Ensuite Bedroom 4
Kingsize bed with lovely comfy mattress. 40 TV with Freesat box. The bathroom has a shower, another loo with a view and a whirlpool bath. Lie in this, enjoy the bubbles and the sea view too. There are double doors opening out onto the glassed balcony (flush to the wall) looking over the garden so you can enjoy the fresh air and sound of the sea!

All about the outside

The garden is a reasonable size and fully enclosed with a nearly 6ft high thick hedge, backed with a solid fence – really secure! You can hear the sea and the gulls from the garden with just a field between you and the sea. There is a garden room with sofas in for sitting and enjoying the sun or an evening barbecue (provided) and a dog poo loo to save using plastic bags AND a warm dog shower too.

Your pack can really let loose in this garden on their holidays – Seaview Cottage has such a secure boundary!

Please note:
No smoking in the house please. The house is semi-detached – please do respect the neighbours' peace and quiet and not allow dogs to bark too much in the garden or children to make excessive noise in the house.
IF you would like to leave your dogs unattended in the house, and you are not confident they will be settled, please contact us for free dog sitting. The lane access to the cottage is a single track, residential lane – please travel along it slowly for the safety of all. If you would like your dogs to sleep on the beds, just let us know and bring your own bed linen. The hot tub is no longer in use at this property.

    Pete myself and our 3 collies have had a fabulous few days at Seaview Cottage. The location is super so close to the beach and lovely walks in Bacton and Pygneys Woods. The cottage is warm and very comfortable. Added bonus was the most delicious homemade cheesecake in the fridge on our arrival. Easy reach of very good eating places.

    Second stay at Seaview and we all had an amazing time again. The cottage itself is very cozy and has everything you could need and more. More spacious than it looks from the outside. The beach is a very short walk out the front door and down some steps! The dogs are also well catered for with the bonus of an outside warm shower, good for washing those sandy paws. The human’s can use it too. Nice size secure garden which was well used by our 2 Westies. Leonie left us a beautiful homemade cheesecake to enjoy on arrival which was delicious! We look forward to returning.

    Seaview is a beautiful home with dog friendly touches top of the list including a warm outdoor shower and totally enclosed, small, secure garden viewable from the kitchen. House is warm and cosy and we all enjoyed our stay very much. Amazing bath in the ensuite! The sea is just at the end of the lane and steep steps down provide access to wide walkways in both directions and the beach. The lane was very deeply flooded during our visit which was unfortunate. We resorted to driving to nearby Walcott with easy parking near the shops. Lovely location for visiting this area of Norfolk.

    We had a wonderful time, Leonie was so helpful, the cottage was very warm and well appointed. Hearing the waves crash on the beach from the house was mesmeric. Would highly recommend this property.

    Sea View was a lovely warm cottage, very well equipped, spacious rooms and secure garden. 100m walk to a lovely sandy beach and pub ( Poachers Pocket ) 500m via road or beach. We spent a week here for New Year celebrations, 6 adults and 5 dogs and loved it. We will definitely be returning. 5*

    We had a good Christmas at Seaview cottage. The weather blew a freezing gale the whole time but the cottage was warm and not draughty. Very comfortable beds and loads of cooking utensils, pots and pans etc, essential for Christmas time! No through traffic so very quiet and private. The cheesecake was most appreciated and disappeared in a day . Lovely to watch the wild sea from some windows! Large fridge freezer accommodated the mounds of food for the festivities and five ring hob was a godsend! If I was to think of any niggles…. We didn’t have any hot water for washing up and the upstairs shower which fed off the mains, ran cold after one or two showers. The huge bath wasn’t used as a result of shortage of hot water. Having said this, the downstairs shower self heated and there is a dishwasher but hot water was a bit of an issue. Probably could have been sorted with a phone call however which we didn’t make so that’s our fault . Could do with a few hooks on doors for robes etc … just a thought. Loads of clean soft towels and also lots of doggie stuff provided. Overall, a great place with plenty of room for five adults and three dogs.

    We had a lovely few days at Seaview. It was so nice to be able to walk to the beach, then along the coast to the the local shop & cafe. The cottage was really comfortable and well equipped the outside dog shower was extremely handy! Leonie was wonderful and left us a lovely homemade cake and a birthday banner for my husband’s birthday. The information pack gave us details of the dog friendly places to eat and things to do which we all found very helpful.

    Just 2 mins from the beach, this cottage had everything to make our stay comfortable. Booked as i needed a downstairs bedroom, an accessible shower & loo meant i didn’t have to go upstairs ( after i had been up to look at the views). I couldn’t get the television to work, which would have been a treat in bed, but im not tecky so probably just me. My friend had the upstairs choice of beds and went for a double at the back to enjoy those views! Said beds were very comfy and we both slept well. The dogs loved the garden and the weather was kind to us so the door was open all evening, with the sound of the waves crashing. Lounge snug for later on (telly easier to work out)! So many places to go and visit, we ran out of days, so are planning to return next year.

    We had a truly wonderful stay at this beautiful cottage. It’s exceptionally well-equipped, spotlessly clean, and thoughtfully laid out to make you feel right at home. Every little detail had been considered, which made for a very relaxing and comfortable break. The location is peaceful and scenic, being so close to the glorious Bacton beach – perfect for long dog walks either way, towards Mundesley or Happisburgh. All the beaches along the coast were a short drive and offered something different, and many were ideal for off-lead exploring. Our dogs absolutely loved it, and we were amazed at how dog-friendly the whole area is. A lovely extra touch was the delicious Victoria Sponge cake and gluten-free cakes waiting for us on arrival – so appreciated! This was the perfect escape from the hustle and bustle, and we wouldn’t hesitate to return or recommend it to others.

    We absolutely loved our stay at Seaview cottage. Having the beach on our doorstep was perfect for our family. As it is so quiet our nervous dog was able to relax and live his best life; he even came off lead at some points which is totally unheard of. The cottage has everything you need and is in a great location for exploring the area. We love using East Ruston cottages for our doggy holidays and this is definitely one of our favourites so far.

    Lovely cottage just moments walk from a dog friendly, sandy beach - which was pretty much deserted whatever time of day we went. Good, secure garden for dogs (and humans) .Quiet location opposite fields on a tiny lane leading to the beach access. Great dog friendly cafes in easy walking distance.

    This is our 2nd stay at Sea View cottage and it was as wonderful as the year before. Leonie the lovely owner left us the most amazing cake for our arrival and the Neros Kitchen dog treats were a big hit with our cockapoo Pepper. The house is very clean and comfortable and its location just down the lane to the beach is perfect. You wake up to the sound of the sea and there’s a lovely sea breeze to keep you cool. We were blessed with the weather and spent a very happy couple of weeks enjoying the beach, and taking day trips to Sherringham, (the boys took a steam train to Holt and back, whilst I and my girls wheeled Nanny up and down the charming main street, having a delicious lunch at Camelia cafe), Cromer, Amazonia Zoo, Stalham, annual family crazy golf tournament in Mundesley, Wroxham and a boat trip on the broads. Local cafes like Carmel’s , Watsons and Rustons provided gorgeous late breakfasts, lunches and afternoon teas whenever we needed them and The Poachers Pocket fed us heartily on our first evening at the cottage and our last night before we left. There is a consistent high standard with East Ruston Cottages and their doggy accommodation cannot be matched. You can always rest assured that your stay will be as happy four your hounds as it will be for you and your family.

    Thoroughly enjoyed our week's stay at Seaview, both for the cottage and garden itself, and for its proximity to a marvellous sandy beach. The location is quiet, being down an unmade-up track, so would suit those looking for peace and quite, although the occasional crunching of feet and paws on the track may spark 'interest' from more alert pups. Even on a windy day, the sound of the waves on the beach was never more than a comforting lullaby - but note that this was mid-June 2025 stay during a very warm week, so expect this to change according to the season. The cottage is very well equipped and comfortable, although the sitting room may feel compact for groups of more than four adults. The kitchen is a really good size and opens onto the fully secure garden and patio. Our Tibetan Terrier puppy loved being able to wonder (or more likely, zoom ...) freely downstairs and outside, although he was rather too taken with foraging amongst the pebbles used as edging on one side of the garden. The outside hot & cold shower was a boom to all of us. The bedrooms & en-suite /WCs are comfortable, the beds are firm, and there is plenty of cupboard & drawer space, so you never feel like you need to live out of your travel luggage. Overall, we had a great time at Seaview (and by extension with East Ruston Cottages, again). The owner made us feel very welcome, with her valuable local knowledge of eateries and dog-friendly locations (a visit to Bacton Woods is a must!), and especially with the delicious cake awaiting our arrival. For that alone, we would happily return!

    We had an amazing short break here & were so pleased the location & cottage offered everything we could want. A short drive takes you to many dog friendly beaches, woods & National Trust properties & coastal towns, but the bonus is the few yards walk only to get to the local beach where the dogs can run free on an expansive stretch of sand, & you can walk to the pub!

    Myself and 2 friends with 5 dogs between us had a wonderful week at Seaview Cottage which is 5 minutes from the beach, there are 2 sets of steps down to the beach which sadly made it impossible for our elderly terrier to get down and one friend who is recovering from an operation and on one crutch but there are lots of other access areas a short drive away. We found everyone we met in Norfolk so friendly and helpful. Leonie who owns Seaview was so helpful even moving furniture around to help as sofas a bit lower than we are used to. The cottage dates back a long way but is very well maintained and beautifully decorated. The king-size motorised bed downstairs, great for Linda who is recovering from an op and was good also for our elderly dog as no stairs. A fully enclosed garden with outside hot and cold shower for the dogs was good for washing the sand off their paws. I had booked a massage for all three of us when I booked the cottage and what a delight that was, Sonya is a lovely warm person and the massage was so relaxing and left us all feeling so much better, we would definatley recommend giving it a go, Sonya does a range of treatments. We ate out at Poachers Pocket and can recommend the steak and ale pie it was lovely. Very dog friendly in fact nearly everywhere we went was dog friendly. We visited Wroxham Barns and a lovely selection of different shops. Our stay at Seaview Cottage is one we could quite happily have extended, the spa bath was the cherry on top.

    Our second stay at the lovely Seaview Cottage. We were welcomed back with a delicious homemade cheesecake, fresh flowers, local dog treats and the sound of the sea! Just a very short walk down to the beautiful Bacton beach. Perfect, secure garden for our escapee beagle and everything you could need for dogs is provided. We had trips out to Bacton Woods, Winterton, Colman's farm shop and the lovely Eden shop in Stalham. Lots of dog friendly cafes and restaurants nearby. The views from the upstairs bedrooms are wonderful and you just can't beat listening to the sea. Thank you Leonie & team ERC for another great holiday.

    We absolutely loved everything about our stay at Seaview Cottage. The location is amazing, so very close to the beautiful sandy beach, you can walk along the beach to nearby cafes and a fish and chip shop. The cottage had everything we could think of and was very clean and comfortable - the dogs and us felt immediately at home. Fantastic homemade cake to welcome us. We wanted to stay forever! Would definitely jump at the chance to go back - it was just perfect

    Beautiful house, cosy with lots of space. We had 7 dogs & 2 grandkids under 3. 2 minutes walk to miles of sand. Safe garden, great views. Plenty of parking spaces. Lots to see & do locally for everyone. All positives. Will be returning next year. Highly recommend.

    What a great location - loved the fact we were a few yards walk from the beautiful beach in a lovely quiet location. Seaview Cottage was really comfortable and peaceful to stay in - the main bedroom and en-suite have amazing sea views - so was great to read and relax in Absolutely everything you could think of was provided for the dogs and humans - raspberry cheesecake for the latter was delicious and very much appreciated Thanks for a perfect stay

    What a perfect location ! To be able to walk the dogs a few feet down the lane everyday in order for them to run their joyful hearts out was a real treat. The outside doggy shower was a bonus and so nice to use when my spaniels bought a barrow load of sand back in their coats. I’m converted and will just have to get one installed at home. SeaView is beautifully comfortable, with super sofa’s and comfy beds. The weather was cold (as expected in January!) but at no point were we anything other than warm and cozy when relaxing in the cottage. The master bedroom suite was very luxurious with sea views from the bedroom and en-suite, a really holiday treat. We did very little all week other than walk the doggies on the beach. Ventured once out in the car for Sunday Lunch at the Ingham Swan and other than a few visits (with either our spaniels or elderly Vizsla) to the Poachers Pocket for a late lunch and a couple of drinks. Thank you Leonie for the welcoming Muffins - we had to flip a coin to decide which of us ate the last one. Also appreciated you letting us get in before the standard 4pm check in, it was very thoughtful of you.

    I’m losing count how many times we’ve now stayed at this fabulous very dog friendly cottage . So cosy , comfortable and welcoming from the moment you walk in the door , it’s certainly a place to relax and unwind for humans and dogs . Definitely our happy place !

    We have just had a lovely week where we could walk out the front door with the dogs off lead straight down to the beach. We have 3 grown children, with partners, one grandchild and 5 dogs in total so finding accommodation where we can all meet up is not easy. Whilst not all of them were on this trip we cannot rate Seaview Cottage highly enough when there are only 6 adults. The owner had thought of everything we needed for a dog friendly holiday and to top it off a beautiful homemade cake was waiting for us on arrival, especially gluten free, as ERC checked for allergy information before we arrived. Even those of us who do not require gluten free food enjoyed it. The safe enclosed garden was brilliant for the 4 dogs we have between us and our grown up children. And it was our 6 week old granddaughters first ever holiday too and the downstairs bedroom made life easy for her parents. The cottage was ideally located for visiting places like Cromer & Wells Next The Sea to the north and down to Horsey Gap to see the gray seals in the south. The seals were the highlight of the week as was the walk around the estate at Blickling Hall. I could ramble on for hours about the good things about our holiday but one thing for certain is next time we want to visit Norfolk we will definately re-book Seaview Cottage.

    Our first visit to Seaview Cottage & what a great week it was! A 1 minute walk to the beach, a top floor suite with amazing views of the sea & a super enclosed garden for the dogs. The cottage was filled with lots of extra touches, Leonie's famous cake went down a treat & 2 very happy but tired dogs had the best time exploring the area. The weather was OK, we caught up with some friends, went swimming in the sea & a spot of fishing at Potter Heigham. A fabulous week in our happy place.
