Welcome to **The Hill Street Retreat**, a thoughtfully designed 3-bedroom, 2-bath Marietta getaway located just 1.5 miles from historic Marietta Square.

Perfect for families, couples, business travelers, sports fans, traveling professionals, and extended stays, The Hill Street Retreat combines the comfort of home with a relaxed, boutique feel. Tucked into a residential neighborhood yet convenient to Marietta, Truist Park, Smyrna, I-75, and Atlanta, it’s an easy home base for exploring—or simply slowing down and enjoying some time away.

**THE SPACE**

The Hill Street Retreat has that rare combination of character, comfort, and an instantly relaxed feel. Colorful, thoughtfully curated décor and inviting spaces throughout the home make it easy to settle in and feel at home.

The main level includes **three private bedrooms, two full bathrooms, a fully equipped kitchen, dedicated dining room, comfortable living room, and climate-controlled Sunroom**.

The Sunroom is one of our favorite spaces in the house—a bright bonus room perfect for morning coffee, reading, games, or winding down at the end of the day. For groups of 7–8, it can also serve as additional sleeping space using the provided air mattress, which is stored in Bedroom 2.

Outside, enjoy a covered front porch with an outdoor dining table and sectional seating, a private courtyard with easy backyard access, and a spacious backyard surrounded by mature trees.

Whether you're visiting for a weekend on Marietta Square, a Braves game or concert, family time, work, or an extended stay, you'll have plenty of room to relax and make yourself at home.

**KITCHEN & DINING**

The kitchen is stocked for everything from morning coffee to dinner at home, with cookware, dishes, glassware, utensils, snacks, and a Keurig coffee station with K-cups provided.

Enjoy meals together in the dedicated indoor dining room, or take things outside to the covered front porch for coffee, casual meals, or an evening spent relaxing outdoors.

**OUTDOOR SPACES + PETS**

Pets are welcome at The Hill Street Retreat, with up to **two well-behaved pets per reservation**.

The private courtyard provides convenient access to the spacious backyard for quick trips outside. Please note that **the backyard is partially fenced but is not fully enclosed**, so pets should remain supervised and safely under their owner's control while outdoors.

Guests are responsible for picking up and properly disposing of pet waste.

• Easy access to Downtown Atlanta, Mercedes-Benz Stadium, and major Atlanta attractions

Spend the morning exploring locally owned restaurants, coffee shops, boutiques, and museums on Marietta Square; head to Truist Park for a Braves game or concert; explore nearby parks and trails; or make the easy trip into Atlanta.

**GUEST ACCESS**

Guests have private access to the **entire main level of the home**, including all three bedrooms, two bathrooms, kitchen, dining and living areas, Sunroom, front porch, courtyard, and backyard.

The basement is **not part of the guest space**. The basement stairs are located in the Sunroom and should not be accessed at any time. The basement door remains locked.

Locked owner/storage cabinets in the pantry area and the locked cleaning-supply cabinet are also reserved for owner and property-management use.

The carport provides parking for **one vehicle**. A privately owned boat is stored beneath the carport and is not available for guest use. Please do not touch, climb on, move, or otherwise disturb the boat or its equipment.

**LOCALLY HOSTED**

The Hill Street Retreat isn't managed from hundreds of miles away. Your local host, **Christin**, is just minutes from the property and available 24/7 by message or text if you need assistance.

We respect your privacy and won't interfere with your stay, but whether you need help with the house or simply want a great local recommendation, help is close by.

You'll also receive a comprehensive guest guide covering check-in and check-out, Wi-Fi and house information, local favorites, nearby attractions, and recommendations to help you experience Marietta like a local.

• Quiet hours are **11:00 PM–7:00 AM**
• Standard check-in is after **4:00 PM** and check-out is by **11:00 AM**
• Early check-in and late check-out may be available with advance notice, depending on other reservations and the cleaning schedule
• There are **8 exterior steps from the driveway to the front entrance**. Once inside, all guest-accessible areas are on one level.
