Tastefully remodeled country cottage, best described as modern-rustic in the quaint community of Smallwood NY, minutes away from Bethel Woods (home of the original 1969 Woodstock). Escape the city and its chaos and enjoy the Catskills fresh air. High speed WiFi internet, plenty of comfortable workspace, well-appointed new kitchen, outdoor seating and cooking options make it ideal not only for a weekend getaway, but also for longer stays while working or learning remotely.
Queen sized beds in the two bedrooms are more than welcoming and very comfortable for you to relax during your stay. The full size futon in the living room sleeps two.
We are child friendly, so you will find toys, books and games for many ages as well as kids dinnerware suitable for young children. If you are looking for some fresh air, lounge outdoors on the back blue stone patio or roam around the property. For your outdoor cooking needs you have available a gas grill with an additional side burner, as well as a fire pit (marshmallow roasting never goes out of season!). Propane tank and BBQ utensils are provided.
The cottage sits close to our own non rental vacation house we use in the weekends. When we are up in the Catskills, it is possible for us to see each other, at least in the beginning to welcome you. We are always happy to help you with any practical questions regarding the house and with information about the area, so feel free to stop by if you want to chat with us. As hosts though, we are complying with your privacy needs, so even when we are around, if you do not need our help, we will let you enjoy your time without us interfering. Enjoy your stay!

The property was lovely. It had everything we needed and more. Mara was very responsive if we needed anything, and her husband couldn't have been nicer. Just a great stay! What else can I say? It's a must!
Very nice clean has everything good.
This little house is very charming. Well kept, clean and has a welcoming feel. Mara responded to my questions fairly quickly. Only disappointment we had was that the property was listed as air conditioned, but found that only the kitchen / dinnette had an air conditioner but there were none in the bedrooms. Otherwise, we had a nice stay.
We had a wonderful stay. It was apparent from the get-go that Mara went to great lengths to make sure the fully equipped cottage was immaculate. We enjoyed the many nice touches such as the numerous kitchen utensils, pots and pans, and even coffee (though we had brought our own), tea, and spices. The grill was a nice addition as well. We all remarked on how comfortable the beds were, and how nice (and quiet) of a setting the cottage is in. We were delighted to see deer, rabbits, and various kinds of birds, and found plenty of activities and places to visit within a short driving distance. A heartfelt thank you to Mara and family!
Absolutely loved spending time at this cute little cottage. It’s updated with new appliances, and is a great stay for those that want to get away from the noise of the city. Thank you Mara for being such a lovely host!!
The home was perfect for our needs! Clean, well-stocked and nicely renovated. We really enjoyed our stay and the host was very gracious and responsive.
This is our second time staying at Mara's place so we knew what to expect and it was great! My husband, 8-year old son and I enjoyed our 4 night stay at Mara's super comfortable Smallwood cabin. The place is beautifully decorated, and the heat and hot water were up to the task of a 32 degree night and a snow storm! Despite the weather, we had a great time in the area - got to do some late April sledding and then when the weather cleared up, went hiking in the Smallwood Forest Preserve. We also enjoyed local restaurants like Table and Tap in Kauneonga, Collesseo in Monticello, and the Bethel Market close to the Woodstock grounds. Mara's place is a great jumping off point for exploring Sullivan county or enjoying Smallwood and the surrounding area. Back to the house, we had everything we needed to make simple meals and we love that there are lots of games to play - we enjoyed an epic 3-day game of Monopoly. There's also a big TV in the living room with streaming service access. Also Mara left us Easter candy and some snacks and there was coffee and tea available. These are some of the nice touches that make this place feel extra special. We would highly recommend this home as a great value and would definitely stay again.
We were working all the time, but The s was great. Super clean and a tankless water heater! Emphasis on the water heater people. A gorgeous property that was covered in about 8” of snow the whole time, but it’s gorgeous back there and when the weather is right it’s probably crazy gorgeous. Also, you’llll just me laying around, or sitting, or whatever and a shadow will pass by your window. We f the snow is still there you will the biggest deer hooves you’ve ever seen. Seriously. Amazing place Mara!
This is a lovely house. I would stay here again. It’s not quite as big as the photos make it seem, but it was quite comfortable for my two adult daughters and me. (Wide angle photos were not necessary!) Even with the house next door being close it was very quite and we saw deer wondering through the property. Convenient and easy to get places from the house. A couple of bonuses not mentioned in the description: a tankless hot water heater for the shower so you don’t run out of hot water, and a monitor for your laptop. Internet is good. Note: If you want to use the futon for sleeping let Mara know ahead of time so she has bedding there for it.
The house was absolutely perfect. It had everything we could need. The property was gorgeous. I didn't want to leave. Will definitely return! 100%
