Joys Beach Cottage

Okay, this place is all about location, location and thank goodness for that! For the price and the location we give it a 5 star rating. The pier in front of the cottage made for a wonderful place for coffee and cocktails. There is no central AC (window units) and when we arrived the window unit in the kitchen did not work. I contacted the host and within 2 hours we had a brand new unit, installed by a really nice guy! That was great service. The unit in the bedroom does need replacing as well.What we didn't expect was the serious need in the updating of furniture and mattresses. Yes, that is plural, the mattresses are decades old and we felt every year as we tried all three mattresses like Goldilocks in search of a comfortable nights rest. Which means my husband and I tried sleeping on the single beds too. My husband finally looked at the queen mattress label and saw it was 30 years old. In addition, the furniture, which looks adorable in the picture was terribly uncomfortable, there was even a large spring poking out of the bottom of the couch. Thank goodness for all the throw pillows on the couch, I needed them to create enough cushion to make it bearable to sit on.I did try to contact the host with the above concerns prior to writing this review, just to give them the benefit of the doubt in case they just really didn't realize the condition of things, but I never heard back so I have just gone ahead and written the review.

We love staying at Joy’s Beach Cottage. It’s a cozy little cottage for 2 people and the location is fantastic!

House was smaller than we anticipated but it was cozy and suited our needs for our trip. Shower was on the small side for taller people but we made it work. Once we figured out how all the fans worked, it was very pleasant. Scenery was beautiful and neighbors were very friendly.

The property location is right on the waterfront. There is a pier that is shared with the next door property and it was too crowded to enjoy it the last few days. The kitchen is well stocked with dishes, utensils, etc. The window unit air conditioner in the bedroom was very noisy. Overall, for 2 people, it was comfortable. Not sure 4 adults would be comfortable.

Air conditioners ran the whole time. They never stopped. For summer will not be enough. The bathroom where do I start. You could not move around in that bathroom ! Shower curtain liner nasty and curtain. Shower was so small when we bent over you had to step out of shower. The house was clean. The house needs major repairs. The step between kitchen and front living has a step that is dangerous. We both almost fell. There is a board in kitchen behind middle chair if you step on it goes down. The bed sheets to large for bed. Memory form kept trying to off.The location is perfect.You repair things and we will be back otherwise we want back.

Take your own shampoo, conditioner, and bath soap. The bathroom is small as is the shower. The shower curtain was moldy or had some black substance whatever it was. The table in the backyard to sit at was dirty.The air conditioner in the bedroom worked, but it was so loud. We didn’t run it unless we had to.The kitchen as well supplied. It is missing a window blind in the front roomThe location is fantastic. It is great to have the pier and the front porch.Overall, for the price, it was acceptable, but I would not stay here again

Awesome stay , smaller than what we were expecting but very well use of space , close to everything walking distance. Well worth it , highly recommend this property for a coupe with a small family .

The gas stove was difficult to work. Have used gas stove all my life so issue wasnt lack of experience, shared issue with rental agent and said would let landlord know

The pier access with cottage right across the road can’t beat the relaxing view!

Nice little place

Had issues with no hot water or gas for stove but it was fixed with in 24 hours . Wish dishes and house was cleaner . Had a safety issue in living room . There was no cover on an electric outlet on the wall of bed that my younge daughter could have hurt herself badly with . Could not walk in the house barefoot due to not being able to prevent tracking stickers through the house . Did have good fishing at dock and good view .

Beautiful view, private pier a few steps away. Very quiet on a one-way street, located in a friendly neighborhood where people walk their dogs and ride their bikes and say hello when they pass you. Less than 10 minutes to an area of Rockport that has several places to eat, both local establishments and chain restaurants as well. The house has window, air conditioners, but we enjoy the background noise because we were both raised at a time when we used box fans in the summer to keep cooler rather than air conditioning. The house was clean, and we felt safe and secure there. Not fancy, but well worth the price.

Check in was super easy and the house is very close to the water! The bed is comfy, that’s big for us. There were people in the main house so we shared the pier, it’s private to the house but if someone is in the main house you share it. It does have an older feeling but it is cute. The kitchen did have everything we needed and was stocked well.

The shutters banged all night and we couldn’t sleep. We got a full refund and came home . Now we’d like a refund of our 60 from you.

Wood bathroom floor slats were buckled and not able to close bathroom door, several window shades not working and had to be rolled up by hand, AC unit in front room does not provide adequate cooling. Note this was my second stay at Joy’s cottage this year. The location is great and we love the pier.

It’s in a good location across from the water, but the property is NOT suitable or accessible for elderly or handicapped people, nor someone with small children. The furnishings are old and dilapidated. The photos seem cute and quaint.I called management even though it was after hours and request an exchange of properties. They said they did not have any available,but would refund our money if we could find something else, but were sure we couldn’t at that late date. We tried and tried to book somewhere else, but to no avail. We were stuck. The steps to the second level where the bathroom and kitchen are very steep and without husband is on a walker and can’t climb steps. We had to come and go by the back door where the steps weren’t much better and again no handrails. Trying to get him in and out of the property was very perilous at best. The bathroom floor had buckled in a sharp V-shape from the bathroom door to the toilet between it and the shower. It’s a fall hazard. The bathroom door would not close without great force. It was a tripping hazard for us.The kitchen faucet shot up off its connector spraying water all over the kitchen cabinet . I texted management who sent a maintenance person to fix while we were out. All they did was put putty around the connected. When I turned the faucet on that evening, it shot up and off again. To say we were disappointed is putting it mildly. Never again!

Tiny shower.

The location is perfect. The dock is perfect, the water super clear, it's close to everything. The house is a historic gem: it has withstood so many hurricanes. It's really sad to see it in such a state of disrepair. For example, there is an obious leak under the shower that is bowing the wood (original wood floor). A lot of things are old and about to break. But overall, we had a really good stay. I would still recommend this place, but adjust expectations.

Cute cottage with beautiful views and dock. Stayed as a small family with two young children who loved the front patio/porch. Very close to shops, beach, and ferry but far enough that you can enjoy the sound of nothing but waves.

Loved it but half yhe house was NOT AIR-CONDITIONED. They kindly went and bought a new unit ,it qas not adequate for the space.

This is a great location if you are there to fish or just relax! It has a great pier and is close to the center of everything! It's not fancy but great for just two. The management was super dealing with our concerns.

Great location, caught fish off the pier. Obviously an older home so it lacks some modern amenities. Window units struggled to cool the house

Was a lovely little cottage, the bed was comfortable and the view was unbeatable, we loved sitting out on the pier in the morning and night!

We travel to Rockport for the first time just to have a couple of days of relaxing, and this house was just the right place. We did enjoy the deck. It has window units, not central AC, and ceiling fans in every room, however, if the noise bothers you, the window unit in the main bedroom is noisy. Noise does not bother me

Nina the manager of the property was very responsive and very patient and very helpful. The bed was comfortable and the kitchen was adequately stocked with cookware and all we needed. There are steps from the sitting area into the dining/kitchen area. The location was convenient for walking to downtown for meals and shopping and also for the tourist spots. Water Street has a fascinating history and is a fun walk. I would definitely stay again.

We loved the location which is less than 100 feet from the water, where we could see many birds and dolphins. The cottage was fully furnished and photos are accurate. We had a couple of minor issues, taken care of quickly.

This quaint little cabin is perfect to get away and relax. Just sit, watch the water, listen to the waves and throw all yourcares away for a few days.
