Quaint detached garage studio with private driveway, offers old Cape Cod charm. Bright, beachy colors and an open floor plan makes this studio warm and inviting. This would be a perfect couple's retreat or great for a small family of three or four.

We are located on the Falmouth/Mashpee town line, just minutes away from Mashpee Commons, New Seabury and Pomponessett Marketplace. The local nearby beaches include South Cape Beach State park area, a short 5 minute drive, and Falmouth'sMenauhant Beach just a 10 minute drive away.

Enjoy a relaxing summer day of kayaking/boating on the calm waters of the Waquoit bay and it's salt water rivers. The bay is just a quick 1 mile drive away and offers a large boat landing with free parking. Enjoy the convenience of several nearby walking trails just outside our door.

Many fabulous restaurants, shopping, taking in a movie, or hitting a few rounds of golf on one of the six nearby golf courses are just a short drive away.


Area Attractions: Downtown Falmouth's Main Street is just a 6 mile drive, and also offers an abundance of quaint shops and restaurants.

Catch the ferries for a day trip to Martha's Vineyard or Nantucket Island. The Island Queen which travels to Oak Bluffs on MV or the PidePiper which travels to picturesque Edgartown on MV, are also located in downtown Falmouth. Our location is an easy 20-30 minute ride to downtown Hyannis as well as the Cape bridges. Falmouth's newly renovated and expanded Shining Sea bike path is also located within a 15 minute drive. This bike path is outstanding and offers many scenic views along the oceanside and marshland of Falmouth/ Woods Hole areas.

If you're in the mood for some relaxing summertime music, Falmouth offers free band concerts on Friday evenings at Marine park located on Falmouth Harbor as well as various concerts on Main Street, bring your blanket or chairs. Or take a scenic car ride along the shoreline and visit Nobska Lighthouse.

Area Attractions: Don't forget to visit the renowned Woods hole Institution,and aquarium.

Other Fun filled activities you may want to check out on your visit include Whale watching, Art galleries and Museums, Antique hunting along Rte. 6A, Falmouth's and Mashpee's new libraries and the Cape Cod Children's Museum in Mashpee.

    We were fortunate to find this studio last minute and it was a pleasant surprise. The space is clean, convenient, and cozy. I stayed here with my son while he started a summer job and I was able to enjoy local beaches, restaurants, and conservation areas. Thanks for the great stay! Kaen

    Perfect spot for 2-3 people. Kitchen has all the basics for light meals, with a multitude of restaurant choices a short drive away. Very comfortable. It has a nice outdoor area too with a firepit, grill, chairs, and even a small table. I don't know where the property photo of the cute cottage with attractive landscaping was taken! It wasn't where we stayed. This studio is about 12(?) steps above the garage. Didn't matter to us. We still enjoyed it.

    This was our third or fourth time staying at this location. It's clean, comfortable, quiet and central to Mashpee. Brian and Carol (hosts) are excellent. The property is adjacent to two open space areas with trails for running or birding. There are also good cycling routes nearby suitable for adult cyclists. The hosts also make available beach chairs and towels that you can take to the beach. We expect to be back next summer!

    Ideal studio for Falmouth area to explore local hiking trails and beaches. Great location for Shining Sea bike path or day trip to the islands. We were greeted with a vase of fresh flowers. Small kitchen was adequate for travelers needs. It was cozy and comfortable. I would definitely return to this Cape escape. Carol and Brian, thank you.

    Carol and Brian Langley were perfect host and have a lovely apartment that was perfect for my Mom, Sister and I as we enjoyed Cape Cod for the Hydrangea Festival. Thank you for all your help with finding Excellent local dinning and the absolute perfect private beach that only locals know about!

    Super location for visiting family in Mashpee and hitting the beaches around Falmouth! Brian and Carol were nicely hospitable. The loft is nicely decorated and had all the amenities we wanted. From the loft it’s 5 minutes to Mashpee Commons and 15 minutes to central Falmouth.

    I had a lovely stay. The studio was beautifully decorated, amply outfitted, the bed was comfortable, and the location was central to all the places I wanted to see. The hosts were helpful, if needed, but created a sense of total privacy, which is the perfect balance. The space is surprisingly spacious and would suit a small family. As I was traveling alone, it felt positively luxurious and so much nicer than staying in a hotel!

    A lovely place nicely decorated and maintained. Perfectly sized for a couple or small children who wants to enjoy Cape Cod and the surrounding. Really close to the beach and restaurants. Owners are wonderful people. We highly recommend this place.

    My husband and I enjoyed a very nice week at this Studio in East Falmouth. Very comfortable and clean, ideal for couple or family with one child. The kitchen was well equipped for making meals. In fact we ate in often and also enjoyed the BBQ and deck. Carol and Brian were very helpful in providing very detailed information on things to do in the area. We particularly enjoyed our time at Marconi Beach (Cape Cod National Seashore) watching seals and relaxing on this marvelous beach. The Dolphin Fleet Whale Watching Cruise leaving from Provincetown was also a highlight. We also enjoyed biking on different bike trails ( Shining Sea Bikeway; Bike path on Martha's Vineyard from Oak's Bluff to Edgartown; Cape Cod Rail Trail). For those who are on a Gluten-free diet, the Quicks Hole Taquiera Restaurant in Woodshole makes delicious GF fish tacos that you can eat on a small terrace. We definitely recommend this studio. The only thing that could be improved is the addition of curtains to block the sun. We would absolutely return !
