We sat on the back patio and watched the beautiful deer, birds, hummers and enjoyed the awesome sunsets. We felt like we needed more than three nights. Next time. I can’t say enough about it. Butterflies, hummingbirds, and deer! OH MY!!This charming cottage was a great getaway destination for us (2 people & 1 dog). The owners clearly take pride in being good hosts not just by providing a clean and comfortable property to stay in, but also through the thoughtfulness in so many small details. The hosts were communicative before the stay (but not in a pushy or overbearing way) by providing recommendations on things to do/places to eat in the local area along with providing news about events happening around the area the specific dates we were there. Additionally, while the cottage is located near the hosts' house, they gave us our space during our stay. We did seem them and they offered a friendly wave, but there was no pressure or unannounced visits.The cottage itself was cozy. One bedroom, one bathroom, a kitchen and a living room with all of your normal house amenities, but the space felt large, open and peaceful.All of the small things were there to enhance your stay; fireplace ready to be lit, snacks for us and for our dog, grill and citronella candles outside to enjoy the porch. Specifically, sitting outside in the morning and evenings was such a blessing since the property backs up to a ranch. The hosts setup a birdseed feeder, hummingbird nectar, and leave a bucket of corn to feed the neighboring deer. Throw a scoop out and you will quickly have numerous deer stop by for a meal (we saw 8 at one time). This is a quiet home ready to help you recharge.

We love staying here. Accommodations are always on point, squeaky clean, inside and out, seasonal decor everywhere, and the wildlife viewing is exceptional. Very close to dining and shopping but it doesn’t feel that way while you are there. A treasure for sure!!!

The cottage was very clean and there were many amenities. There were lots of deer, hummingbirds and some foxes right off the back porch. The deer came up to be fed all the time and it is very cool to watch them. Lynn and Jerry were great hosts and I would recommend this cottage to everyone. We plan on coming back around October time frame and rent it again.

We will be back! Very cozy cottage and the dear at the fence line every morning was a surprise. The TV signal and lag time could be better, but that’s not a complaint just an observation.

The house was amazing. It is beautifully decorated. The deer outside the windows were so much fun to watch. The house is super close to town and it made going places quick and easy.

The prime example of what southern hospitality is! Lynn went above and beyond with accommodations. We initially planned to stay in January, however an ice storm hit Texas. Lynn was so kind and asked if we would want to move our dates. We did move it towards April and everything was smooth sailing.She goes out of her way with providing numerous amenities, coupons, as well as a list of free activities nearby. The cabin was beyond cozy and was perfect for a weekend getaway. I recommend not only for the quiet country views but also for the hospitality! Thank you Lynn!

We love the serene back porch and daily visits from the whitetail deer and birds of many kinds! Meanwhile, it’s a short drive (6 minutes tops) to the food and shopping that make Fredericksburg the fun place it is. The hosts create a special atmosphere with seasonal decor, spotless kitchen and snacks and tons of information about the area. We love the Cottage on Spotted Fawn!

Located next to a working ranch the cottage offers privacy and views of grazing deer and numerous types of birds. We spent warm evenings on the patio, cooler evenings in front of the cozy fireplace. Lynn and Jerry provide almost everything you may need, even things you may have forgotten at home. A truly marvelous experience!

The home was such an incredible, inviting space. So many personal touches that made us want to stay there all day. So close to Main St. and had the Fredericksburg vibe you are looking for. The deer were there around 5pm each day and they provided feed which was fun! Clean, well-decorated and worth it!

Clean, great hosts, deer nearby that you can feed, birds at the bird feeder, and a very comfy cabin. Close enough to downtown that it’s a short drive in, far enough away that you feel like you’re in the country. It’s very quiet and peaceful here. One of my favorite places to stay when visiting Fredericksburg.

If you are looking for a quiet place, this is the place. Convenient to Main Street shopping. Lynn has thought of everything you would want plus more. The bed was comfortable and the cottage was decorated to make us feel right at home. We spent a lot of time on the backporch which backs up to acreage where lots of deer roam. We will be back!

This was our favorite VRBO stay so far. The cottage was clean and beautiful inside and out. We loved feeding the deer and watching the birds every day from our porch. There was so much attention to detail and you can tell the hosts aim to keep their guests happy. We can't wait to stay again the next time we are in the Hill Country! This little Cottage is amazing! After a full day of exploring the history of this intriguing town, we would arrive back at the cottage, relax on the porch and feed the deer. There is 1500 acres to look out over. Very quiet and peaceful. The Cottage itself is extremely cozy and is beautifully furnished. The Hosts communicated very well on arrival and departure needs. We truly enjoyed our visit. We are of the Older sort, so the peace and quiet was perfect. To the Hosts, Thank You.

The cottage was the perfect getaway for us. So wonderfully decorated above the top with the fall decorations. All the deer coming right to our back porch was incredible. A bucket of corn was sitting for us to feed the deer and was a main attraction for us. We will definitely be coming back again.

Exceeded expectations in all categories

We love staying here when we come to Fredericksburg. We have stayed here 4 times now and loved it each time. The home is warm and inviting when you arrive and we love all of the personal touches that are added to the charm of the home. We love the location. You can be in downtown in less than 5 minutes but it feels like you're out in the country while sitting on the back porch watching and feeding the deer that come up just 10 feet away. We will always try to stay here when we come to town!!

The cottage exceeded every expectation! Beautiful, clean, well appointed and in a beautiful setting with peace, quiet and nature! We enjoyed the back porch for our own little secluded nature watching! We saw deer, an owl, hummingbirds, tanagers, a cardinal, hawks and squirrels. Lovely property and the owners had appointed the cottage with snacks, coffee, kitchen supplies, toiletries and so much more! Hospitality is on full display! We look forward to staying here again in the future! The owners communicated everything we needed for check in, check out and all about the area’s attractions and eateries! This cottage is the ideal place for a quiet, romantic get-a-away in a beautiful country setting that is only a 5-7 minute drive to historic downtown Fredericksburg . The hosts live next door in a home on the same property, for easy communication if needed. From the moment you walk in you feel welcomed….from the beautiful fall decor that is everywhere in the house, to the fully stocked kitchen and bathroom with many little extras in case you forgot something, including bathrobes! These hosts go above and beyond any VRBO house we have rented…they provided us with coffee, tea, juices, a basket of snacks and even doggie treats for our pup. This was an added surprise and we greatly appreciated the welcoming touch. They also provide deer food on the back porch, where you can sit to enjoy your morning coffee or dusk wine while feeding the many deer that will visit the back fence….so beautiful. There are also humming birds and many butterflies to enjoy. Inside the cottage, the living room was so inviting and had very comfortable furniture. The king sized bed was perfect for a good night’s rest after a day of sightseeing. The hosts thought of everything ….providing us with many brochures for the area, e-mailing us activities and additional happenings during our stay and even gave us some coupons for a local restaurants. We had a wonderful stay and would highly recommend Lynn and Jerry’s cottage.

All the comforts of home were provided. The decorations and accommodations were exceptional. Our hosts thought of each detail to make our stay pleasant and relaxing.

The stay was great. I did exactly what I had intended to do and that was absolutely nothing. Really enjoyed feeding the deer (corn provided). Just about everything was provided, snacks, some juices, cooking and eating utensils, you name it. The owners were right next door but you really didn’t know it. Great stay, can’t wait to book again.

We had such a delightful time at this wonderful little cottage. The property was clean. Instructions for everything were made clear and easy. Lynn and Jerry's ADORABLE home exceeded any expectations we had. From the minute you drive up, you are greeted by hundreds of butterflies and Texas flowers. Entering the cottage, the unique decor which is more than comfortable makes you feel right at home. The kitchen is well stocked with everything you would ever need, bathroom is large with fluffy towels and bathrobes. The king size bedroom looks out over the front of the cottage with a view of flowers and butterflies. Nice sized comfortable living room with a TV and beautiful fireplace with a whimsical mantel. Our absolute FAVORITE part of the this house was the covered back porch. In the hot Texas summer the breeze and ceiling fan kept us comfortable. Completely private, we enjoyed our mornings drinking coffee and watching nature wake up. So many hummingbirds came to feed, along with many native birds and of course the deer who walk right up to the fence, ready for their deer corn which is provided by your hosts. The evenings are the best on the porch. We enjoyed a bottle of local Texas wine watching the fireflies and just taking a deep breath. The town offers a lot to do, but believe me, we would have rather stayed in the house the whole time. Lynn and Jerry are terrific hosts. They communicate quickly, have great suggestions and make you feel right at home. This is Texas hospitality at it's finest. We're already planning our next trip!

Our stay was peaceful and relaxing. The location is just a few minutes away from Main Street, but on the edge of country. We enjoyed our evening visits from deer, which we were able to feed with corn, provided by our host. The place was well kept, clean and had most everything we needed to cook, eat with and sleep comfortably. If we visit Fredericksburg again, we’ll definitely arrange to stay here.

Olivia and I truly enjoyed our stay, near to town and far enough out to be truly peaceful. Accommodations are excellent. The Hosts had all things in order. I did think I needed to set my alarm however; the deer were always waiting on me for those little magic yellow pellets at the back porch.

This property is breathtaking! You’re nestled away in a neighborhood that is only about 5 minutes from Main Street, but you feel like you are on your own private land. The deer and wildlife are AMAZING! The deer would come up within 10 feet of us (there’s a fence) and stay for hours! The house is clean, spacious, and so cozy! It’s updated but still has a very neat historical feel to it. The hosts are amazing and so very kind. Would definitely book this again, and several of our friends have asked for the home’s information too. Worth it!

No surprise at all that this property gets all 10 reviews. From the minute we walked in the door we felt at home. Super clean, beautifully decorated, everything we needed for our weekend. The thoughtful hosts even left us a very kind and appropriate anniversary card. There were loads of informational pamphlets on a side table. About dusk the deer showed up like paid performers. We didn’t feed them so they wandered off to look for other hand outs. Same thing the next morning, they lost interest in us since we still didn’t feed them. They were beautiful. The back porch was so restful. Birds, deer and interesting plants The bed was super comfortable and sheets smelled wonderful. The whole weekend was as if we were in a different world even though we live only 70 miles away. We are already trying to think of excuses to get back to Fredericksburg and stay longer at the cottage. Thank you Lynn and Jerry.

The Samples are amazing host! They thought of everything you would need. The Samples are very detail people and their hospitality is superb. We enjoyed the quietness of the property, feeding the deer and the comforts of home, and so close to Main Street! My husband and I will be visiting the Samples again.

We came to Fredericksburg for the first time in order to attend a wedding, as well as 2 additional days of wedding weekend gatherings. We never did cook a meal, but pleasantly surprised at all the treats and coffee provided. We travel often and by car with our dogs, but left them with family for this trip. We usually bring EVERYTHING we could possibly need in rental homes since not all provide for the guests the same. They provide hair and body wash dispensers, as well as first aid, various kitchen condiments and back up for items you may have forgotten.Now to the best part. Coming back between events, meals out and shopping, it was so nice to just relax in the back area of the home. We fed and watched deer, saw a fox and millions of singing birds serenaded us.Thank you Lynn and Jerry for such a clean and peaceful retreat for our trip to Texas!

My husband and I traveling with our little dog Aggie were looking for a stress free m, visually interesting, and great places to eat. The Cottage and town off McKinney fit the bill and then some. The cottage is immaculate and every need has been thought of. We Will definitely come back.

The Cottage at Spotted Fawn is a perfect delight. Beautiful, safe neighborhood and excellent off-street parking. The house is immaculate, well stocked, and thoughtfully decorated. The responsive hosts have amassed a wealth of material about local history, restaurants, and things to do. The nights are quiet, the bed is comfortable, and there’s no street noise. The outdoor spaces are lovely. Less than 2 miles to the historic downtown. I enjoyed my stay, and would be happy to return and to recommend this place to others. I felt perfectly safe as a solo female traveler.

Amazing property for a weekend getaway.

This cottage was the perfect accommodation for a Fredericksburg stay. It was very close to Main St yet still felt as though you had plenty of quiet countryside space with wildlife. It had special touches that fit the town's heritage and was clean, spacious, and detail oriented with every convenience you would need for a stay. I would highly recommend and would reserve it again if staying in this area.

Wonderful stay. This cottage goes beyond anything you might expect. The hosts have gone all out in the upkeep of this property. It is beautifully decorated and there isn’t anything I could think of that is not provided to make your stay more enjoyable. The cabin was very clean and had everything we needed. We had an excellent view of the stars, and it was so close to all of the fun things in Fredericksburg. One of our favorite things was the big bucket of deer corn that we could serve out for the deer. It was a very cool experience to see them up close!

The cottage was beyond awesome. The host created a beautifully decorated farm house. No details were left out. They provide lots of tips on activities and restaurants. The cottage had Valentine treats. When we arrived it was very warm and welcoming including lighting, music, and wood already set in the fireplace. The back porch had deer corn for several deer who came in the early morning and dusk Fredericksburg is an excellent escape. This cottage is secluded and on private property. The host and cottage are beyond 5 star

Very comfortable cabin in a quiet location, but convenient to restaurants and shops with a short drive. Interior tastefully decorated by Lynn and property remodeled and maintained by Jerry. They also provided corn to feed the deer right off the back porch! The deer apparently expect their Jerry and Lynn snack at least twice a day, so I complied! I would highly recommend this property.

This cottage, the location and our entire stay was awesome. The hosts have made sure everything you could possibly want is provided. This cottage is immaculately well kept, cozy and comfortable. Decorations were beautiful; there was even a Christmas tree! My husband especially enjoyed sitting on the porch, watching and feeding the deer. I cannot think of anything negative to say about this cottage or the hosts. When we return to Fredericksburg in the future, we wouldn’t consider staying anywhere else.

Cabin had everything you would possibly need. Very neat and clean. The way it was decorated and furnished made it a very relaxing and comfortable place to stay. Corn to feed the deer was an added bonus. Deer showed up to be fed more times a day than you would expect. Close to town but away enough that you felt that you were in the country. We would recommend it to anyone and hope to come back soon!
