In-Unit Laundry: Full-size stackable washer and dryer.

START-UP SUPPLIES:
To help you settle in, we provide the following essentials as a one-time starter set:
2 rolls of toilet paper per bathroom & 1 roll of paper towels.
Hand soap, dish soap, dish detergent, and a sponge.
️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

PARKING & ACCESS:
One (1) car per reservation may park in the Garage (or in yellow-lined spots across from the gift shop if the Garage is full) using the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Convenient access throughout the building.

THE AREA:
Dining: Walk to Crabby Bill’s, Slyce Pizza, PJ’s Oyster Bar, or Lighthouse Donuts.
Explore: A coastal trolley stops nearby to take you up and down the coast for a minimal fee.

⚠️ IMPORTANT POLICIES:
Age: Primary guest must be 25+.
Check-in/Check-out: Self check-in is 4PM or later. Check-out by 10AM on departure day.
️ Water Park: Closes if temperatures are under 60°F. Wristbands issued at the gift shop.
Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All 3 thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. ✨

RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign the rental agreement. Your check-in instructions will be automatically sent at 3 PM on your arrival day, provided the payer has signed the rental agreement.

EARLY CHECK-IN POLICY:
Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues (such as flight cancellations).

Hurricane Season (June 1 – November 30): There are no exceptions for the threat of an approaching Hurricane or for the hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or utilities. We strongly urge you to purchase Cancel For Any Reason (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

MAIL:
Mail delivery is not permitted at this vacation rental. If you need mail during your stay, we recommend purchasing a local P.O. Box.

    The property is nice, several blocks from the beach. For starters there is a lot of written rules, etc to go through with keys, parking passes, etc. There are items in the closet that are for the beach. The instructions say to rinse off all the beach toys, wagon etc with sand, but they were all covered in sand. The wagon was completely destroyed, knee boards broken, etc.There is a llot of stuff in the close to use though. The parking is horrible if thye are full. I felt like I spent a third of my vacation hunting for a place to park. That's just on the property. Outside of that the traffic wasn't bad. They have a water park and the water park has a large parking area, but during the day it's for paying guest for the water park. The garage stays completely full. There was 7 of us and we got passes for 4 people each day, so we had to pay for 3 if everyone wanted to go. That cost is half price. There is a fishing dock on the bay, but you can't fish at it, you have to go fish under a bridge. The room was fine for us, the closet door for the washing machine fell off, there was a few utinsils that appeared to be missing, the dishwasher was broken the entire time we were there. You had to work with the balcony door to get it to lock, but it was doable. Wagon was broken in the closet but promptly replaced once noticed and reported. The dishwasher was looked at but couldn't be fixed during our stay. For a 2 BR condo at a resort, $2600 or so everything should work.

    We had a great beach get away. The condo was as described and the location was great. A 3-5 minute walk to the beach. Communication was responsive. My only suggestion is towel racks or hooks. There was no place to hang towels or wet suits except over furniture or doors. We did use the balcony of course. Other than that, a great stay!

    This is the 3rd time we have stayed at this property and it was probably the best out of all 3. The room was nice and I loved the location on the 2nd floor. Sometimes the elevator runs very slow there so taking the stairs right up to our room was really easy. What really helped with our stay and stood out to me was Debra, the property manager. She was great!! Any questions were answered immediately and she was extremely helpful!

    Great property and great location. Loved the area! Easy walk to the beach, CVS, and multiple restaraunts and shops. Only downside to the property is the parking and limited space in the parking garage. Other than that no issues and waterpark is great for days when the beach was too windy.

    This condo was the best little spot for our family of 5. Plenty of space for the kids to play, and the pool was a big bonus. Any questions we had were answered quickly. Highly recommend.

    Perfect beach vacation. We were an easy walk to the beach, local bars, and restaurants. The water park was fun but packed with people. This unit is on the other side of the building facing the intracoastal; nice and quiet.

    Condo was large, clean and well equipped with a quiet view of the inter-coastal waterway. Convenient to many restaurants and businesses, within walking distance. Our host was very responsive to questions and concerns. Limited parking on busy weekends with events at the Holiday Inn next door - warning was provided regarding such situations prior to booking!
