 2 units.Each unit has a washer and dryer. We will definitely stay here again.The location was convenient to everything that we needed to go to.

Would stay again

We had a great time. The rooms were comfortable and well stocked, even with soap & shampoo. The check out was super easy. We enjoyed all the ammenities at the resort. The outdoor heated pool was a nice surprise. The location was great. The only negative experience was the pressure to schedule a time share sales appointment at check-in. You have to go to get the free gift and they charge you a deposit. It is non- refundable if you are a no show and they don't let you cancel once you've made the appointment. The kid was very friendly it was just unexepcted. We will definitely consider staying again if we make another trip to Williamsburg.

Property has tons of activities, and the condos had plenty of space to gather as a family. We will be back :)

Plenty to do. But We were disappointed that the playground had been removed. It was one of the reasons we reserved this location.

Beautiful property! Loved the stay. Communicating was a bit of a challenge if you don’t have koala.

Enjoyable

Came for a wedding - easy location great 3 bedroom 3 bathroom BUT it was all the extras in the activity center that pushed the stay over the top.

The resort was beautiful and clean. We came for a family getaway I was not expecting to be pursued to sit through a presentation i was not interested in.

Great property layout, but badly in need of an update. The grounds and activity areas need work.

We had a very nice experience in our vacation. The location was very close to historical sites and amusement parks. It was clean and the campus was full of entertainment on site for our family.

Very good accomodation and site. Club House and pool area had very good facilities. Lots of games and entertainment available for all ages.

This is our second stay at Kingsgate! This year we had a remodeled condo. Beds were comfy and everything was clean. My parents loved having one side to themselves and then being able to just walk on over for meals or to hang at night was great. Definitely recommend staying here. The community is great and so much to do! My son loved the arcade. Will definitely be booking again in the future!

Spacious and clean, we were able to just relax and enjoy our vacation including all the amenities like pools, playground, and more!

We stay at Kingsgate every single year, and it never disappoints. The renovated units are beautiful, the amenities are awesome, and the staff are very friendly and helpful. This is a perfect place for a family vacation.

Many issues with the two units (combined into one unit) for a family of six. Dishwasher didn't work, no working coffee pot, Couch and chairs were sopping wet for two days; unable to sit on them. Advertised a grill in the area; there was no grill in the area. Closest was approximately a two-block walk. Not a good experience.

If you look close you could tell that this was a older property however it was very well taken care of and the interior was upgraded to look like a new unit. Very pleased with the choice.

Not very accommodating for cane users but other than that it was great family time!

Due to my disability issues I requested an ADA room. I was given a room on the 3rd floor then moved to a ground level and had difficulties especially in the bathroom, no handles in shower rails to help get up from the toilet etc. condo looked very dark and dated.

I really enjoy this resort! The staff is friendly the facilities are clean, and my kids love spending time here.

Wonderful. Relaxing. Plenty for the kids to enjoy as well as adults.

While moving to area, we had to stay here while house was getting ready. Was a good stay.
