We enjoyed our stay ; however, floors were creaky, and appliances are quite old. The outside grill was rusty and unusable. Overall, if you don’t mind those issues, decent place to stay.
Wonderful waterfront cottage, perfect for family beach getaway. Calm shore and friendly neighborhood. Short drive to range of summer activities. Would recommend!

Loved the old cape cottage since they are rapidly disappearing. Neighborhood is congested as is much of the mid Cape. The view is worth every penny and house on the right was occupied only on weekends, private home. Easy access to beach which is great with children.
Property was very enjoyable. Beautiful view and access to the beach. Location is central to everything . Property manager was very easy to correspond with. Place was very clean especially during these uncertain times. It was a great escape !
You absolutely cannot beat the view and location of this rustic cottage. You're steps away from a short bridge to the beach, which never felt crowded to us. From the living room or back yard of the cottage you have a panoramic view of Colonial Acres Beach, a beautiful bay within a bay. We saw sailboats, ferries, kite surfers and more. We did hear the occasional plane overhead, but not enough that it bothered us. The good: There's a steady breeze so close to the water and the sliding doors into the living room meant that space was relatively cool. The location and view were awesome. Though the cottage looks small from the outside, there was plenty of space inside. We fit two cars easily and might have been able to squeeze in a third, plus the beach parking lot was usually not full. Based on previous reviews I was worried we wouldn't find any soap, toilet paper, dish towels, bath mats, etc, but all of that was there (at least enough to start us off). I was also concerned based on previous reviews that the owner might be dropping in to check on us, but he did not. There was a nice amount of indoor and outdoor space. The decor is sort of meh, but who cares, we were there for the beach. The bad: In July, no air conditioning and no fans means the cottage is insanely hot and humid. The living room was kept reasonably cool if we left the sliders open 24/7 (which we did), but the bedrooms were stifling even with the fans we carted all the way from home. We had to sleep with all the bedroom doors open just to get the bedrooms cool enough to sleep - that would be awkward if you were traveling with friends. Suggested upgrades: 1. AC units in the bedrooms. Install them yourself so you don't have to worry about the windows getting ruined. Or at the very least provide fans for each room. Having to lug 3 box fans with us was nearly impossible. 2. New queen sized bed in the master. A full size bed is quite snug for two adults! And it was hard and uncomfortable to sleep on. We left a day early to avoid sleeping (or not!) on that thing again. 3. Provide some plastic dishes and cups and some tupperware. A 3 bedroom cottage is likely renting to families. We felt nervous using all the nice dishes and glasses, and really needed some tupperware for leftovers and taking snacks to the beach. 4. Put a darn door on the outdoor shower. What is the point of an outdoor shower if you can't SHOWER in it? It would be very simple to at least put up a curtain. 5. Hire a cleaning service. Nobody wants to clean on their last day of vacation! I would have happily paid for it. Overall, if you can deal with rustic, this place is great. I would rent it again in May or September, but not in the summer months. We were too hot and sticky the whole time. An easy thing to fix if the owner is listening!
Stayed and did not like it at all. Have been going to the Caper myself for over 25 years. There is no beach to speak of. It is contaminated so that people can not clam there. Flimsy house - everything is about to break, noisy neighbourhood (at night), backyard not comfortable, and very unfriendly owners. Would never go again.
I rate this cottage 3/5 stars. The views and location are undeniably wonderful. We enjoyed watching the birds and bunnies in the yard as well as all the activities on the beach and bay. The location was convenient to restaurants and day/night activities and easy to navigate to and from the mid-cape region. Few things to be noted: This property is a true cottage. I do not mind a more rustic feel, especially in a beach cottage but there were things that could be remedied for a more enjoyable stay. 1. We rented linens as suggested. Pillows were provided. The beds and mattresses are old, worn, torn, and stained. The pillows were flat and stained, need to be replaced. 2. None of the bedroom or bathroom doors functioned properly. I am aware that wood can expand with moisture, however with 3 bedrooms and multiple sleeping arrangements, having doors that close all the way is imperative. 2/3 bedroom doors would not close at all. The other doors required force to close. This meant that when someone got up or used the bathroom, other guests was awoken. It impeded privacy and rest. 3. The description states that pantry items are provided. There were no pantry items. There was no dish soap or sponges to wash dishes, no spices (not even salt/pepper), no cooking oils, no dish towels or paper towels. All of these items we needed to purchase upon arrival. 4. We needed to go to the store immediately as there was no toilet paper. We learned that the hard way. Happy to buy what we needed for the week but in my past rental experiences there have always been a few roles to hold you over. 5. The cottage does not have wifi. My fault as I just assumed it would. I made due, but this would be a nice addition for guests to have. 6. Being this is a summer cottage and the Cape is hot in the summer. Fans would be a great addition to the space. Nights were warm and humid, the on shore breeze did not flow into the bedrooms. Hot for sleeping. 7. The owner left instructions on how specifically to use the shower liner so that water wouldn't get onto the floor. May I suggest a bathroom mat. Just a suggestion as a mat will absorb any water and makes it nice for guests to step on when getting in and out of the shower. In addition, the shower curtain, liner, and window treatment in the bathroom were very moldy. This was unsanitary and should be replaced. 8. Twice the electric circuit shorted out while cooking. We had to go under the house into the cellar area to reset the breaker.
This property is exactly as described and as gorgeous as seen on the pictures but... its direcly in line with runway 33 of Barnstable municipal airport which is 3 miles out of the property ( check it out on google maps)! This meant that everyday, we were woken up by 5 to 10 planes landing/taking off from 6 to 7h30 AM... The planes are at a height of approximately 200 feet because of the proximity to the aiport... This meant that sleeping in was simply not possible and it made our vacation much less pleasurable. The owner categorically refused to compensate us for this as he said we were the first ones to complain about this issue in 20 years... You can judge by yourself by searching Lewis bay plane landing/takeoff on youtube. You will find a few videos I shot from the property early in the morning. The homeowner has been renting this property for 20 years and this has never been an issue in the slightest with past guests - the airport you mentioned is a small, regional airport in the next town over.
