Fell down the stairs and injured both of my shoulders on the first morning. Had to leave and seek medical care. Only stayed 1 night. ?
We love the little farmhouse cottage and it's welcoming feeling to it. The house was really neat and we loved the old farmhouse decorations and furnishings. Location was perfect for us, it was so quiet and peaceful, just like what we needed. The outdoor landscape and the views was amazing. If you need a place to relax and unwind then this farmhouse cottage is the perfect place for you. The owner stopped by and introduced herself which gave us a warm welcome to the place, we feel like at home , this is our home away from home. The inside of the house was amazing, you get everything you need, from kitchen to bedroom, bathroom and living room etc. We loved our weekend at the Farmhouse Cottage and it will always be our favorite place to be our home when we visit Buena Vista in the future. Thank you Farmhouse Cottage for hosting us.

Great location! Near the Natural Bridge park, Dinosaur Kingdom, and the Safari Park! But it’s so quiet and private. If you’re on the larger side, the shower might be a problem and the top step is a doozy! But overall we liked staying here.
Location was great, nice and secluded. As soon as we checked in the owner texted me and let me know to contact her if we needed anything. Unfortunately the cleanlieness was the weakest part. The farmhouse is old, so it had this musty, almost smokey smell that was unpleasant. The heat in the house worked good but the AC gave off an unpleasant odor as well. Most of the windowsills were covered in dust and debris. The bathroom, especially the shower, was very small, and it also had a lip going into the tile-bathroom from the carpet that was very easy to stub your toe on. The toilet was also stained, but I believe it was just caused by hard water. Most of the doors were old and were hard to close all the way. The frond door had a distinct gap where bugs or a draft could get in. There was also a lack of privacy curtains, but because it was so secluded this might not bother some people. Good things I can say was the wifi was fast, the mattresses were nice and comfy, and as stated before, the location is gorgeous. Plenty of wildlife to view around the area, and you are not too far from bigger cities like Roanoke & Lynchburg. I would only reccommend this as a one-night stay, or if you were having an event at the Balcony Downs, but I do not reccommend it as a multi-night vacation stay.
We absolutely loved our stay at the Farm House! The views and property were amazing! Communication was great with Celeste and Evolve was easy to work with! We would go back to this property in a heartbeat!

Balcony Downs is a beautiful property and the Farmhouse is very charming! It is close to Natural Bridge and Lexington. The host is very accommodating. Their river property down the road is great for relaxing, fishing and tubing!
This cottage is so cute and peaceful. My boyfriend and I needed a couple days away from the city chaos and I am so glad I found this place! The cottage was very clean and cozy. There is a front porch with rocking chairs to watch the sunset and a back porch with a bistro set for catching the sunrise over the mountains. I especially recommend catching sunrise! Gorgeous views in every direction. I'm no photographer but this place would be any photographers dream! There are ruins of an amazing old brick barn on the property that looks like it belongs in Ireland and made for great pics. We watched a bunch of wild turkey meandering through the property each morning and evening and I lost count of all the deer. There is a fun hike from the property that follows a creek and goes up to cascading falls and a couple very private swimming holes. We love hiking so this was one of my favorite parts of the trip. Probably not a beginners hike though. We did check out the river access and it looked just as amazing but we got rained out and decided to spend the day in the cottage instead. Btw, the metal roof was really cool during the rain and added to the ambiance of our getaway. This place is way under priced for all it offers. The host is friendly and very helpful. I would definitely recommend and we have already booked our next stay.
This little farmhouse was everything we hoped for. It is well decorated, very clean, comfortable beds and sits on the most amazing historical estate. I cannot say enough about the views. It is beautiful in every direction. The property is private and secluded but only a mile from the nearby town and close to all the activities, wineries and hiking that we wanted to explore. There is one other cottage on the property along with a grand main home and an event barn. We booked the entire property for a family reunion and feel so lucky to have found this place. The river access, which is about a 5 min drive, is on one of the most scenic parts of the Maury River and there is a ton of beach area to enjoy. We loved the hammocks and the big patio area where the family could picnic. If you are looking for event space, this place was perfect and so much cheaper than others. The barn is big enough for large gatherings with beautiful lighting, nice bathrooms and a well stocked kitchen. It was perfect for our gathering and we haveade this our new yearly reunion destination. Whether you are planning a big event for the whole property or a romantic getaway at one of the houses, this place will not disappoint!
