Starter Supply Kit:
We provide an initial set of essentials: 2 rolls of TP per bath, 1 roll of paper towels, hand/dish soap, trash bags, laundry sheets, and coffee.
Note: Supplies are not replenished during your stay. We do not provide toiletries (shampoo/body wash), spices, oils, filters, or foil.

Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Please be aware that any evidence of smoking or vaping will result in a minimum $500 deep-cleaning fee and potential forfeiture of your security deposit. We appreciate your cooperation in keeping our coastal retreat fresh and clean for everyone! ✨

Check-In Process:
Check-in is at the East Oceana building (2nd Floor) between 9 AM–9 PM. Arrivals outside these hours will be directed to a nearby off-site location.

MAIL & PACKAGES:
Mail delivery is not permitted at this vacation rental. If you require mail services, we recommend purchasing a temporary local P.O. Box.

STRICT NO REFUND POLICY (PLEASE READ)
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues (such as flight cancellations).

Hurricane Season (June 1 – November 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase Cancel For Any Reason (CFAR) travel insurance through a 3rd party. Date changes are not guaranteed; if allowed, they are subject to a $50 fee plus any rate differences.

Payment: If another party is making a payment, you MUST add their email to the booking. Only the payer is authorized to e-sign the required Rental Agreement.

Requirements: Minimum age to book is 25. Only documented service animals are permitted (No ESAs) per ADA/FL law.

Pool Temp: We cannot guarantee warm pool temperatures during colder months and will not offer discounts or refunds for cold water.

Check-In: 4:00 PM. No early check-in requests, please; if available, it will be offered the morning of arrival for a $50 fee.

    Rented this unit and another on the beach side for an extended family gathering. This unit was cozy and well-stocked with beach chairs, etc. (The other unit had space but little else.) Commendations to the owners and to the management team, who was very responsive.

    Condo was great! The view is amazing. Only down side was the nonstop noise from above us and a couple below. They had their doors open while being intimate and it was very disruptive
