Four blocks of Main Street!!!

Enjoyed the room!

Besides the TV being old and small it would not stay connected to the network therefore watched TV on my phone all night as no way I was sleeping in a sketchy neighborhood. Towel bar broken in bathroom. Couldn't advise when hot tub was last cleaned so no way we were getting in it. Run down neighborhood with trailers and dilapidated or vacant homes. No pool. Restaurants that they say are within walking distance are permanently closed. Not to mention the number if sex offenders within 2 miles was extremely alarming. If I were to have walked at night my safety definitely would be in question.

Pro: Very clean property, owner is responsive when there was an issue. Convenient location to Main Street. A little farther than 4 blks but still Con: No cable, just smart tv. We missed the second half of the Super Bowl since we didn't know that. Heater didn't work. Owner was responsive and came right away to work on it.

This guest house was so cute and comfy. From the decor to the hot tub, it was just an all-around great experience. It's also minutes away from all the fun in town. I would definitely come back and recommend this place to anyone looking to stay in the area.

Had a great stay! Communication was clear and everything worked perfectly with check in and check out. The room is very large, clean, and comfortable. We enjoyed using the hot tub as well.

This was the cutest little mini home tucked in a neighborhood close to main street. The place was well decorated, clean, and easy to get to. The bed was comfy too, which isn't always the case. They had all your usual hotel amenities and stocked with everything you need even down to makeup wipes. The shower was spacious with great pressure and temperature. We were worried based on the map estimation that we would be further away from main street than our friends who we traveled with but we ended up being closer. The walk to and from main street was not the most pedestrian friendly, but it was fine nonetheless and was relatively short and felt safe. The only minor thing we had during our stay was the wifi wouldn't connect. We never contacted the host about it to get it resolved since we didn't need it, so I'm sure they would have had a solution. Would definitely stay here again for a Fredericksburg getaway. Pros: Cute, clean, close to main street Con: wifi was a bit weak to connect to

The property was just as presented. Had no problems. Air-conditioning was cold which was great as it was HOT outside. The house was very clean and close to downtown. However I wouldn't call it walking distance..Me and .my wife enjoyed our stay.

Nice room for the area good for a couple

The main issue we experienced was with check-in communication. I booked about a month to a month and a half in advance, but on the day of arrival, I couldn’t locate any check-in instructions. I reached out to the host at 4:00 p.m. (check-in time) and didn’t receive a response. I followed up again at 7:00 p.m., still with no reply. After no response, we show up to the property around 7:30 p.m., we still hadn’t heard anything and had to ask someone nearby for help locating the owner. After a long drive, this made for a pretty frustrating start to our stay and meant we missed out on over three hours of our check-in time.What made this more disappointing was that nothing was offered to make up for the inconvenience...something as simple as a bottle of wine or even a small gesture like a local winery recommendation or tour would have gone a long way.That said, once we were settled, everything else was fine. If I could offer a couple of suggestions, upgrading the bed and adding a larger TV would make the stay even more comfortable, especially for winding down at night.I don’t typically leave reviews, but I felt this experience was important to share. Overall, the property was exactly as described. Everything was clean, and the location was a plus...

Very clean and well kept. Loved getting into the hottub and having towels nearby was a bonus!

The check in process does not match VRBO norms or even the host’s eventual description. VRBO emails started 3 days in advance about contacting host for checkin details, but host eventually messaged that details are only provided 1 hour before checkin time. In fact these details were only sent well after checkin in response to text and email requests. While the accommodation itself was nice, the checkin experience left one feeling that it was a scam listing.The unusual checkin process should be clearly stated in the VRBO property description so that everyone has common expectations.

Location is close to town but the area is a little sketchy. Not the best houses around. There are cosmetic repairs that need to be made. No curtains on the front windows, outdoor lighting not working by the hot tub, gate to hot tub not able to latch without lifting the gate and latch is broken, tv is extremely small for the size of the room, bed needs new mattress and pillows, towel rod has been ripped off the bathroom wall. If you are going to charge that amount, there are basic things that need to taken care off.

Very nice place to stay. Felt very comfortable in the cozy house. We walked to dinner and also to HEB. I strongly recommend this place for a couple staying in Fredericksburg.

Very clean and quiet

“4 blocks” is a stretch-we drove back and forth to the downtown area. The house was pleasant and clean. We only stayed one night and I would compare it to a really nice hotel room ( with a sink and microwave). The hot tub didn’t look too inviting-it was situated between a side yard fence and the side of the house. We had a fun time in downtown Fredericksburg-lots to see/places to eat.

Hot tub was cold

Inside guest house was fantastic. As pictured! However hot tub was dirty. . Contacted host. He called immediately and said he would send someone out to clean it and drain the water. However, whoever came did not drain the water, but tried to just clean the grime. Water was cloudy. I said it was unacceptable and contacted the host again and I never heard from him again. Hot tub was drained. Not cleaned and refilled with water that was never hot to use. It was when communication stopped with host that was most disappointing. If you don’t care about the hot tub then this property and location is great. If the hot tub is important to you, proceed with caution.

A very nice room for our two-day stay. There is no freezer in the refrigerator, so we were not able to keep ice handy. The biggest problem was that the Wi-Fi went out on the second evening, so there was no laptop or TV. Just a small inconvenience. It was back on in the morning, but we were leaving then.

Great price .Good Location

This was the perfect stop for me and my daughter on the way to college. The property was exactly as described and very clean! It was a short walk to Main Street for shopping and food. Great spot!!!!

We were able to check in early and the place was adorable. The location was on point and close to everything. We will definitely stay there again when we come back to town and recommend it to our friends!

We loved the house and the hot tub! I wish there had been instructions on how to use the hot tub. We figured it out by figuring out the model and googling the manual... and then talked to the owner too... but instructions would have been easier. Also - It is 4 blocks from Main St.... but NOT from the cute downtown part of Main Street. It wasn't far... but much further than we expected. And then one tiny thing was that the nightstand light bulb watts were drastically different. One side was like a night light and the other side was BRIGHT! But - all that being said, we had an incredible stay! Loved it!

Wonderful choice for our stay. The house was clean and SO CUTE! We were only in Fredericksburg for one night, but would definitely stay at this VRBO again. 100% recommend.

We enjoyed our stay at this property. Had some minor hiccups with the check in process and had to message and call the property owner regarding how to access the unit, but after that smooth sailing. The place was really clean and tastefully decorated. They provided some snacks as well. Quiet neighborhood, but not very walkable I'd say, no sidewalks and houses around the property were hit and miss as far as being taken care of. Almost everything we wanted to do was within a 5 minute drive. HEB right around the corner. One big miss was there were no blackout curtains on the window, only blinds. The property faces east so it was BRIGHT in the room from about 7am on. Overall nice place, would stay again.

Very peaceful and clean

Check in was a bit of a process as we did not get the code for check in ahead of time. Thankfully owner is on the property, went to knock on the door. Everything else was great. Room was spacious and clean. Would definitely stay again.

We stayed one night and overall had a solid experience. The owners were very kind and accommodating—allowing us to check in a few hours early, which we really appreciated. The space was clean, nicely decorated, and matched the listing photos well. It’s clear they take good care of the property.The location is excellent—just minutes from Main Street, restaurants, and shopping. While the surrounding neighborhood felt a little rough around the edges, we never felt unsafe.The guest space is at the end of the owners’ driveway and next to their house. It’s cozy and well-designed, lack of curtains and a few extremely minor maintenance issues were small drawbacks. Still, these didn’t significantly detract from our stay.Would recommend for a night or two if you’re prioritizing location and convenience!

From the moment we opened the door and heard soft gentle music coming from the TV, saw the room and all its ambiance we knew we'd made the right choice!Everything was spotlessly clean and the layout was well thought out. We even found water bottles in the fridge. The only drawback was the fact that the mattress was REALLY SOFT! FOR folks who prefer an extra firm mattress this was justwas disconcerting, to say the leastleast. Our fault though. We should have asked before hand. All in all, it was a delightful stay.mattress REALLY SIFT!

My husband and I enjoyed this darling little place so much. It was absolutely PERFECT!! Annnnd the hot tub was a BONUS and the little side area with the table and chairs (the weather was AMAZING so we sat outside and visited, which was wonderful…no people, no cell phones, no TV). It was immaculate and decorated so CUTE! It had all the amenities we needed; even a couple of beach towels for the hot tub. We would bring a couple extra bed pillows our next stay, because we both sleep with two pillows. I would highly recommend this darling place and we plan to stay here again. We didn’t mind driving to downtown and parking, because I like to shop and wouldn’t wanna carry all the bags back if we walked.

Overall great place. Bed was creaky. Not very big.
