Antique 9-room colonial cape and barn sitting on one acre of land on a beautiful fresh water kettle pond, makes this a real retreat. Parking for 6 vehicles. Within easy reach of downtown Falmouth and Mashpee Commons.

The pond offers a great place to swim, kayak, and fish with a floating dock and private sandy beach. Two kayaks, an aluminum rowboat, and two stand-up paddle boards are there for your enjoyment. The pond has small mouth and large mouth bass, yellow perch, pickerel, sunfish and black crappie! 10 minute ride to South Cape beach, 6 minutes to Menauhant beach, and boat launch facilities for deep water access at Child's River is less than three minutes away; you can launch the kayaks and paddle boards there, too. Large outdoor deck, gas grill and plenty of seating for everyone. Outdoor shower with hot water! The property is also regularly serviced with a natural oil treatment to control ticks and mosquitoes throughout the season.

The barn is a step back in time that has been repurposed for gathering friends and family. A great place to retreat when you are ready for cards, darts, and cocktails. When the weather is less than perfect, the pool table on the first floor of the house is ready to be racked up.

Excellent restaurants in Falmouth, Waquoit Village, Mashpee and points in between. Stop & Shop and Roche's markets less than 10 minutes away; same for Dunkin' Donuts and Starbucks!

First floor laundry, library, bedroom with a king bed, a sleeping nook with a queen bed, and small bath with walk-in shower. 50 LED HD television and DVD player with a library of movies and a library of books! There is a charging station in the kitchen dining area for six phones or tablets! Second floor has full bath with tub, three bedrooms; one with two twin beds, one with a full size and another with a queen bed. The queen bedroom has plenty of room for a pack 'n play or twin-size air mattress.

Each bedroom, with the exception of the 1st floor sleeping nook, has a window air conditioner during summer months and all bedrooms and the nook have ceiling fans. There is a portable air conditioner we use on the first floor to cool off the pool room and dining area. The heat is gas fired forced hot water and it comes up quick for those visiting during the off-season.

If you are into wildlife, the Waquoit Bay National Estuarine Research Reserve is a short walk and offers educational programs and walking trails that brings you to Waquoit Bay. Very cool for kids and frankly, the view of the bay is just awesome. There are mountain bike trails off Rte.151 near 28, and the Shining Sea bike bath is another three minutes down 151 where it intersects Rte. 28A.

Our goal was to create a vacation rental that allows our guests to relax. The home has pretty much everything you need whether its a larger coffee pot for when friends drop in (there are 3 coffee makers), a griddle when making three pancakes at a time takes way too much time, or 4-slice toaster (that is actually very cool); basically, if you have it at home, we probably have it On the Pond, too!

    Second time staying here and just as enjoyable as the first. House is great, so well equipped to enjoy the pond as well as local beaches. Barn great for older kids to hang out. Accommodates many so can have fun with family and friends.

    House was great, plenty of space, effectively 6 bedrooms so great for hosting friends and family. Fresh water pond was true joy for swimming, kayaking, paddle boarding, fishing and floating around on floaties. So well equipped, could have left half our stuff at home - had spikeball/bottlebash/fishing rods and tackle plus everything for beach and pond. The converted garage was a real blast for the high school teens. Absolutely great place for a large group.

    Our stay at this gorgeous property exceeded our expectations. Everything you could ever want during your stay is available at the house- we fished, kayaked, played cards in the barn, grilled meals, played pool, and drove the short distance to the MV ferry and visited our favorite island for the day. The property and home are beautifully maintained. We made so many wonderful memories there.

    The house, property and pond are beautiful and offered everything we could think of. Morning swims and paddleboarding in the afternoon were wonderful.     Beautiful and expansive home with everything we could ask for. The kitchen was very well stocked with extras you don’t usually find. Everything about the house was in excellent condition, very clean, beautifully decorated and the beds were comfortable. The pond was pretty much our private waterfront the whole time we were there and we enjoyed the kayaks, SUPs and tubes, not to mention sitting on the dock or deck to enjoy the view. The outdoor shower is bigger than average and very nice with a changing area. Everyone pretty much stood in line to use it. The row boat was a surprise hit with our group and the kids loved rowing to the center of the pond and jumping off. The barn was the perfect teen hangout and our teens also really loved playing pool and using the sound system. The fire pit was the perfect end to gorgeous days. The owners were helpful and communicative. We would highly recommend and feel this house might have spoiled us for other houses because it was just that perfect.

    Our 2 week stay at this property was exactly what we needed! Great quality time with both family and friends. The property itself was a perfect getaway for all of us to enjoy activities and relax onsite without traveling. From fishing, to tubing, to playing darts, cards, billiards, the yard provided space for a slip n slide on the hill, and the side yard provided flat space for a small kiddie pool and tent for the kids to enjoy. The house was fully stocked with kitchenware to allow us to cook and grill all meals. This was the perfect getaway for our family reunion and we will book this property again!

    The house is lovely and located on a beautiful lake. The House is very well maintained and kitchen is well furnished with every thing you could possibly need. We enjoyed the patio and boating / fishing on the lake. We also enjoyed the pool table. The accommodation was very clean and comfortable. Would definitely return.

    This was our second year at this wonderful property. This year we were blessed with a beautiful grandson and we were able to spend such quality time with him. We also had the opportunity to spend time with our other son who, due to COVID, we have not seen for several months. The house has everything one could ever want. It is peaceful, roomy and the pond is heaven. Thank you Chris and Kay for everything! The new first floor bathroom is beautiful. We cannot wait to come back next year!
