THE SPACE:

2nd Bedroom Suite: Two Queen beds and Smart TVs. Includes an ensuite bathroom with a tub/shower combo.
Living Area: Open floor plan with a Smart TV and queen pull-out sleeper sofa.
In-Unit Laundry: Full-size stackable washer and dryer.
Connectivity: Free high-speed Wi-Fi included.

START-UP SUPPLIES:
To help you settle in, we provide the following essentials as a one-time starter set:
2 rolls of toilet paper per bathroom & 1 roll of paper towels.
Hand soap, dish soap, dish detergent, and a sponge.
️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

PARKING & ACCESS:
One (1) car per reservation may park in the Garage (or in yellow-lined spots across from the gift shop if the Garage is full) using the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Convenient access throughout the building.

THE AREA:
Dining: Walk to Crabby Bill’s, Slyce Pizza, PJ’s Oyster Bar, or Lighthouse Donuts. Tons of restaurants and live entertainment nearby.
Explore: Bike and boat rentals are available on-site. A coastal trolley stops nearby to take you up and down the coast for a minimal fee.

⚠️ IMPORTANT POLICIES:
Age: Primary guest must be 25+.
Check-in/Check-out: Self check-in is 4PM or later. Check out by 10AM on departure day.
️ Water Park: Closes if temperatures are under 60°F. Wristbands issued at the gift shop.
Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All 3 thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. ✨

RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign the rental agreement. Your check-in instructions will be automatically sent at 3PM on your arrival day, PROVIDED THE PAYER HAS SIGNED THE RENTAL AGREEMENT.

EARLY CHECK-IN POLICY:
Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues like flight cancellations.

Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase Cancel For Any Reason (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

Mail delivery is not permitted at this vacation rental. If you need mail during your stay, we recommend purchasing a local P.O. Box.

    The accommodations were wonderful. The condo was clean, tidy, beautifully decorated and comfortable. The noise from the music at the water park was a little much, but my favorite part was the cushioned couch on the porch. It overlooks the waterway and was relaxing. We really enjoyed staying in this condo. The elevator is slow and stuffy, so being just on the 3rd made it easy to use the stairs.

    This was the second timing staying in this building and we love it. Condo was beautiful and had everything we needed. Loved the view from the balcony. We sat out there a lot. The grandkids loved the waterpark. Checking in was easy.

    We had a great stay at this condo. It's walking distance to many great restaurants and beach access. We really appreciated the beach chairs and towels. Being on third floor allows easy access up the stairs from parking garage. The unit was well stocked with cookware and utensils allowing us to make most of our meals. Kids loved the water slides and laxy river and adults loved the attached bar for drinks and snacks. We would definitely stay here again.

    Attached to a water park and a short walk to beach access. It’s really convenient to not have to drive anywhere for kids entertainment. The unit was clean and as pictured. Walkable distance to a few restaurants and a CVS right on the corner was a big plus. The beds were ok not the comfiest but not bad. A couple of concerns I had early management immediately responded and took care of the issue. Beach set up and toys for the kids as well as a wagon to transport everything was a nice plus. Overall I’d be okay with staying there again.

    From parking, to check in to our entire stay, no issues, great communication and in a very desirable area. On the marina and just a walk down to the waterpark and a block up to the beach. Very convenient, clean and easy to get around on foot most of vacation. We brought our boat and docked it right behind our condo. There are stores and good places to eat within walking distance. The trolley helps for further hauls if needed. The only thing we needed was extra paper towels and trash bags. Again, can’t say enough good things, will stay here again.

    We had a great time at this property. Place is very clean and close to everything. Water park is great and it is nice to have the beach just down the road as well. Lots of great restaurants within walking distance. Communication was perfect, we had a great time and will definitely be back if we are in the area again.

    This is our second time staying here. We loved it again. We have 3 kids - 12, 10, and 7. We loved the condo, the location, splash harbor, the restaurant, and the beach. We will probably be coming again!

    We stayed with a 2-year-old and 6-year old. They both loved the waterpark and the short walk to the beach. The waterpark was packed on the weekend (go early to avoid long lines) but quiet during the week. I wish the arrival directions had been a little more detailed. Drive to the back of the parking garage (a smaller area that dead-ends). Near the dead end is a nearly hidden elevator you can only see once you turn around to head back out. That's the elevator nearest this unit so that's where you want to unload before finding your parking place.

    This was a perfect weekend getaway with my son, very clean and relaxing. Was able to walk to the beach, drive to johns pass and a short trip to busch gardens. Was the perfect location.

    We loved this condo! We've stayed in this particular building about 4-5 times and come back each year. This was our first time at this condo and we loved it. It had everything our family of 5 needed. Kitchen had all needed supplies and extra trash bags! Bathrooms were great, but you need your own soaps and shampoos. Walked to several restaurants, stores and the beach. Water park is also great! Love that there are passes included. Lots of toys and a chair for beach was great too!We will definitely be back. Thanks!

    This was an ideal location for a beach get away with amenities for the kiddos close to family. My boys loved the waterpark - though at 10 and 7 they have likely aged out of wanting to return to the waterpark. This may be best tailored for kiddos a little younger. The proximity to the beach was ideal and I would highly recommend this location!

    Overall, our stay was amazing! The weather was too cold to play in the waterpark, but we enjoyed walking the beach each morning since it was right down the road. The Vrbo was very clean and looked exactly like the pictures. The only downside were the instructions on finding the place when we arrived. The directions could be more detailed. The coffee maker hardly worked, but the rest of the trip went smoothly. Highly recommend.

    Property was in a great location, clean, spacious with all the extras. Thoroughly enjoyed the scenic balcony overlooking the bay. Waterpark was great for kids and adults. Poolside bar and great patio restaurant on site was a nice perk! Will be staying here again!

    We enjoyed our stay. The condo is very nice. Beds are comfortable . We loved the back patio with the water and boats right there. The water park was a big hit with the grandsons and the proximity to our room was just down 2 flights of stairs. The host was responsive.

    This area is in recovery mode. Workers out daily. Beach and water park were still closed when we arrived. Total bummer. But I can tell you they will be up snd running in no time. We were able to drive to clearwater to go to beach on our final day. Water park was foing to be open next week. Every day they move moutains, so keep checking. As for condo itself.. it was beautiful, clean, and had everything you need.

    Everything was great. The only thing the Keurig didn’t work. We finally got the regular coffee pot working but that Keurig would have been better since not everyone drank coffee. But other than that, Loves it!!

    We live in St. Pete. Third time doing a staycation at Splash Harbor. The unit we stayed in was simply the best. So perfect for our two families and close to the water park. Jimmy Guanas was fun for adults and kids to dance and sing with the band. The water park keeps everyone so safe but it still is fun for the adults to party. We didn’t leave the condo all weekend. Will definitely stay again.
