5 bedroom 5 bath sleeps 10 ..

Let me begin with the positive. I booked what I thought was an entire property based on the description and email response from owner. There were 4 us traveling and I assumed we would have our pick of the 5 rooms mentioned in the description. My bf and I had the upstairs room with a balcony. The view from the balcony was beautiful. There are 2 large double doors that can open to the view of the sea with a large balcony that you may enjoy tea or coffee in the morning. My cousin and her friend had a room in the front of the house that had 2 double beds. I did not spend much time in that room but they said the room was nice except for the couch that had a musty odor and they had a little issue with a faucet. Now the negatives I had with the property. My family and I are not party animals and we are private. I was looking for a peaceful, private stay to enjoy. Everyone else's review mentioned a Theresa and how pleasant she was and I assumed that would be our host. I was not aware the owner and his guardsman and 2 dogs resided on the property. This would not have been a huge issue except for my cousin's room was right next to the guardsman. And they were just alarmed to open the door one day and he was standing there. I definitely think he should have been introduced. Secondly, I had no problems with either dog, one was sweet (Chucky), Zar was more aggressive obviously more of a guard dog. He tried to bite my bf when we were coming in from a walk on the beach. He also growled at my cousin and her friend and that was a problem. I asked several times if he cud be put up but he was allowed to roam around at different times without warning. Also, when I booked it stated the pool and hot tub would be completed in September 2022, however that entire area was not completed. Lastly, was an issue with the kitchen. There is a large kitchen at the back of the property. My bf and I cook a lot as he is of Jamaican descent and we love cooking together. I was not aware that Ken did not allow frying in the home and no signs up or indication of this in booking. His room is directly beside the kitchen and only a small wooden curtain door separates it. But when he made us aware we cleaned up the kitchen thoroughly. I even brought down candles I travel with to assist with any odor. He waited until we left to tell me he wanted me to pay $200 for extra cleaning for cooking and frying. I had an issue with that because I feel he should have acknowledged that while we were

Everything about the experience was great. The responsiveness of the property manager, the location, the facilities and the private beach exceeded my expectations. The first night the dogs barked a lot but that was fixed for night 2. I will definitely be booking another vacation as thought this stay was way too short.

This was truly the best place we have stayed at. Ken and Teresa were amazing. Ken took us on a black river tour and Teresa made us several wonderful meals. When we go back to Jamaica this will be the only place we will stay.

Paradise for us. We are absolutely enjoyed stay in this lovely house. 3 nice weeks! House is nice, clean, spacious and just a few steps on the beautiful beach. Ken and Teresa was amazing, anything what you need - just ask and ready done. Very quiet location and nobody on the beach!! So nice for relaxing holiday. And absolutely safe. Plus 2 friendly dogs take care all the time about us. For trip we are definitely recommending YS FALLS and Safari Black River. . I try find something wrong on this place because if you write very positive feedback looks like not real:-)) But was real - quiet and enjoyable paradise for us . Or maybe just one thing- occasionally noisy neighbours dog morning. But nothing to do with this. Ken and Teresa great and very helpful, house and beach amazing . We was so happy there and we are ready booked another 2 weeks for our next holiday. Thanks Ken and Teresa for everything and see you next year. P&S

Overall, our impression of this property is wonderful. We thoroughly enjoyed our stay at this beach house. When we first arrived, Teresa greeted us and showed us around the house and all the rooms. We were a little surprised that all the rooms were not connected and from some rooms you needed to go outside to get to the kitchen/dining room. We arrived around 6pm on Boxing day after grocery stores had closed and Teresa was kind enough to have some drinks available for us since we could not get any supplies before arriving. The house is literally on the beach and a short walk out to the ocean...which is what we did soon after getting settled in the house. The stars were quite spectacular. In the morning, Teresa had the beach cleaned up for us and brought out beach chairs and a beach mat that we took full advantage of. Twice we had bon fires on the beach (a real treat). The back covered patio was fabulous and we ate most of our meals out there, played cards, and just enjoyed the view. Enjoying a dinner that Teresa made was a real bonus and we really enjoyed talking with her and Amelia, her niece. We rented a car and parking was very secure at the house as there was a gated entrance to the driveway. Drinking water was provided and we appreciated Teresa getting us more when we needed it. The kitchen was well appointed with cooking utensils, however, a few more plates would have been nice. The beds were very comfortable and plenty of fans were provided. A/C was also available. The showers were great, and there was plenty of water pressure and hot water. The house has two dogs, Zar and Chuckie. Having them around made us miss our pooch a little less. Unfortunately, the neighbor dogs were a little barky at odd times. We mentioned this to Teresa and she addressed this with the neighbor. Both Teresa and Ken had great suggestions on where to eat, snorkel, buy food, and explore Jamaica. Their help made our trip a real success. We would definitely stay at this beach house again next time we visit Jamaica. This place is a real Gem on the South Shore!

Great place, friendly and helpful hosts, and an unspoiled beach at the end of the garden path. We had a relaxed and awesome holiday. Thank you Ken and Teresa.

Where do I start?! From the beginning Ken was very quick to respond and answered all my questions. When we arrived Teresa met us made us feel welcome and showed us around. She took care of us the entire time we were there! From cooking us some authentic home cooked meals, arranging transportation and finding some local activities for us to do. She set out some chairs for us to use on the beach. Anything we needed or asked Teresa was always pleasant and helpful! She was always around making sure the property was clean. She even kept the beach clean for us by raking it. The driver Mark they recommend and called for us, was also awesome! Very nice and easy going. He was always on time. It was like we had our own private beach! There were a few places to eat close by that you can just walk along the beach to. Not touristy at all. It is a bit of a drive to go to the activities, but worth it to stay in a private house. We always felt safe. Especially with little Chucky the guard dog. She is a great doggie and so nice to have around. I cant say enough great things about our stay. Will definitely go back! I will just make sure to fly into Montego Bay airport not Kingston!

Communication between home owner and hostess was great. Description of the place is on point. I plan to visit again ...looking forwards to completion of remaining rooms to take more family members there. Our hostess was great....very helpful. Highly recommend staying here.

We stayed 3 nights with Teressa in her well equiped, spacious house. Teressa arranged everything for us, from booking excursions with Mister Teddy (highly recommended!) to preparing us a meal! The only downside is that the rooms are situated at the front of the house, where you do have some noise from the road passing the house. But rooms are very clean and you will find everything you need. There is a nice balcony available with deckchairs on the second floor overlooking the private beach. All in all we were very satisfied.

The first impression you get of this property is well presented, lovely, secure, quiet location property. I highly recommend this property. Our host Teresa was there to welcome us, show us the facilities and answer all of our questions. The property is well fitted with big comfortable beds and sofas with a well equipped kitchen. What's even more incredible the see is right in your backyard. Our host Teresa did all she could to make our stay one to remember, nothing was too much to ask and her knowledge of the area was invaluable. Located just five minutes from Black River town centre this property is conveniently located for all the local tours, sight seeing and shopping. We absolutely loved it. We are already planning our next holiday there.
