Located approx. 1.5 miles to the Cacapon State Park and approx. 5 miles to downtown Berkeley Springs for shopping, dining, and more! The cabin offers 3 well appointed bedrooms, all with attached bathrooms, an open floor plan with a large kitchen, living space and dining area.
*As part of our effort to help you relax and enjoy your stay, accidental damage protection is part of your booking. The cost of this protection has been included in your booking and covers you for accidental damages during your stay.
*Airbnb bookings will reflect this fee under the "Linen Charge" as there isn't a category line for the protection fee.

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway. Vehicles parked in the roadways may be towed and will be at the owner’s expense.
*ADDITIONAL CHARGES: (please read the rental agreement in full to see all details)
- $90 - each clogged toilet.
- $500 - smoking inside and/or smoking debris left outside for cleanup.
- $100 - each moved furniture.
- $350 - frozen/locked HVAC unit (caused when the thermostat is lower than 68°F in the summer months and higher than
75°F).
-$200 - Trash issues.
- If necessary, additional cleaning/trash issues will be charged.

FAQ:
- When is trash picked up
Trash Collection is on Fridays after 6:00am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.
-What items can clog a toilet
Our septic systems are fragile and items such as feminine products, paper towels, excess toilet paper, or anything else that does not belong in a toilet can cause a backup in the system. Do not put anything in the toilet except for the normal use of toilet paper.
- Can I send mail to the property
USPS does deliver to the property. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.
- When will I receive my check in instructions What is the check in process
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.
- How many cars can I park
There is an upper driveway and lower driveway to easily accommodate 6+ cars. Do not park in the grass area's.

This was a nice place to stay. Just want I needed for a small event
This property is great. It’s clean, open and has lots a land around it so we could walk our dogs. The kitchen has 2 refrigerators and 2 ovens and lots of storage. The beds were comfortable. Our group was a family of 9 which included 2 kids.
This was a mid-way point for family members to meet. The house was perfect for our needs. Lots of space inside and outside. Kitchen and living area were very roomy and beautifully surrounded with windows and natural light. The whole house was updated and very clean. We also visited the State Park that is nearby. Would definitely stay here again.
My husband and I booked this place to host our wedding day and everything went great! It even rained but we were able to make the best out of it. The home itself is so spacious and beautiful and it just felt like we’re the only ones when living there. Thank you for such a great time.
We loved this house. Perfectly close to all that we needed and large enough for everyone to enjoy! We’ll be back since we come to the area 2x a year!
The house was very large for many people to hang out in different areas of the house. The 2 refrigerators and ovens were awesome.
This house is beautiful! Nice and clean and within a mile to entrance of Cacapon State Park. I had read a previous review that there wasn’t a pot to cook spaghetti. I took my own and was happy I did because there were only a couple of small saucepans. There was a lid for a larger pot but no pot. There were also no bakeware at all. No 9x13 dishes, casseroles or anything to bake in the oven other than an old baking sheet. I found this very surprising considering it has an amazing kitchen with two refrigerators and two ovens! Absolutely gorgeous!Fortunately I had brought all of the pans I needed to bake lasagna and also muffins because there wasn’t a muffin pan either. We also saw about 20 hornets crawling around the top left corner of the house near the front door as well as a huge nest on the backside that we couldn’t determine if it was real or a decoy. But there were hornets flying out of it and we had one large one in the house. So those need to be addressed by the property manager. I would strongly suggest you purchase some baking dishes and a large pot for spaghetti, corn on the cob, etc. Also, a couple of bedside lamps in the bedroom on the main floor would be nice. The light switch is on the far wall and you can’t see to get in bed. Looks like the room was possibly rearranged based on the mounted lights. Even with those things missing, this property was lovely and perfect for our family! It was very clean and no pet odor whatsoever! Would definitely stay there again!
The house worked out well for us. There were eight of us and having a bathroom attached to each bedroom was very nice. The place was clean and had a very nice kitchen and outdoor porch. My only complaint is that there wasn't a pot big enough to boil noodles, a smaller spatula to make pancakes, or any kind of baking dish. We ended up driving to town to pick up what we needed to prepare our meals. Otherwise, the kitchen had plenty of storage, two refrigerators, and two ovens. It was overall very nice and we'd book it again.
The property was amazing for our needs. Beautifully set in a field with mountain views, the porch was where we spent most of our time to enjoy the view, play games, read, eat, etc. The floor plan was perfect for our family with the master bedroom on the main floor for my in-laws who didn't have to climb up and down the steps. The downstairs was perfect for my husband and I and the kids. There was a lot of room. The beds were all comfortable, and the property was VERY clean!!! Will definitely stay again when next in the area!
I wanted to take a moment to express my sincere gratitude for your exceptional hospitality during our recent stay at Cacapon Cottage. It was truly an incredible experience, and we are immensely thankful for your flexibility and assistance. After the air conditioning mishap at the first two places we tried to rent, we were ready to throw in the towel and return home but you came through. Your dedication to ensuring our comfort and satisfaction was truly remarkable. The house exceeded our expectations in every way. The location provided a serene and peaceful environment, allowing us to relax and recharge. The cleanliness and attention to detail were outstanding, instantly making us feel at home. The dogs were in love with the yard and I spent hours entertained by the butterfly bush off the side porch. I also wanted to share with you that we thoroughly enjoyed Cacapon Park. We went on two breathtaking hikes with a volunteer there, Dale. Everyone was so kind and open to share the history of the Berkeley Springs and the Cacapon. We also took your advice and made our way down to the fireworks at the elementary school. Even though it was an unexpected destination, given the unforgettable experience we had, we are already looking forward to our next visit. We sincerely hope that the house will be available for us to rent again in the future.
The property is very nice. And we liked that every bedroom had it's own bathroom. And we liked that there was plenty of room outside for our dogs to chase their balls. What would have been nice to have a booklet of some kind explaining how everything worked inside the home and what the local attractions were. When we arrived, there 2 remotes laying around. After fiddling with them for awhile, we finally figured out they went to an indoor and out door fans. And it took awhile to figure out all the light switches. It would have been nice to have instructions on how to use the really big TV in the living room. We never were able to watch it. It wasn't a big deal for us, but my mother-in-law had wanted to watch some of shows. And the WiFi connection had been updated with a new login and password but no one told until after a lot of frustration, we finally had to connect someone for help. Finally, we weren't allowed to check-in until 4 pm, but the office closes at that time. So, by the time we got settled in and had some questions, there was no one to call because the office was closed for the day. But it is a nice comfortable house and very close to the really nice state park.
My family converged on this super cute cabin from several states. The cabin was lovely, super cute, close to hiking places, and setup for the 9 of us nicely! This was a perfect little getaway for us to celebrate Thanksgiving together! The only negatives: The only coffee maker was a K-cup machine, but nothing was mentioned in the materials, and they didn’t have the fill your own insert. Plus, after we went and bought k-cup coffee, it malfunctioned every few cups and made a mess everywhere. Also, the sofa bed is confusing, and we couldn’t find any bedding for it, nor did we see listed anywhere to bring our own… But, thankfully we had brought an air mattress just in case!
Perfect for our family tradition of meeting for Christmas (between Virginia and Ohio). We’ve outgrown our previous accommodations over the years and there was just enough space for us!

The house exceeded our expectations. The main floor kitchen with double refrigerators and large eat at island was amazing. The large open floor plan was perfect for hanging out with the family and enjoying the views. The covered porch was massive with beautiful views of the fall foliage. We loved that every bedroom had an on suite bathroom. My only less than positive comment would be that there wasn’t enough seating for everyone to sit together for movie night in the main living room area. We loved our stay at this beautiful, conveniently located home. Would definitely stay here again!
Great place to stay and get away. The open spaces of the home really make for connecting with family during the day with private spaces at night. The large deck was one of the highlights, we actually spent most of our time out there. Enclosed with a gate so the little kids were secure and large enough to run around even in a bit of rain. The location is great, close enough to hop to a restaurant or grocery, but quite. And close to hiking and playing at the state park. A couple of minor items make it a 4 star vs 5 star for us. The internet is a Verizon hot spot and does not cover the whole property, you have to move it upstairs & down stairs. There are TVs, but no cable or even over the air channels (not an issue for us as we didn't even try turning them on till the last day, but I think expected in this category of rental).
