An extremely popular and family-run pub “Sorrell Horse” is a stone’s throw away with great food and drinks available Baylham House Rare Breeds farm is nearby, a working livestock farm, that specialises in native rare breeds. Needham Lake and Needham market town is a short drive away.

Walk around the lake and nature reserve with picnic and play facilities. A coffee shop is located at the park.     Lovely cottage. Huge inside,with plenty of space inside for the 11 guests. Good games room with pool table. Lovely huge hot tub,which had plenty of use. 30 mins drive to felixstowe and 15 mins to the Lovely marina in ipswich. All in all,had a great time by all.

    it was a nice surprise to find all the goodies on arrival including halloween treats for the grandchildren.the house is a good size with plenty of outside space for the grandchildren to play and burn off some energy. Lots of inside space for everybody to spread out. With two seperate lounge areas one including a large TV with a games console with Games which was a big hit with various members of our group. The games room with pool table, ping pong table and hockey table went down well. The huge hot tub was a definate success with everybody and enhanced our stay. the main oven was broken when we went to use it but was quickly fixed when we informed the owners on the help number they supplied on our arrival. The cleanliness could we felt have be improved. There were a few details missing such as enough place wats for 12 guests (which we rectified) as well as somewhere to hang towels and dressing gowns when using the hot tub. we would also recomend some form of hard standing in front of the hot tub. The area got quite muddy during our stay due to the rain. A table large enough for 12 could added in the future would we feel enhance the guests experiance.It would also have been nice to know that contractors and the laundry service would be accessing the grounds. As we had young children and 2 dogs in the property. As well as when the bins would be emptied and the recycling rules as we ran out of room before the end of our stay.Overall we had a lovely stay and made some lovely memories and we would visit again. We would reccomend a visit to the local chippy and bakery. A trip to Colchester zoo and Framington castle are well worth it.

    Very large clean house with a cosy atmosphere. Everything was set up and available from the get go. The online interactions with the hosts was very efficient and welcoming. Perfect house for a getaway, already looking forward to our next visit.
