Hiking trails, near restaurants and boating. 4 bedrooms; 1 w/ king bed on the first floor, 1 w/3 single beds on the second floor, 2 w/ queen bed and 1 single bed one on the first floor and another on the second floor. LOTS OF BEDS! Large deck and screened porch. Quiet, Peaceful, Wooded Setting. LOTS OF BIRD SONGS. Close to restaurants, brewery, lake, Cacapon State Park and Easy drive to downtown Berkeley Springs. Berkeley Springs is one of the best known arts towns in the Mid-Atlantic. Many practitioners of both the healing arts and visual arts have been attracted to the area for several centuries. It is a town of galleries, good food and a variety of 'alternative' and holistic therapists.

Coolfont is a quiet, rustic retreat just a couple of miles outside of Berkeley Springs-- the roads and cottages were designed in complete harmony with the landscape, maximizing both beauty and privacy. Cacapon State Park abuts the property and features a Robert Trent Jones golf course, fishing, hiking and a great Mission Style Lodge.

Spring cleaning is completed top to bottom; professionally, carefully and thoroughly cleaned. It is carefully sanitized/ disinfected before new guests arrive. We have made a number of improvements. Treetop Cottage is a highly attractive and comfortable 4 bedroom home sited in the woods. Peaceful setting. Convenient location to Berkeley Springs and the area; ez in and out. We provide sheets, towels, and a fully stocked kitchen. Open the door and relax. We aim to please.

Ideal Getaway Cottage: Situated 4 miles from Berkeley Springs, WV - the nation's first Spa Warm mineral springs were used by Native Americans as healing waters long before white settlers arrived. The springs became America's first Spa when George Washington and his friends formed the town of Bath in 1776. 'Taking the waters' has remained a popular sport in Bath - now Berkeley Springs for more than two centuries. There are now four facilities, including the State Park, which offer professional baths and massage.

    Great and quiet space for a gathering of family and friends. Nice to be able to use the pool for a few young kids visiting one day! A great lunch together on the deck to seat all our visitors for a quiet picnic lunch. Kitchen is fully equipped! Beds are super comfortable. Linens are a plus. Thanks.

    Host very helpful before trip, emailing providing info about the area. Location of house is perfect & the deck was nice. WiFi worked great. Water pressure was great & hot water was abundant.Disappointed with cleanliness. Maybe cleaning service hadn't been before our arrival due to dirty floors, dusty headboards, debris on deck. Screened porch was unusable b/c it was filled with bugs attracted to the lights. Saw carpenter ants throughout house. House was hot/stale upon arrival. There were thin sheets on the beds which we couldn’t confirm were clean & some had no top sheet (instructions online say to place used linens in the washer but a note on the fridge said not to so we hoped they were new sheets). Found some cloths & extra sheets in a closet.Main issue: fridge/freezer was musty & not cooling. We emailed Ms.Snyder upon checkin. No word back by 9 with no change to the fridge so we called. Communication was meh. She implied we had blown a fuse yet fridge was running. She was a bit put out that we needed help on a Fri. night instead of being sympathetic to the inconvenience it was for us to lose groceries. We think she hung up on us; could’ve been she couldn’t hear well but call had no closure. Sylvester came at 7:30 AM on Sat. & brought coolers/ice & later a mini fridge. He was apologetic. Host called to confirm we got the mini fridge. I again asked about conflicting linen instructions (had asked in unanswered email too) & again call ended abruptly.

    From the moment we booked, Carolyn was very communicative and helpful throughout our entire stay - providing updates of checking in/out, local entertainment & activities, touching base throughout our visit to ensure all was well. Treetops was spacious for our family of 9 - plenty of sleeping accommodations, towels, quiet nooks for reading and conversing, firewood for evening fires…There’s an additional sunroom and large deck which would be fun if we’d been there in the summer months. The large dining table was perfect for family meals and saw plenty of game playing. The kitchen was one of the best stocked kitchens we’ve had at a rental - plenty of cookware, dishes, appliances…don’t let the small kitchen dissuade you - from someone who likes to cook, it was very easy to maneuver in. I highly recommend Treetops if you’re looking for a quaint, cozy, comfortable home. Carolyn truly is one of the most helpful & gracious host we’ve rented from in quite some time! Thank you for keeping us abreast, allowing us to extend our visit and providing us with clear driving directions and local updates!

    This is my family's third year for staying here in this lovely home. Lots of space. Everything you need for a vacation is there, except your food, clothes and personals. It's peaceful and quiet. Sitting on the huge back deck, the only sounds you hear are the squirrels rummaging around in the fallen leaves for acorns or whatevers. The owner of the property is an absolute gem to talk to and make arrangements with - very caring and so accommodating. Looking forward to our 2025 October weekend stay. Thank you Carolyn for a wonderful place to vacay! It's always been a pleasure!

    We thoroughly enjoyed our stay and found the cabin cozy, clean and comfortable! The large deck and screened in porch were perfect for enjoying the warmer weather and peaceful views. The living room tv is a smart tv, so connecting to your Netflix account is an option if needed; with no wifi issues on the tv or phones. As mentioned in other reviews, the beds were harder than we were accustomed to; which made sleeping difficult. However, depending on your preference, they may be perfect. The host was wonderful! She communicated everything from check-in to check-out; including local events, restaurants, points of interest, directions...she truly went above and beyond.

    Pros: - beautiful location - room for our whole group - well furnished, lots of seating - ample appliances and amenities - owner easy to communicate with, very kind - close to town, brewery, winery - comfortable, lots of room and space - walking paths and trails of varying degrees of difficulty in the community - easy check-in/check-out - perfect for a grown-up getaway Cons: - some issues with cleanliness (owner responded quickly and addressed concerns) - may not be best location for young kids (spiral staircase, wood stove)…shouldn’t be a “con” for the property, but renters should be aware before booking with small children

    After a difficult start with accessing the house due to a lockbox issue, our group enjoyed a lovely weekend. The microwave didn’t work but the agent was responsive and Sylvester was great installing a new microwave. The house has a nice big deck with plenty of chairs. Plenty of beds that were comfortable. Two bathrooms are small but clean. There is a metal spiral open staircase that could be difficult for some especially carrying luggage. The kitchen is small but well equipped. The coffee station was appreciated. Plenty of seating in the living room but it doesn’t leave much room to move around. The house could use a deep cleaning and some upgrades. Carpets in the bedrooms especially. The outside has lots of trees and we enjoyed watching deer from the deck. The house is a short drive to Berkeley Springs. All in all, we had a great time and the house was sufficient.

    We had a great time. The house is stocked with everything you would need. The large den and even larger back deck provide plenty of space for a large group to gather.     We were vacationing with our adult children, 8 of us in total. There was plenty of space to spread out so no one felt over crowded. The living room was a wonderful gathering place, as well as room around the table for meals. The community pool was very refreshing and in a beautiful setting. The cottage location was great, you had the seclusion of the woods, trails and wildlife, yet just minutes from downtown berkley springs. I would highly recommend. Thank you for having us!

    We had a very peaceful and relaxing stay at Tree Top Cottage. Located close to Berkeley Springs town was an added benefit. The kitchen is well stocked with all equipment you would need to prepare food and the crockery and cutlery were of good quality. Carolyn Snyder was excellent in communicating with us and answering all our questions and accommodated our requests. When we arrived and found that the deck had not been cleaned, she took immediate action and sent someone to have it power-washed. Very responsive host. I have given personal feedback to Carolyn. We look forward to another stay!

    We had a great time, the house was well stocked and had everything posted. It was a gorgeous view and perfect setting. It was not fully clean, however. Moldy bath mat in the downstairs bathroom, not well vacuumed, and lots of stains on the blankets, pillows, and carpet.
