For anyone with mobility issues, there are two steps to be climbed from the kitchen to reach the rooms on the main level, but once there, no additional steps need to be climbed to access either of the two first floor bedrooms, the dining room, the living room, the downstairs bathroom/laundry room, or the sunroom.

While you are visiting, don’t miss a visit to the very popular Locke Store in Millwood (four minutes away) for farm-to-table items, craft beers, and fine wines.
If you enjoy history, you may enjoy visiting some of the old mills in the area. This portion of the Shenandoah Valley was once awash with grist mills and two area mills are still occasionally put into operation for public display. These are the Burwell-Morgan Mill in Millwood and Locke’s Mill near Berryville. It is a fascinating step back in time.
Your four-legged friends don't have to miss out on the fun while you are exploring. They will enjoy fenced-in pasture behind the cottage with lots of stuff to sniff and investigate :)
Guests will have access to the entire house and to all of the grounds, with the exception of two outbuildings which contain items belonging to the yard maintenance crew.
I'll do my best to be available during regular business hours and will try to respond to emergencies outside of business hours in a prompt manner. I have four kids and also run a music studio, so life can get busy at times! Thank you in advance for your patience!
The cottage is on over two acres and enjoys considerable privacy, but there are neighbors to either side. The road is very quiet, which makes it great for walks or jogs. You will most likely see many people out for a peaceful stroll or stretch of the legs along the shaded route between ancient rock walls and alabaster sycamores.
The cottage is on a regular, monthly pest control schedule, but sometimes unwanted bugs may venture inside. This area is home to stink bugs, Asian beetles, wood roaches, and millipedes, which view open windows and doors as an invitation, especially at the changing of the season. I recommend keeping windows and doors closed when not in use.
Uber and Lyft are usually available in the area, but the best way to explore the area's attractions is with your own vehicle. There is room in the driveway and parking area for several vehicles.
It is important to note that a railroad runs near to the cottage. When the train goes by outside, it can get loud in the yard. Inside the cottage, the noise is generally muted by the cottage's solid construction, but nevertheless, if the train goes by at night (which it does not frequently do, but might do), it may be audible.
Since I can’t control the train schedule, I have provided premium materials for the beds to ensure that guests enjoy the best night’s sleep possible. To that end, each of the beds except for the sleeper sofa has a premium memory foam mattress. All the beds, including the sleeper sofa, have a plush mattress topper, gel pillows, and 1800-thread count microfiber linens. Additionally, each of the bedrooms has custom-cut, tightly fitting light-blocking blackout shades. I want you to wake up in the morning thinking about nothing except how comfortable and well-rested you are!
Note that the second upstairs bedroom doubles as a second living room for smaller groups that do not need to use it as a bedroom. Three of the bedrooms have doors that latch, but this room does not.
Check in is at 4:00 pm and check out is at 10:00. These times are fixed. The cleaners keep a very tight schedule and make their plans around this six hour window. Out of respect to them, I cannot make exceptions to these times.
Please also note that as a small business, I am not able to grant last-minute refunds, so I highly recommend protecting your investment with travel insurance.

Out of respect to neighbors, try to keep noises to a minimum outside after dusk. Please, no loud music outside. No recreational discharge of firearms is allowed on the property. No smoking or vaping inside. No illegal drug use. Put trash in its proper place.

We loved everything about the cottage! Loved the train and the lighting. It would have been helpful if sample size bath soap had been available. The rest was great.
Dolly was so helpful and accommodating! The house was so cute and spacious. We loved the hot tub and the sun room. We will be back!
Had a wonderful stay.
I would say our experience was not the norm, but I do feel that a review is warranted. Three hours before we arrived we were informed that the hot tub and thermostat were broken and the heat would come on/off with the breaker. We didn’t realize that the heat had never been turned on until we woke up in the morning and the house was 56 degrees. We contacted the host and then she gave a detailed description of where the breaker box was (located behind wall art) and which breakers to switch. We should have been given those instructions from the start. The technician came for hours but could not fix the problem and said she would be back later. The heat then was permanently off for 24 hours and the house freezing again. We contacted the host and the technician came back and turned the heat on, then came back later for 4 hours to permanently fix the problem. Overall, we wanted a relaxing vacation visiting with family we rarely see, but that did not happen. We were told more technicians would be coming on our last full day to fix the hot tub, but we ended up leaving early. So, 4 of the 5 days we had technicians at the house, for multiple hours at a time. At the end, the host asked us for a 5 star review of our experience for the “well-being of her family” which shocked us.
We visited my daughter who lives in DC. She requested a place away from the hustle and bustle to unwind a bit. It was the perfect spot for catching up and enjoying some family time. We did drive into DC which is not a far drive and Dulles is also convenient. The house is older but in great shape with lots of character. The hot tub and back yard were great to relax in. There are also quite a few neat places to explore very nearby. Would not hesitate to stay here in the future when we come to the area.
We stayed here for two nights for my best friend’s bachelorette. It was a great location for a chill evening as well as a great starting point for our winery tour. Added bonus was the Jacuzzi!! We loved our stay!
We had the best time celebrating my husband’s birthday! Dolly was very communicative, the house was clean and had everything we needed. We enjoy roasting marshmallows and the kids loved playing basketball! It was great family time!! Thank you!

My husband and I stayed here the week before Christmas. Once we arrived, the first thing I noticed was the Christmas tree in the living room. I was very pleased the house was decorated. We had a wonderful stay and would definitely come back. The train didn’t bother us at all. Very quiet. Thank you for making our stay magical!

I loved that this lovely house seems very far away AND you can drive 20 min to eat, hike, go to a winery…but why would you? This house is gorgeous. The grounds are iimaculate. I spent a good deal of my time on the upper sundeck reading, sitting in the. Hot tub, and sleeping on those luxury beds. It really does looj lije the pictures!
