THE SPACE:

2nd Bedroom Suite: Two Queen beds and Smart TV. Includes an ensuite bathroom with a tub/shower combo.

In-Unit Laundry: Full-size stackable washer and dryer.

START-UP SUPPLIES:
To help you settle in comfortably, we provide the following essentials as a one-time starter set:
2 rolls of toilet paper per bathroom & 1 roll of paper towels.
Hand soap, dish soap, dish detergent, and a sponge.
️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

PARKING & ACCESS:
One (1) car per reservation may park in the Garage (or in yellow-lined spots across from the gift shop if the Garage is full) using the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: One elevator by the roundabout, elevator #3, serves all floors, including the 6th, 7th, and 8th levels.

THE AREA:
Dining: Walk to Crabby Bill’s, PJ’s Oyster Bar, Slyce Pizza, Lulu's, or Lighthouse Donuts. Jimmy Guana’s is right poolside!
Explore: John’s Pass is just a few miles away. A coastal trolley stops nearby to take you up and down the coast for a minimal fee.

⚠️ IMPORTANT POLICIES:
Age: Primary guest must be 25+.
Check-in/Check-out: Self check-in is 4PM or later. Check-out by 10AM on departure day.
️ Water Park: Closes if temperatures are under 60°F. Wristbands issued at the gift shop. Passes are required for the pool until the park closes; no wristbands are required 6 PM–10 PM.
Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. ✨

RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign the rental agreement. Your check-in instructions will be automatically sent at 3PM on your arrival day, PROVIDED THE PAYER HAS SIGNED THE RENTAL AGREEMENT.

EARLY CHECK-IN POLICY:
Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues, such as flight cancellations.

Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase Cancel For Any Reason (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

MAIL:
Mail delivery is not permitted at this vacation rental. If you need mail during your stay, we recommend purchasing a local P.O. Box.

    We love this area. Excellent restaurants, close to beach, and very clean.The condo had what we needed. Good space but several annoying things need to be addressed. No knobs on dresser drawers. Door to washer and dryer did not close, refrigerator handle loose. I am sure these small things will be taken care of as I talked to property manager. They were very quick and happy to get these taken care of.Will return next year but not to this condo!

    The photos in the listing are accurate. This is a spacious (for the 3 of us; could easily accommodate up to 6 due to the 2 queen beds in the front bedroom) place that has a great view of the Intracoastal from the rear windows. Pros:* Clean!* Great location (several restaurants & the beach within walking distance; easy access to the mainland for groceries, a Target run or additional dining options)* Water park access* Multiple AC controls* Ceiling fans (and multiple portable fans)* Sitting chair in the primary bedroom* Outdoor seating* Food storage containers with lids in the kitchen (something that doesn't usually exist in other rentals)* More plates & glasses than you will ever needCons:* The beds & pillows are very uncomfortable. There seemed to be a mattress topper on the bed in the primary; however, the bed was like sleeping on a board.* No AC vent in the bathrooms (there is a shower fan) so you either need to leave the door open to the bedroom or use one of the many portable fans to move air. * Looked for a cutting board or mat; never found one. * Toilets are standard height (not comfort height), and are low. If you have any kind of mobility issue, this may be a problem. * If you like a dark room for sleeping, bring a sleep mask - even though there are blinds and light drapes, the rooms are still bright after dawn.* All of the area and scatter rugs - trip hazards!* One elevator for the 6th floor and up; definitely add 5 minutes to your travel time

    We have been at this location several times and this condo did not disappoint. We had basically everything we needed. It was clean, loved the deck and the outdoor furniture. The bedrooms and bathrooms worked well. The location is amazing, so close to beach and restaurants. We were able to stay an extra day and we did appreciate that.One suggestion would be to have more bath towels for each bathroom, as there were only three.We do have plans to stay here again!!

    Our family of 4 had a great little vacation here! The unit looks exactly as shown. The balcony is large with a very nice, relaxing water view and partial view of the gulf. I enjoyed sitting in the rocking chairs out there. We could not hear the water park noise at all when sitting out there. We thought it was worth it to pay the $30 to use the beach equipment. There are many restaurants and shops within walking distance. The emails you get about check in are a little overwhelming/confusing and be prepared to send a copy of your license and a selfie (which seemed a little strange). The parking garage is tight and parking is on the fuller side but we always found a spot. The slider to the master does not stay closed or lock so we would have preferred a little more privacy at night and after showering. The only things missing from the kitchen that we needed were a good pair of scissors (not the dollar tree kind) and a good ice cream scoop but this is minor. Overall, this was a very nice property and we would stay there again.

    My husband and I, our teenage granddaughter and a friend stayed at the condo for a week and it was very, very enjoyable. We were within walking distance to pretty much anything we wanted to do ... the beach, the jet ski rentals, the water park, all our favorite IRB restaurants. We rarely needed our rental car. The kitchen provided everything we could have wanted (except for maybe a pizza cutter), and it was so wonderful to have the laundry available in the condo. The divided layout provided complete privacy for both the adults and the teenagers, so we never felt we were on top of each other. One thing that might be addressed is the locks on the pocket doors to the master suite bathroom .. they seemed difficult to get locked and stay locked. Having access to all the beach toys, including a wagon for hauling, made it really nice for getting down to the beach and enjoying God's beautiful creation. As for the staff of the rental property, they were very accommodating, answering our questions promptly and proactively. After we arrived home and were missing a few valuable things, they checked the unit for them and it turned out that the cleaning staff had found them and secured them for us, so kudos to the rental property staff and huge thanks to the cleaning staff for their honesty and integrity. All in all, we would definitely recommend this unit to friends, and we look forward to staying there again!

    The condo was very nice and clean, there was only a few things that I would change, the pool is heated but still cold. The pool also will close early if it isn’t being used which can be a disappointment to your kids if you had plans to go later. The condo it self had a lot of rugs it because a pain to straitened them or sweep. The vacuum didn’t work well. And the furnace was pretty it was cheap and I was worried that my husband and I would break the bed.
