Superbly positioned overlooking Porthminster Beach, this gorgeous three-storey cottage with its own parking and stunning sea views is the perfect place for holidays with family and friends in St Ives.

Aptly named Mordros (Cornish for ‘sound of the sea’), you’ll be reminded of just how close you are to one of Cornwall’s best beauty spots with the turquoise bay on constant display from several sea-facing windows, and a Juilet balcony from which to enjoy the sea air and views. Contrasting beautifully with limewashed stone walls and polished wooden floors, soft blue tones and tasteful furnishings invite you to ease into laid-back coastal living.

Quirky alcoves and an ornamental fireplace nod to the property's heritage, while three beautiful bedrooms and two bathrooms (one with a fabulous roll top tub) offer plenty of space for six guests. The cottage has been thoughtfully equipped for complete comfort too, with luxurious beds, plantation blinds so you can enjoy a lie-in, a fabulous living room with flat screen TV and Sky, and a kitchen /diner complete with electric stove.

Of course, your St Ives getaway wouldn’t be complete without spending time at the beach, and Mordros sits within a short walk of one of its best. With its prestigious Blue Flag status, award-winning café, and views that stretch from the St Ives harbour to Godrevy Lighthouse, Porthminster Beach is simply perfect for sunbathing, swimming and relaxation.

This property offers two passes for the Harbour Hotel and Spa in St Ives (located just up the road from Mordros), which are valid until 31st December 2026. Included in these passes is access anytime, including weekends, 20% off food and drink at Harbour Kitchen, Bar & Terrace, 20% off Spa treatments (Monday to Friday) and 10% off Spa retail products.

The Spa Opening times are 7.00am – 8.00pm (Monday – Sunday)
*Please note that the Spa is closed at 8.00pm so it is recommended guests arrive before 7.30pm*

*The spa charges £1 per towel hire

(Visitors no longer have to book for swimming sessions, however it is recommended that guests book well in advance for treatments/spa packages to avoid disappointment.)

*Please note that Mordros is set over three floors with steep internal flights of stairs so may not be suitable for those with limited mobility

Good Housekeeping Bond
We ask our guests for a £150 good housekeeping bond, which is pre-authorised against your card. This is in case there is any damage to the property during your stay. The money is simply reserved and then released afterwards if there is no claim. We will contact you nearer the time of your arrival to arrange this.

    I have stayed at this property several times but this was the first time with my dogs - it was perfect. The house is stunning, the views are exceptional & the location is superb. Beautiful walks literally on your doorstep. Stunning sunrises & sunsets which can be enjoyed from the panoramic view from the property. Easy walk into the town. Parking. Well equipped (love the slow cooker) also have to give a nod to the Tesco delivery drivers who were fab! I will be booking again

    Lovely visit overall. Cleanliness could have been better, a few grubby areas. No lie tooth speaker would have been good, along with a shelf or table to put things on in the downstairs bathroom. Bit of confusion re payment as third party rental. This needs clarification - ie no comms regarding final payment, I had to ring Vrbo then luxury xottages

    Great location. We enjoyed gym passes. Heating didn't work draughty upper floor. Foul smell from behind the fridge turned out to be blocked drip tray. Many mugs were chipped.

    We had a wonderful time staying at Modros in St Ives. The location was absolutely perfect, making it easy to access the town and beaches. St Ives itself is charming, with its quaint streets filled with bespoke shops, cozy cafes, and fantastic restaurants. Everything we needed was within walking distance, which made our stay even more convenient.The house was just as advertised, if not better! The views from every level were stunning and made every morning feel special. The property was more than spacious enough for our group of five (three adults, a toddler, and a baby). While the internal layout is a bit unconventional—with the kitchen on the ground floor, two bedrooms on the second floor, and the living room, bathroom, and lounge on the top floor—it added to the character of the house and didn’t detract from our enjoyment. Be prepared for some extra stair climbing during the day, though!Walking back from the beach up the hill was quite steep, but we found that taking the route through the town offered a gentler incline and was much easier on the legs. Parking in St Ives can be challenging, and while the house has a designated space, it does require careful maneuvering as it’s on an incline and a bit tight.The added passes to the spa and gym at the Harbour Hotel were a lovely bonus and gave us a chance to unwind even more during our stay.Overall, Modros was a fantastic place to stay, and we will definitely book again.     Me and my husband had a wonderful time here with our 3 children. The sea views were amazing from the house. It was easy walk to the beach where we went everyday and into St Ives main centre. Local Tesco was very close. It was in an ideal location. The house had everything we needed and was decorated so well. We had a lovely and comfortable stay here and would love to come back.

    We had a wonderful stay in January, the house was warm, cosy and equipped with all you need for a comfortable holiday. The parking space is a little tight and the property is on the main road, but oh my goodness the views are amazing. There are views out over Porthminster beach and the harbour from every room, which are beautiful day and night. It is a short walk to the town centre with all the lovely shops and interesting places to eat. Another big plus for this property is the pass to the spa next door, what a treat after a windswept day out on the coastal path. My family and I would love to return to Mordros one day.

    A great property with perfect views of the bay. Once parked up we hardly used the car, a very short walk down to the beach and pleasant walk along the front into St Ives. The cottage has everything you need, the beds are very comfortable and you could spend all day sat with a drink enjoying the views from the lounge on the top floor. A great addition is access to the spar in the hotel next door, really enjoyable. Not a negative at all but be aware you will spend a lot of time walking up and down the stairs - and back up the hill! We walked down to the beach for a coffee every morning, great for keeping fit!

    Although this cottage has a quirky layout (shower room downstairs) with steep, narrow stairs, it provided a comfortable base for our week in St Ives. The views from the cottage are spectacular. The location is great (albeit on a main road) and the spa passes were definitely a bonus. We loved the coffee machine, with capsules provided, and our son appreciated the smart tv in the living room. Although I had added a special request to our booking for a cot and high chair (and emailed a few weeks before our holiday to confirm), these were not in the property upon arrival. However, I was able to contact a representative from LuxuryCoast who delivered them within half an hour.
